Why this project is worth a look
A wellness-focused stay
The concept ties spa facilities, movement classes, a pool and social spaces to the accommodation. Convenience is the genuine appeal, provided the promised spaces open, are regularly staffed and are not priced out of guests’ reach.
About the project
For buyers looking at accommodation in Ubud rather than on the coast, AURA Wellness Resort offers an unusual proposition: a residence within a resort built around scheduled wellness activities. The project is linked to PT Samolet Property Group and is currently marketed mainly through private villas. Older official materials also describe apartments. Those versions appear to concern the same Ubud development, but they do not establish a final, purchasable inventory. A buyer needs the current unit schedule and master plan before choosing between an apartment-style stay and a private villa.

The name needs a geographical qualifier. Another AURA Wellness Resort is promoted near Lovina in North Bali by the COCO and AMARA groups. That northern scheme has different products and a different developer; its unit counts and financial illustrations must not be imported into the Ubud project. Nor should AURA Apartments in Ubud be folded into this listing simply because the names overlap. The subject here is the SPG development associated with the Ubud/Gianyar market and a wellness-resort operating concept.
Third-party property advertisements place the Ubud development in Peliatan, using the location reference F7F8+HRW. That gives a more useful sense of the setting than the broad label “Bali”: the site is on the inland, eastern side of Ubud, amid the wider rice-field landscape. It is not beachfront property. The reference is worth checking on a site visit, although an online map pin cannot prove the legal parcel boundaries, access rights or even that every advertised villa lies on the same registered plot.
AURA's distinguishing feature is the amount of shared experience promised around a relatively small residential unit. The developer lists an infinity pool, spa, sauna, cold-water facilities, yoga and meditation areas, a restaurant, open-air cinema and landscaped walking space. Someone spending a week in Ubud could enjoy having those services nearby instead of organising appointments across town. But they remain facilities planned for a developing resort. Opening dates, staffing, operating hours and any separate charges need to be established before they can be counted as part of the ownership package.
More than 25 practices appear in the marketing material, ranging from breathwork and sound sessions to massages, herbal baths, workshops and group movement. That breadth is part of the positioning, not evidence of an operating programme today. Some advertised treatments are closer to health services than ordinary hospitality; their availability should be assessed with the provider's licences and professional qualifications in mind. For the rental business, a workable weekly timetable and repeatable service standard are likely to matter more than the total number of activities on a brochure.
The latest publicly indexed developer presentation puts Zen Temple Villa at a starting size of 35.2 square metres and USD 121,900. It is a studio concept with a bathroom and various outdoor or bathing arrangements. A pool should not be assumed for every Zen Temple option. Jungle Temple Villa is advertised from 71.2 square metres and USD 171,900, with one bedroom, an eco-terrace and a private pool. Those are advertised starting configurations, not verified availability or a statement of exactly what is included in every contract.
The earlier English-language project page carries a different mix: AURA Zen studio apartments of 23.1 square metres from USD 94,900, Mono AURA studios of 35.7 square metres from USD 121,900, and 44.6-square-metre Horizon Flow residences from USD 172,900. It also describes the two villa types with smaller or larger figures than the new version. They should be read as earlier offers, not blended into a fictional average. Until the developer identifies the live release and supplies signed floor plans, the apartment inventory and historical layouts remain uncertain.
Published counts are inconsistent too. Different portals report 147, 153, 156 or 157 residences. A separate sales website describes 105 apartments and 52 villas, whereas the current principal project site leads with private villas. The total is therefore intentionally left out of the main project facts. This is not a minor editorial discrepancy: density determines how frequently owners compete for guests, how many people share the wellness facilities, what management has to maintain and how the final place may feel during busy periods.
On the developer's site, the operating brand is presented as SPG and the Indonesian entity is named PT Samolet Property Group, with business registration number NIB 1312240042758. That is useful for identifying the party making the public offer. It does not, on its own, establish which entity owns or leases the underlying land, who is authorised to grant a buyer's interest, or where the purchase money must go. A contract signed by one company and an invoice issued by another is not necessarily invalid, but the relationship must be documented rather than explained verbally.
The construction timetable has changed across the project's own marketing. An older official page projected completion in the fourth quarter of 2027, and some marketplaces mention the second or third quarter of that year. The newer site points to the fourth quarter of 2028. We treat the latter as the current stated target, not as a delivery commitment independently validated. Balinsky lists the scheme as under construction with roughly 30% progress, but the published percentage is not supported here by a dated engineer's certification or a building-by-building progress report.
For a buyer whose main aim is rental income, the distinction between construction progress, contractual handover and opening the resort matters. A finished room is of limited commercial use if the common areas are incomplete, the operator is not ready or the required approvals for occupation have not been obtained. Payments may be scheduled long before the first paying guest arrives. The contract should therefore deal with late delivery, defects, delayed resort opening and the point at which service charges begin, rather than relying on one launch date in a presentation.
The advertised tenure is a 33-year contractual lease, commonly described as Hak Sewa. The developer says an additional 30-year term can be secured. We have not examined the head lease, its start date or the extension clause offered to an individual buyer. Those details determine how many usable years remain at handover and whether the extension depends on a future payment, agreement or landowner's decision. Thirty-three years of contractual occupation should not be presented as perpetual land ownership, and the proposed extra term is not an unconditional asset without the supporting documents.
Indonesia distinguishes between land ownership, rights of use or building, ownership of certain apartment units and contractual leases. Hak Milik is not a land title that a foreign individual can simply acquire directly. Other structures depend on the buyer's circumstances and the specific land title. Calling the whole project “freehold” on an aggregator, while the developer sells a time-limited lease, is not a sufficient explanation of the buyer's rights. The actual title chain, registered landholder, granting authority and transfer or inheritance provisions require qualified local legal review.
The current project site publishes a PBG building-approval reference, SK-PBG-510405-07042026-004. A PBG concerns authorisation for building works. Its presence in marketing is a useful lead for verification through the Indonesian building information system, not a substitute for seeing the issued approval and checking the address, holder and permitted use. The documents have not been independently examined for this dossier. Nor has an SLF certificate of fitness for occupation been inspected; a target completion date or progress photo could never replace it.
A reservation is marketed at USD 2,000, holding a selected villa for 14 days. The developer then describes a 15% initial instalment, with the balance spread in equal quarterly payments over as much as 24 months. An 8% discount for full payment is also advertised. The business question is not simply whether the instalments are affordable. The contract needs to say when each sum falls due, whether the deposit counts towards the price, what happens if permits or timelines change and what remedies remain if the buyer has already paid most of the contract value.
OXO Management is named as the intended rental and resort operator. The project promotes a hands-off service, including guest acquisition, listing distribution, upkeep and the hospitality experience. No signed unit-level management agreement has been reviewed. Without the commercial terms, a forecast gross room rate cannot be turned into the owner's net return. Resort staffing, shared facilities, maintenance reserves, cleaning, taxes, platform commissions, furnishing replacement and an owner's personal-use restrictions can all change the outcome materially.
The developer publicises double-digit projected returns and substantial price growth by completion. Those figures are marketing scenarios, not the resort's actual historical income: AURA has not been evidenced as a completed operating resort with audited owner statements. Even a believable occupancy estimate would require a realistic nightly rate for the particular unit, observed seasonal demand and the operating fee schedule. Buyers should also allow for the potential difference between wellness travellers who book a short retreat and guests prepared to pay for a longer stay.
Resale introduces its own economics. Future purchasers will pay attention to the remaining lease term, transfer conditions, the condition of the individual residence and a record of rental performance, if any. A large number of similar studios sold into one management pool could place owners in competition when they wish to exit. It would be unwise to value the property today on the assumption that the developer's projected uplift will materialise, or that the operator will buy the unit back at a specified price unless a binding agreement expressly says so.
Lifestyle buyers should examine the villa as a home rather than as a view on a computer-generated image. A small studio may work for a couple's occasional visit but provide limited storage, cooking and work space for longer stays. An operating wellness resort may also bring scheduled classes, restaurant visitors and staff movement close to the residences. The depth and servicing of private pools, outlook from the actual unit, rainy-season access and the rules for hosting guests or using outside services deserve attention before personal-use privileges are assumed.
Ubud's attraction is different from that of Sanur, Canggu or the southern surf beaches. Buyers seeking walkable beach access are unlikely to get it here. The resort instead aims to serve travellers interested in culture, inland scenery and wellness experiences. Project marketing also refers to future shopping and airport developments. Such potential infrastructure should not be inserted into rental forecasts until the facilities and timelines are confirmed independently. The immediate, existing neighbourhood and journey times matter more to current guests.
There is enough project-specific detail to assess AURA seriously, particularly its two currently promoted villa designs, proposed amenities and advertised leasing structure. The decision turns on documents rather than enthusiasm for the concept. An identifiable unit and site plan, land rights, the issued building approval, the buyer's lease, a realistic handover clause, the final services agreement and a traceable payment recipient would give the offer substance. Until those items agree with each other, the attractive hospitality idea is best viewed as a proposed development rather than an established rental asset.
Unit types & sizes
The latest offer describes an intimate studio villa with different outdoor or bathing arrangements. A private plunge pool is not established for every version; the signed plan and specification should identify exactly what the buyer receives.
Get floor plans and current pricesThis is the larger of the two currently promoted villa types, with a bedroom, terrace and private pool. The split between enclosed and outdoor area, furnishing package and pool-maintenance charges must be confirmed on the individual specification.
Get floor plans and current pricesThe earlier project catalogue advertised this furnished entry-level apartment. It is not shown in the current main-page villa release, so its historical price should not be mistaken for live stock.
Get floor plans and current pricesThe former apartment range positioned Mono AURA as a roomier studio. Although its historical starting price matches today's entry-level studio villa, the designs should not be treated as interchangeable products.
Get floor plans and current pricesThis older layout adds separation beyond a typical studio. Its availability, current legal classification and final sale price require fresh confirmation; it does not appear in the latest main villa-led offer.

Best for: Buyers who want a small personal base in Ubud, with wellness facilities and food service nearby rather than a walk to the beach.; Owners considering operator-managed short stays who will model take-home income after resort costs instead of assuming that projected gross yield is net return.; Purchasers comfortable with a finite contractual lease whose usable remaining term, renewal provisions and transfer rights are clear in writing.; Off-plan buyers prepared to assess the title chain, building approval, payment protections and actual development progress before committing substantial funds.; Couples or solo travellers for whom a compact studio or one-bedroom villa meets their intended length of stay and need for privacy.; Buyers requiring a completed, licensed and immediately income-producing property rather than a development-stage resort.; Anyone insisting on perpetual personal land ownership or contractually guaranteed capital gains without seeing a binding instrument.; Families needing several bedrooms, extensive private cooking and storage space, or freedom from a resort operator’s house rules.; may not suit: .
