Why this project is worth a look
Boutique scale
Nine villas create a very different living environment from a large resort compound. There are fewer neighbours and fewer shared facilities, with most leisure space concentrated within each private home. That trade-off suits buyers who value privacy and control over their own space more than a busy amenity programme.
True family proportions
At roughly 447–654 sqm of built area, these are substantial houses rather than four-bedroom villas stretched to fit a marketing label. Staff and guest functions, large social spaces, pools, terraces and specialist rooms create a layout that can support long stays, multigenerational visits and full-time living.
Three clear choices
Types A, B and C form a simple size ladder. Type A is the lowest-priced entry, Type B adds more house and plot area, and Type C is the largest villa with the largest quoted pool. The range is easy to compare around actual space requirements instead of navigating dozens of near-identical floor plans.
Milestone payments
The payment schedule follows physical construction stages rather than relying on one large upfront balance: contract, foundation, concrete structure, walls and roof, then finishing. That gives the buyer useful checkpoints, although each milestone should be independently verified for the chosen villa given the current uncertainty around final completion timing.
Inland Bang Tao logic
Pasak Soi 8 is part of the broader Bang Tao-Cherng Talay lifestyle area but sits inland. You give up walk-to-the-beach convenience, while gaining a more residential setting and enough land for a large private house. For owners who expect to drive anyway, that can be a sensible exchange.
About the project
Avalin Pool Villas is a nine-home gated pool-villa development around Pasak Soi 8 on the Si Sunthon side of Thalang. The scale matters. This is not a resort-style estate with hundreds of keys, a large clubhouse and a long list of shared amenities. Most of what you are paying for sits inside your own boundary: a two-storey house, private pool, outdoor living space, garden and parking. FazWaz lists the project area at roughly 3,649 sqm, reinforcing the boutique nature of the scheme.
The homes all sit in the same broad family-living category: four main bedrooms plus an additional room that is described across sources as a staff room, guest room or flexible fifth space. The developer's inventory is grouped into Types A, B and C. Current listings put built areas at roughly 447 to 654 sqm and plots at about 344 to 487 sqm. Even the entry villa is large enough to behave like a full-time family home rather than a compact holiday property.

The layouts use that space for more than sleeping capacity. Repeatedly listed features include private pools, generous pool decks and terraces, open living and dining zones, staff accommodation, wine storage, a home-theatre room or theatre-ready space, three-car parking and smart-home or EV-ready infrastructure. Not every portal describes the specification in exactly the same way, so the practical approach is to treat the individual villa specification and sale contract as decisive. The recurring pattern is clear, however: these houses are designed around multiple daily-use zones rather than simply adding bedrooms.
The location works best for buyers who are comfortable driving. Pasak Soi 8 sits inland from Bang Tao and Layan rather than on the beachfront. FazWaz places Layan Beach at about 5.5 km, Villa Market in the Laguna area at about 2.4 km and Phuket International Airport at about 14.4 km. Schools, supermarkets, restaurants and the wider Bang Tao-Laguna lifestyle belt are accessible by car, but this is not a walk-out-the-gate beach address. In exchange, the setting is more residential and private.
Timing deserves a careful read because the project is close to its advertised handover window. As checked on 2 September 2026, FazWaz and Hipflat still point to September 2026 and the project marketing microsite states Q3 2026. A Keller Henson project profile updated in July 2026, however, shows Q4 2026. FazWaz also labels the villas as made-to-order with a 12-month build period. Those two ideas can coexist if unsold plots are completed to an individual buyer's contract, but they mean a buyer should not assume the estate-wide target date is the handover date for every available villa.
Asking prices place Avalin firmly in Phuket's upper villa segment. Current FazWaz inventory checked on 2 September 2026 started at THB 37.8M for a roughly 447 sqm Type A villa and extended to THB 53.955M for the 654 sqm Type C. These are listing prices, not guaranteed transaction prices. Plot position, construction stage, views, fit-out choices, built-ins and the legal structure attached to the land can all affect the final commercial package, so the useful comparison is villa by villa rather than project name against project name.
Foreign ownership is a material part of the decision. Foreign individuals generally cannot own Thai land directly. Project portals refer to Thai freehold and leasehold alternatives, while FazWaz explains that the villa structure can be owned separately from the land and that the land may be controlled through a registered lease. We did not find a public title deed or a specific to the project specimen lease, so a generic 'freehold' tag on an agency listing should not be read as evidence that a foreign buyer can take direct freehold title to the land.
Running costs are relatively straightforward on the published information but still need contract-level confirmation. FazWaz states a common-area fee of THB 35 per sqm of plot area per month and a one-time sinking fund of THB 100,000. Because plot sizes differ, monthly charges differ by villa. Before purchase, it is worth confirming exactly what the estate fee covers—security, landscaping outside private plots, access roads, common utilities and management obligations can be divided differently from one villa estate to another.

Ownership format
A foreign buyer cannot directly own the land beneath the villa in their own name. Project listings refer to Thai freehold and leasehold options; for a foreign buyer the practical structure commonly involves separate ownership rights to the building and a registered land lease of up to 30 years. The plot title, lessor, renewal clauses and the villa's own registration structure should be checked for the selected property and contract.
Home types & sizes
The entry villa type. Current inventory shows plots of roughly 344 to 397 sqm, three parking spaces and a private pool, with small differences in house and plot size between individual lots. A 447 sqm villa is listed from THB 37.8M, while the roughly 472 sqm versions are listed from THB 38.94M.
The middle type, at roughly 535 sqm of built area on plots around 426–455 sqm. Listings show three parking spaces, an approximately 11.7 x 5 m pool and extra family-use rooms including a theatre and wine-storage area. Current asking prices are around THB 44.1375M.
The largest version, with a plot of about 487 sqm, three parking spaces and a pool quoted at roughly 15.2 x 8 m. It is aimed at a buyer who genuinely needs larger social and indoor zones rather than simply another bedroom. The current listed price is THB 53.955M.

Type A appears across several plots with different house and land sizes, so a single number does not describe every lot.
