A product you can inspect
Handover was phased across 2025 and 2026, but by August 2026 the project appears in Laguna Phuket's own resale channel and has an active rental market. Buyers can now judge the actual building, common areas, noise, outlook and fit-out of a specific unit. That is a different risk profile from buying solely from renders and a construction schedule.
Rooftops do the work
The pool, running track, yoga area, decks and landscaped social spaces sit across the rooftop layer and are linked between buildings. This makes the roof a genuine part of the project's shared lifestyle rather than a decorative extra. It is worth inspecting in person because it is one of the clearest physical differences between Skypark Celeste and a conventional seven-storey condominium with a ground-level pool.
Compact, usable inventory
The core range runs from studios through one- and two-bedroom homes, roughly 28 to 60 sqm. That is a manageable size for a second home or rental-focused purchase, but compact plans are unforgiving when storage or circulation is weak. A permanent resident should compare the actual kitchen, wardrobe space, balcony and bathroom count rather than relying on bedroom labels.
Tenure is not uniform
Live inventory includes both Foreign Quota freehold and leasehold offerings. That gives international buyers options but prevents a one-size-fits-all ownership statement for the project. Price, tenure and unit identity need to be assessed together because two otherwise similar apartments can carry materially different rights.
About the project
Skypark Celeste Laguna is a low-rise condominium inside Laguna Phuket in Choeng Thale on Phuket's west coast. It sits beside Laguna Golf Phuket and forms part of the larger resort-and-residential environment rather than operating as an isolated building outside it. The development comprises three seven-storey buildings, D, E and F, with 384 residences. Their V-shaped arrangement follows the golf-course edge. For a buyer, the practical value of the address is the established setting around the condominium: golf, hotels, restaurants, beach infrastructure and Laguna's internal transport network are already part of the same ecosystem.
The different names around the project are easier to understand once the roles are separated. Skypark Celeste Laguna, Skypark Celeste Laguna Phuket and Skypark Celeste refer to the same development. Banyan Group Residences is the current international residences brand, Laguna Property remains a widely used property name associated with the resort, and TWR - Holdings Limited is named as the project company in the brochure's legal disclaimer. These labels do not describe three competing developments, but the exact legal seller still matters. A buyer should confirm which entity is selling the selected apartment, particularly when comparing remaining developer-held stock with a private resale.

Handover was phased rather than tied to one clean whole-project date. Part of Skypark Celeste had been completed by the end of 2025, while another component carried a completion date extending to June 2026. That explains why September 2025 and June 2026 both appear in the market record without forcing either date to describe every building. By August 2026, Skypark Celeste was already in Laguna Phuket's resale channel and apartments were actively offered for both sale and rent. The buyer can therefore inspect the actual building, common areas, outlook, noise and condition instead of relying on an early construction promise.
The apartments are deliberately compact: studios, one-bedroom homes and two-bedroom homes. The practical size range is roughly 28–29 sqm for studios, about 29–39 sqm for one-bedroom units and around 40–60 sqm for two-bedroom units. That works well for a second home, a single resident, a couple or a rental-oriented purchase, but the Laguna address does not make a small floor plan feel larger. A two-bedroom apartment in the mid-40s to low-50s sqm and a 60 sqm two-bedroom should be treated as materially different products for storage, kitchen usability, bedroom privacy and day-to-day comfort.
Fit-out is not uniform either. The development was offered with different furnishing levels, from built-in furniture and appliances to fuller furniture packages. Once units moved into private ownership, the variation became wider: the resale market now includes furnished, partly furnished and unfurnished apartments, and owners may have altered the interiors after handover. The project name therefore tells you little about what is physically included in one specific sale. The inventory list, condition of finishes and items that remain after completion should be checked for the selected apartment rather than assumed from a show unit.
The rooftop facilities are a defining feature. They include an infinity-edge pool with a jet-pool area, a running track, yoga space, landscaped decks, relaxation lawns and a barbecue area. Bridges link the buildings, while the V-shaped site arrangement opens many units toward greenery and the golf landscape. That can make the shared areas feel more useful than the facilities in a conventional low-rise block, but orientation still matters. A golf-facing apartment, an inward-facing apartment and a unit looking toward another building can deliver very different experiences even at the same size.
Skypark Celeste now has a functioning secondary market rather than a purely off-plan sales story. On 27 August 2026, the lower end of active sale inventory was around THB 5.0 million. That is a useful entry-budget anchor, not a universal project price. The cheapest unit can differ by floor, outlook, furnishing, ownership form and the seller's motivation. Two homes with the same area may sit in different price brackets because one is available under the foreign quota, one has a stronger golf view, or one is being sold more urgently. The relevant comparison is unit against unit, not one headline 'from' price against another project.
Ownership must be checked at apartment level for an international buyer. Thai condominium rules allow foreign freehold only while the statutory foreign share remains within 49% of the aggregate condominium unit area, and the live market for Skypark Celeste contains both foreign-quota and leasehold offers. There is therefore no honest single tenure label that covers every apartment for sale. Before paying a reservation or deposit, the buyer should confirm the unit number, the available foreign quota, the condominium documentation and whether the legal structure matches the seller's description.
The clearest way to position Skypark Celeste is as compact, completed housing inside the Laguna Phuket ecosystem, not as a substitute for a large family residence. Its advantages are specific: the resort location, golf-side setting, extensive rooftop use and an established resale market. Its trade-offs are just as specific: relatively small floor plans, inconsistent fit-out between units, multiple ownership structures and a phased completion history. Buyers who value a manageable second home inside Laguna should compare it closely with other completed Choeng Thale condominiums; buyers who need generous interior space, private land or a uniform new-build package may find the format too constrained.

Two-bedroom layouts open the project to small families or two couples, but the size range is too broad to treat every two-bedroom as the same product. For full-time use, it is sensible to start with the living room, kitchen, storage and bedroom privacy before paying a premium for the view, because a well-planned 60 sqm home and a compressed mid-40s plan serve different needs.

Skypark Celeste is a completed 2026 low-rise condominium within Laguna Phuket. I checked finished units currently available, price levels from THB 5M and transaction terms against Banyan Group information, including the seller and tenure for each offer.
