Daily life nearby

Boat Avenue, supermarkets and Porto de Phuket are much closer than the beach. That can be a major advantage for day-to-day living, dining and errands, while buyers whose main requirement is to walk directly onto the sand should recognise that CANVAS is not a beachfront property.

A finished product

Current sale and rental inventory is being marketed as ready to transfer or ready to move in. A buyer can inspect the actual building, common areas, noise conditions and exact outlook before committing, which is materially different from buying a plan during early construction.

Sansiri’s documentation identifies the project owner, land title numbers, EIA approval and detailed floor plans. Those records create a stronger starting point for due diligence than a portal-only project profile, although the title and transfer documents for the selected unit still need their own legal review.

About the project

CANVAS Cherngtalay sits in the everyday centre of Choeng Thale rather than on the beachfront. That distinction shapes how the property works in real life. Sansiri’s own location guide places Boat Galleria about 30 metres away, Boat Avenue Park & Playground about 70 metres away, Villa Market and the Boat Avenue market around 800 metres away, Porto de Phuket at roughly 1.1 kilometres, and Bang Tao Beach at about 2.3 kilometres. In other words, the project is better understood as a resort-oriented residential base inside the Boat Avenue–Laguna neighbourhood, with the beach a short drive away, rather than as a beach-access condominium.

The development is relatively contained at 175 residences. Sansiri’s detailed e-brochure is the clearest source for the physical layout: four residential buildings, labelled A to D, rise to five storeys, while a separate parking and reception building rises to seven storeys. The live project webpage compresses this information into a less precise five-building/seven-storey description, so the brochure and floor plans are the safer reference for how the scheme is actually organised. Parking is stated at approximately 60% of the unit count. That does not mean every owner receives a dedicated bay, but the separate parking structure keeps a substantial part of vehicle circulation away from the residential courtyards.

The apartment sizes are one of the clearest differences between CANVAS and many newer Phuket projects aimed at entry-level resort buyers. Sansiri lists one-bedroom residences at 39.25–49.75 sqm, two-bedroom residences at 58.50–82.75 sqm, and penthouses at 83–105 sqm. The floor plans show several variants within those bands rather than one repeated layout. Some ground-floor residences connect directly to the pool, while a limited group of penthouses was launched with private rooftop space. Those are unit-specific features; a buyer should match the actual unit number to the relevant plan instead of assuming that every ground-floor or top-floor apartment has the same privilege.

The common areas are unusually broad for a 175-unit project. The official material includes two large swimming pools, landscaped sunbathing areas, a family garden and playground, a co-working and meeting space, a fitness centre, golf simulator, rooftop barbecue terrace, laundry room, mail room and EV charging. Sansiri also specifies 24-hour CCTV and its LIV-24 security system. This matters because the facilities support genuinely different routines rather than simply repeating the standard pool-and-gym formula: there is space for children, a separate place to work, outdoor social areas, and a larger water-and-garden environment for residents who spend significant time at the property.

The project has a reasonably clear primary-document trail. Sansiri markets the development, while the official brochure identifies PHURIPAS CO., LTD. as the project owner. The same legal section lists title deed numbers 72303, 72380, 72382 and 72383 and records EIA approval under letter no. 1009.5/5899 dated 13 March 2024. These details are useful for identity and due-diligence purposes; they do not replace a title check for the specific unit being purchased. A buyer should still verify the current condominium registration, the seller’s title, encumbrances and transfer conditions at the time of transaction.

Completion dates need a little more care than a simple portal label suggests. The early Sansiri brochure targeted January 2026. By late 2025, industry coverage was advertising the first viewing of the actual project and describing it as ready for occupancy around November. FazWaz now records completion in December 2025, DDproperty marks active units as built in 2025, and current PropertyHub listings describe units as ready to transfer and move in. CANVAS is also absent from Sansiri’s August 2026 construction-progress list. Taken together, the evidence supports treating the project as completed, while the exact official condominium-registration date and first handover date remain unpublished in the sources reviewed.

The sale market is now a mix of remaining developer-linked stock and resale inventory, so there is no single meaningful project price. A current PropertyHub listing updated on 21 August 2026 offers a roughly 39 sqm one-bedroom unit at THB 6.933M, while DDproperty and Home In Phuket show other active one-bedroom stock from around THB 7.7M. Larger two-bedroom and penthouse asking prices vary widely according to floor, outlook, furnishing, pool access and title status. For this reason, the published starting figure should be treated only as a market-entry reference. A real comparison has to be made between specific units with the same ownership form and similar layout position.

Foreign buyers should focus on title eligibility rather than the word 'freehold' in an advertisement. Thai condominium rules allow foreign nationals to own condominium units freehold within the 49% foreign ownership quota of the registered condominium area. CANVAS listings do appear with foreign-quota wording, but there is no public live counter showing how much quota remains. Before paying a reservation deposit, the buyer should obtain confirmation that the chosen unit can be transferred under the intended ownership structure and that the required foreign-currency transfer evidence can be produced for registration.

Ownership format

A foreign buyer may hold a condominium unit freehold within the 49% foreign ownership quota of the registered condominium. If foreign-quota freehold is unavailable for the selected unit, leasehold may be an alternative where the seller offers it; the exact title route must be confirmed for the unit being purchased.

Sansiri’s plans show several variants in the 39–43 sqm range as well as larger one-bedroom layouts approaching 50 sqm, so the choice is not simply about price: room proportions, kitchen position, balcony and building location materially change how the apartment feels.

This category covers two quite different products: efficient layouts around 59–60 sqm and much larger homes around 79–82 sqm. Some ground-floor units have direct pool access. For longer stays, the distinction between those sub-types matters more than the generic two-bedroom label.

Penthouse
83–105 sqm

The top category ranges from 83 to 105 sqm. Sansiri’s launch material highlighted a limited number of penthouses with private rooftop areas, and current listings show examples around 83 sqm and just above 100 sqm. A private rooftop is not a default feature of every penthouse and must be checked against the specific plan.

The official brochure provides reliable size bands but there is no single current August 2026 price sheet covering every remaining unit. The market now combines completed developer-linked stock, agent inventory and resales, so price needs to be matched to the actual unit number, building, floor, outlook, furnishing and ownership form. Current listings span roughly 39–50 sqm for one-bedroom units, around 59–80 sqm for standard two-bedroom stock, and approximately 83–104 sqm for larger upper-floor units; publishing one universal starting price for each category would be misleading.
