Made-to-order model
Bandalee’s best-documented format is a villa built after a design is selected, with an indicative 12-month construction period. That makes the construction agreement, specification, milestone payments and handover date more important than they would be for a completed resale.
Four documented layouts
Public records preserve four distinct three- and four-bedroom designs with living areas from 66.45 to 121.40 sqm. They give a buyer something concrete to compare, although the seller still needs to confirm which designs are genuinely available under a current contract.
East-coast setting
Pa Khlok and Ao Por offer a quieter character than Phuket’s main west-coast resort strips. Bandalee is consistently associated with Route PK.4031, Kevin Beach and Ao Po Grand Marina, which may suit buyers who value privacy, Phang Nga Bay outlooks and marina access more than walkable nightlife.
Private pool format
Every published layout is described with its own pool, while Phuket.Net also notes pool-deck and outdoor sitting or dining space. For a lifestyle buyer that is a core part of the product; for a rental buyer the real question is the operating cost and management performance of the specific villa, not an old headline yield.
Fresh documents first
The present weakness is not a lack of historical marketing material but the gap between those materials and a verifiable 2026 offer. Unit count, construction status, precise plot, ownership route and price all need current documents for the particular villa being sold.
About the project
Bandalee Seaside Estate is a private-pool villa project on Phuket’s east side, in the Pa Khlok / Ao Por part of Thalang. The most detailed project profile, on FazWaz, presents it as a made-to-order scheme with an indicative 12-month build period and four villa layouts ranging from three to four bedrooms. Phuket.Net independently places the estate in Ao Por on a quiet hillside near Ao Po Grand Marina and describes private infinity pools, open-plan living and dining space, equipped kitchens and parking. In practical terms, the original proposition appears to have been closer to choosing a villa design and having it built than buying into a large estate of already completed identical homes. That distinction matters, but it should not be assumed that the same sales model is still open in 2026 without fresh confirmation.
The developer identity is relatively solid. FazWaz, Dot Property and PropertyScout all attribute the project to SKHAI Development, and SKHAI itself published Bandalee-specific articles in 2025. What is less clear is Bandalee’s present commercial status. When checked on 22 September 2026, the current SKHAI new-development pages did not carry a live Bandalee project listing, while the main property portals showed no available units. Neither fact proves that the estate has been cancelled or fully sold; it simply means an older brochure, payment schedule or rental-return offer should not be treated as a current offer. A buyer needs a new inventory sheet and a current contract for the exact villa being discussed.

There is a material conflict over project size. FazWaz, LivePhuket, Dot Property and PropertyScout describe a two-unit project, with FazWaz also giving a project area of 1,437 sqm. A SKHAI article dated 30 June 2025 instead calls Bandalee a set of nine pool villas. Those numbers cannot responsibly be averaged or quietly reconciled, so the registry does not state a total unit count. This is more than a publishing inconsistency. The actual masterplan affects what the buyer is joining, which common facilities and obligations exist, how private the setting is, and which plot is being sold. A current site plan with numbered plots is therefore one of the first documents to request.
The villa layouts are documented more clearly than the present inventory. FazWaz lists four options: Palas with three bedrooms and 66.45 sqm of living area; Sharma with three bedrooms and 113.20 sqm; Grande with three bedrooms and 118.10 sqm; and Grande with four bedrooms and 121.40 sqm. Each is shown with a 177.50 sq wah plot and a private pool. The plot measurement is retained in the Thai unit used by the source rather than converted into a new derived figure. There is also an internal bathroom-count conflict for Sharma: the plan card shows two bathrooms while the written project description says three. For that reason, no bathroom count is stated for the Sharma card below.
The broad location is credible; the exact project pin is not. Multiple sources place Bandalee in Pa Khlok / Ao Por, with driving directions using Rural Road PK.4007 and Route PK.4031. SKHAI’s 2025 material says the estate is around 280 metres from Kevin Beach and close to the sea, while Phuket.Net consistently describes it as near Ao Po Grand Marina. An old aggregator street-view coordinate, however, falls substantially west of that coastal cluster and does not sit comfortably with those descriptions. The coordinates used here therefore represent a deliberately broad 500-metre search circle centred on the mapped Kevin Beach / Route PK.4031 area, not a claim that the centre point is the estate’s cadastral position. The exact plot coordinates should come from the seller’s current title and site plan.
Project-specific ownership documentation is also missing from the public material. PropertyScout labels the tenure as “Freehold”, but that portal label is not enough to establish what a foreign villa buyer would legally own. Thailand’s general land rules are different from condominium ownership: foreigners are generally restricted from owning land directly, although a foreigner may own a building standing on leased land, and narrow statutory exceptions exist. The correct structure for a Bandalee transaction can only be established from the title deed, the identity of the landowner, the sale and/or lease agreements and the registration route. That is why this record does not state a specific to the project ownership form.
No reliable current starting price in THB was found, and the principal portals showed no Bandalee units available when checked. Omitting a headline price is preferable to presenting a stale number as live stock. The same caution applies to SKHAI’s older rental-return marketing: an advertised return or management programme from 2025 is not a present contractual guarantee. If a Bandalee villa is now offered directly, as a resale, or as a build-to-order contract, the useful numbers are the exact purchase price, what is included in construction and furnishing, the payment milestones, recurring estate charges, management terms and the legal position of the specific plot.
