Why this project is worth a look
A visible rental history
Several named Bingin Estate villas have accommodation listings and guest feedback. That provides more practical context than a proposal built solely around design images, although it says nothing conclusive about land title or permissions.
About the project
A buyer looking up Bingin Estate will find two very different kinds of information: villas guests can book, and individual homes that Loca Villa Group has presented in its development portfolio. Both belong to the same estate branding, but they serve different purposes. A reservation calendar shows that a house has been offered to travellers. It does not establish who owns the land, what a foreign buyer can acquire or whether that particular home is for sale. Bingin Estate makes more sense when approached as a collection of named villas than as a conventional new-build development with one price list and one set of contracts.

Loca's accommodation page currently identifies Casa Lily, Casa Vay and Casa Mona, all with three bedrooms and private pools. Its development material also names the four-bedroom Casa Tellulah, while Casa Suu has an individual portfolio page explicitly placing it in Bingin Estate. That gives five identifiable properties, not a verified inventory of five units. No complete site schedule, survey plan or estate-wide lot register has been found. Casa Kin appears separately as a Bingin property in the company's portfolio; the location alone is not enough to treat it as another Bingin Estate home. Keeping those boundaries clear matters because estate names are sometimes used for marketing groups rather than one legally unified parcel.
The houses are in the Bingin part of Pecatu, in South Kuta, Badung. It is an area where an owner can combine coastal leisure with cafés, restaurants and everyday services. Yet 'Bingin' covers more than one street and does not promise beach frontage. Independent accommodation records place Casa Lily and Casa Mona on Gg. Robin Hood 2, off Jl. Buana Sari, whereas Casa Vay is listed on Gang Suri. These are useful street-level references for individual villas; they have not established one shared entrance for every Bingin Estate property. Loca's site footer gives a Jl. Cemongkak contact address. A company address is not proof that each house stands on that exact plot.
That distinction changes how to assess the neighbourhood. Two villas can be marketed under the same coastal name yet have different access roads, parking arrangements and exposure to traffic. Walkability should be verified from the gate of the chosen house, particularly where small lanes meet busier roads. It is also worth revisiting at night and during rain. In its guest description, Casa Mona carried a notice about possible noise from nearby construction, with an accommodation discount attached. The notice may not describe conditions today, and it cannot be applied to the whole estate. It does show why a property's actual surroundings are more informative than broad claims about a 'prime' location.
For a group of friends or a family, the three-bedroom homes offer the most straightforward point of comparison. Casa Lily is listed with its own pool, kitchen, living space and parking, while the accommodation record gives an area of 210 square metres. The operator describes two full bathrooms plus an additional guest toilet; some booking platforms display two bathrooms because they count facilities differently. That small discrepancy is typical of the differences between hospitality descriptions and property documentation. A buyer should not assume that the 210-square-metre figure is a surveyed building area, or that the room labels match the plans attached to a sale contract.
Casa Vay offers a different way to use a similar-sized home. Its standout feature is the rooftop space with a barbecue area, alongside three bedrooms, a private pool and a working kitchen. Third-party accommodation material lists 210 square metres, while the rental host describes a second-level bedroom layout and the outdoor roof area. Without an architectural area schedule it is not possible to tell how much of the quoted size is enclosed space and what, if anything, includes terraces. That becomes important when considering maintenance: exposed rooftop surfaces need regular attention, and an attractive entertaining area may have different weather protection from an indoor living room.
Casa Mona is also presented as a three-bedroom villa with a private pool. Its booking information includes a 210-square-metre accommodation area, kitchen, laundry facilities and on-site parking. Loca's description emphasises a generously furnished living room. For guests, that may be the room they spend most of their evenings in; for an owner, furniture replacement and wear from frequent stays belong in the operating budget. Public guest feedback supports the conclusion that this is accommodation which has been used, rather than an off-plan unit shown only through renders. Reviews remain evidence of individual stays, not professional building inspections.
The move to four bedrooms changes the proposition. Casa Tellulah has a larger hosting layout: Loca describes three-and-a-half bathrooms, a master suite with wardrobe and balcony, kitchen storage, a laundry area, private pool, garden and parking for both cars and motorbikes. Independent travel listings show that guests have stayed at the property. For an owner intending to use it personally, the mix of indoor social space and outdoor facilities may be as valuable as guest capacity. For an investor, more bedrooms can also mean higher cleaning costs and a different maintenance profile. Neither use case can be judged from room count alone.
Casa Suu sits at a different scale again. The group's own page reports 760 square metres of building space, four bedrooms, six bathrooms and fully furnished living and entertaining areas with a private pool. A separate hospitality listing describes a gym, sauna and cinema room in the villa. Those are Casa Suu's features, not shared amenities that every Bingin Estate owner receives. Loca marks the house as sold. A separate sales advertisement published in August 2025 asked US$1.9 million for a property named Casa Suú; it is evidence of an earlier market offering, not confirmation of its availability or asking price in October 2026.
The most concrete publicly advertised acquisition terms concern Casa Tellulah. Loca's page quotes US$650,000 for a 37-year leasehold interest, and says the dollar price is indicative because payment is to be made in Indonesian rupiah. The fixed conversion shown on that page is a marketing illustration, not a live exchange rate or a binding payment instruction. The page does not provide an executed lease, a date from which the 37 years run, or an unconditional extension mechanism. It also does not establish that the offer has remained available without amendment. A buyer would need a fresh quotation for the named property before treating any of these figures as transaction terms.
It would therefore be misleading to present US$650,000 as the lowest verified price for the whole estate. Casa Lily, Casa Vay and Casa Mona appear in the material primarily as rentals; that does not establish their ownership-sale prices. Casa Suu is marked sold by the brand despite an older resale-style advertisement elsewhere. In other words, the published amounts are attached to different homes, different dates and potentially different legal positions. They cannot sensibly be averaged into an estate value, nor do they form a current unit-availability table. For a shortlist, the first useful commercial question is which named house is actually being offered, by whom and on what basis.
An Indonesian long lease is a contractual right, not a synonym for registered ownership of land. A prospective foreign buyer should distinguish the underlying land title from the separate agreement through which the villa is occupied or transferred. Hak Milik, Hak Pakai and Hak Guna Bangunan refer to different legal interests, each with its own holders and conditions. None can simply be assumed from an English-language 'freehold' or 'leasehold' label. The publicly available material has not established the title chain for the individual Bingin Estate parcels, nor has it shown that all the houses sit under the same legal arrangement.
The remaining term can be a larger issue than the headline term itself. If a 37-year period began before the buyer's purchase, the balance left to use is less than 37 years. Renewal rights, assignment, inheritance, termination, the landowner's authority to sign and payment obligations also matter. A contractual option to seek renewal is not a promise that the owner will agree to the next term or to today's land price. If the seller proposes a corporate structure, that requires a separate assessment of the entity, its rights and what the buyer actually holds. Using a nominee as a substitute for lawful ownership would introduce a different set of risks, not solve the underlying documentation question.
The rental business is visible, but its economics are not. Airbnb and Booking.com listings show how the homes are presented to visitors, the room arrangements and the services associated with the stays. They do not disclose audited owner income. A blocked night may be an owner stay, a repair day or simply a restriction on a booking channel; it need not represent paid occupancy. Likewise, an advertised nightly rate is not the money an owner keeps. Management, housekeeping, linen, pool maintenance, utilities, tax, repairs and platform charges all affect the result. The 2025 Casa Suú sales advertisement contains attractive income and yield estimates, but they are marketing projections rather than verified accounts for a particular holding period.
Loca Villa Group calls itself a property development business and operates guest-facing accommodation pages. Those facts justify naming the group as the public-facing development brand, but they do not identify the legal entity that would sign each sale or lease. They also do not prove that a buyer can continue using precisely the same management arrangements. Some owners want a fully managed holiday let, some need significant personal use, and others prefer a home for longer stays. The operator agreement would have to explain booking control, owner access, reporting, repair approvals and the handling of rental proceeds. Without it, the convenience of an established hospitality brand should not be confused with a contractual income stream.
Operating villas still require scrutiny of building compliance. In Indonesia, PBG concerns building approval and SLF concerns a building's fitness for use; the government's SIMBG system handles these processes. No project-specific copies or verified registration records for those documents have been located in the reviewed public material. That is an evidence gap, not proof that the approvals do not exist. The permission to rent to tourists also needs to be examined for the actual land use, business activity and operator involved. A guest listing going live is not a substitute for those records.
Bingin itself offers a useful reminder of why land use cannot be taken on trust. Badung and Bali officials reported demolishing 48 unauthorised structures at Bingin Beach in July 2025, in a dispute involving public land and permits along the shoreline. There is no source tying those affected structures to the Loca villas described here. The event should not be turned into an allegation against Bingin Estate. Its relevance is narrower and more practical: the words 'near Bingin Beach' tell a buyer very little about the title, zoning or authorised commercial use of a specific inland parcel.
A completed, occupied home offers the advantage of physical inspection. Look beyond the presentation of the rooms and consider how the property has performed: drainage during heavy rain, condition of air-conditioning, ventilation, pool equipment, waterproofing, nearby activity and access for maintenance. Four-bedroom entertainment properties have different running costs from simpler three-bedroom guest houses. The questions are not accusations that faults exist here. They are part of establishing whether the experience promised by an accommodation page is sustainable for an owner who must pay for upkeep over many years.
Bingin Estate can suit buyers who want a private-pool home in the Bingin area and are willing to work through one property at a time. It may also interest those comparing a personal-use villa with an already guest-facing holiday home. It is a poor fit for anyone who expects an estate-wide price sheet, a single verified completion certificate, uniform ownership rights or an evidenced rental yield across all homes. The practical next step is to identify the actual villa and match its location, title documents, contractual term, building status, condition and asking price. Only after that can its merits be assessed as a purchase rather than as a well-presented place to stay.

- The complete villa count, a unified estate plan and the legal relationship between individual plots remain unverified. Five houses can be individually identified, but that is not a full inventory. Casa Tellulah is advertised at US$650,000 for a 37-year lease; current availability, the signed agreement, commencement date, renewal mechanism and final IDR payment terms have not been verified. Land titles, property-specific PBG and SLF records, permitted short-stay use and the legal seller or lessor for each named villa have not been reviewed.
