Why this project is worth a look

A clear size ladder

Phase II has six defined unit sizes: 36, 40, 48, 72, 81 and 122 sqm. That makes internal comparison unusually straightforward, because buyers can separate the effect of size, floor, building, view and tenure instead of relying on marketing labels.

Amenities with daily use

The common facilities include pools, gyms, two tennis courts, a jogging track, gardens, children’s areas, pavilions, parking and security. For long-stay residents this can matter more than a showy lobby, although the exact apartment’s exposure to active common areas should be checked on the site plan.

An active resale layer

Ozone Oasis already shows both primary-style stock and resale inventory. That creates more price discovery and room for comparison, but every listing needs seller, furnishing, transfer status and ownership form checked before two prices are treated as equivalent.

Tenure differences are visible

Current listings include foreign-quota freehold units and leasehold units. That is useful transparency for an overseas buyer, but the legal right still belongs to the specific apartment and must be confirmed through the transaction documents rather than inferred from the project name.

Choeng Thale, not beachfront

The development sits near Laguna and the Bang Tao lifestyle cluster rather than directly on the sand. It is a better fit for buyers who value access to shops, restaurants, golf and several parts of Choeng Thale and are comfortable using transport for beach trips.

About the project

The Ozone Oasis Condominium is Phase II of The Ozone condominium cluster in Choeng Thale, between Bang Tao and the Laguna resort area. That distinction matters because several neighbouring developments use almost the same name. Phase I, The Ozone Condominium, has a different unit mix and 164 homes; Phase III is marketed as The Ozone Signature Condominium. Phase II is The Ozone Oasis Condominium itself: three eight-storey buildings with 328 units, ranging from compact one-bedroom apartments to 122 sqm three-bedroom homes. Similar branding across the cluster does not make the specifications of one phase transferable to another.

This is a sizeable residential scheme rather than a boutique block. The site area is about 6,011 sqm, with 328 units across three buildings. The scale supports a broader amenity package, but it also means more residents, more movement around the common areas and a different day-to-day feel from a small low-rise residence. Oasis includes swimming pools, gyms, tennis courts, a jogging track, landscaped gardens, children’s areas, pavilions, parking, security and CCTV, with two passenger lifts allocated to each building. For an actual purchase, the building and stack matter: a unit facing pools or courts may live very differently from one positioned toward quieter landscaping or an external edge of the site.

The unit mix is unusually easy to compare because there are six clear sizes. One-bedroom apartments are 36, 40 and 48 sqm; two-bedroom apartments are 72 and 81 sqm; the three-bedroom layout is 122 sqm. Those steps are more useful than a generic 36–122 sqm range. A buyer choosing between 36 and 48 sqm is deciding how much everyday living space to preserve in a compact format, while the move from 72 to 81 sqm can materially change how comfortable a two-bedroom home feels for longer stays. The 122 sqm three-bedroom is a different proposition again, aimed at households that need genuine separation between sleeping and shared space rather than an investment-sized unit with extra room labels.

Pricing needs to be read as two overlapping markets. Open inventory now includes both remaining primary-style stock and resale units, so there is no single honest “project price” that describes everything. At the time of checking, the lowest live offers sit around THB 3.8–3.9 million, while available units in part of the primary or agency stock start much higher, around THB 6.17 million. That spread is not something to smooth into an average: it reflects different sellers, floors, furnishing packages, ownership forms and possibly urgency. The low figure should therefore be treated only as a market anchor. For an actual purchase, the seller, stock, furnishing, debts, tenure and transfer costs all need a fresh check.

Completion timing is the main unresolved factual conflict. Part of the active market already treats Oasis as completed in March 2026 and carries ready units, while other current material still shows timing extending into Q3 or the end of 2026. As of 22 August 2026, the stronger working picture is a completed development. A buyer should nevertheless verify the legal handover position of the exact unit: condominium registration, title documentation, acceptance records and whether ownership can actually be transferred now. A building that looks finished and a unit that is legally ready to transfer are not the same thing.

There is a second naming issue around the developer. The public-facing project brand is The Ozone Group Phuket Co., Ltd., while TION STAR GROUP CO., LTD. also appears as the legal developer of Oasis. Both are registered Thai companies: TION STAR GROUP was registered on 18 April 2022 and The Ozone Group Phuket Co., Ltd. later in 2022, and both are associated with the 88/88 Moo 4 address in Choeng Thale. For a buyer, the practical point is to look beyond the Ozone brand and identify the exact legal entity named in the reservation and sale contracts — the company receiving funds, promising delivery and signing transfer documents.

Foreign ownership also needs unit-level checking. Thai condominium law caps aggregate foreign freehold ownership at 49% of the condominium area. Current Oasis listings include units marketed under the foreign quota as well as leasehold units. Two apartments of the same size in the same development can therefore carry different legal rights and different pricing. A foreign-quota purchase should be confirmed against the juristic person’s foreign ownership certificate before transfer. A leasehold purchase needs its own contract review, including term, renewal wording and termination rights. A portal badge saying “freehold” for the project as a whole is not enough to establish what the buyer receives on one particular apartment.

Running costs are visible enough to include in the buying decision. The common-area management fee currently shown for the project is THB 65 per sqm per month and the one-off sinking fund contribution is THB 650 per sqm. Those figures should still be checked against the latest juristic-person schedule before signing, but they give a useful indication of how ownership costs scale with unit size. A 122 sqm apartment carries a very different recurring charge from a 36 sqm unit even if both use the same pools and gardens. The development also operates a restrictive pet policy, so an owner with a dog or cat should obtain written confirmation from the juristic office before reserving.

The setting is Choeng Thale, not beachfront. Current address-based project information places Bang Tao Beach at roughly 1.3–1.5 km and Boat Avenue at about the same distance, with the broader Laguna cluster providing restaurants, supermarkets, golf and services nearby. That position works best for residents who are comfortable using a car, scooter or local transport rather than expecting a direct beach lifestyle from the lobby. The advantage is access to several parts of Choeng Thale without living inside a single resort compound. The trade-off is that “five minutes” in marketing material is not a stable fact: routes and travel times change with traffic, weather and season, so the address should be tested against the buyer’s real school, beach, work or shopping routine.

Overall, Oasis is easiest to understand as a completed or near-handover residential product with a mature enough market to compare units inside the same development. Buyers can already contrast building, floor, view, furnishing, ownership form and seller type instead of relying only on a launch brochure. That creates useful price discovery, but it also raises the diligence burden. A cheap listing may be an attractive resale, or it may carry leasehold rights, different furniture, a seller deadline or other conditions that make it non-comparable with developer stock. For an owner-occupier, the project makes most sense when Choeng Thale and a large amenity set are the priority. For an investor, the important numbers are the actual acquisition price, permitted rental use, management costs and exit liquidity—not a marketing yield assumption.

Ownership format

Foreign freehold is possible within the condominium’s 49% foreign quota; current listings also include leasehold units. The exact tenure is unit-specific and must be confirmed before purchase.

The smallest Phase II format. The same 36 sqm format is sometimes marketed as a studio on the resale market, so the floor plan and legal unit description matter more than the listing label.

40 sqm

A modest step up from the 36 sqm layout without moving into the two-bedroom category. It suits buyers who want a separate bedroom with a little more everyday space while keeping the apartment compact.

1 bedroom, Type C
48 sqm

The largest one-bedroom option in the official Oasis range. For long-term use it is worth comparing both with the smaller one-bedrooms and with the price jump into a two-bedroom unit.

2 bedrooms, Type A
72 sqm

The base two-bedroom layout. Current market listings show this size under both foreign-quota and leasehold structures, so identical floor area does not automatically mean identical legal rights.

2 bedrooms, Type B
81 sqm

The larger of the two confirmed two-bedroom formats. The extra nine square metres over the 72 sqm plan are meaningful only if the buyer checks where that space is actually allocated on the floor plan.
