PH Mera Mall adds a retail component within the master plan, giving residents access to everyday commercial space while the core product remains landed housing.

The current project status is best described as completed and ready to move into. Built houses are visible in the completed environment, and specialist portals carry both sale and rental stock. That distinguishes Mera Garden from an off-plan phase where buyers are mainly assessing renders, construction schedules and a proposed site plan. Here, roads, landscaping, facades and shared facilities can be inspected in their operating condition before technical and legal due diligence begins on a particular property. The developer still lists the phase and receives enquiries, although much of the available inventory now appears to be resale stock.

The published housing range is unusually broad for a single phase. The official catalogue presents fourteen models: four link-house variants, the Mera Majestic shophouse, four detached-villa designs and five semi-detached villa types. Most residential models rise three storeys and provide three to six bedrooms, with one to four parking spaces; the shophouse has four floors. As a result, the project name covers products of very different scale and function. Choosing the community is only the first step. Buyers still need to compare the exact house type, orientation, plot, internal circulation, adjoining development and the present condition of the selected property.

Published dimensions describe the house footprint or model dimensions rather than a verified net internal area. The compact LC2 and LD2 are listed at 5.3 by 7.2 metres, Link House LA at 5 by 12 metres, Prince Villa at 12 by 19 metres, and the large King A at 21 by 16.5 metres. These figures are useful for understanding relative scale, but they do not replace floor plans or on-site measurements. Resale advertisements may also show land area and building area that differ from the concise model specification. The marketed model should therefore be reconciled with the actual plans, measurements and title documents for the home under consideration.

The communal setting is organised around a garden, children’s playground, clubhouse, swimming pool and PH Mera Mall, all identified by the developer. Market profiles additionally mention a gym, Jacuzzi, sauna, controlled access, parking and CCTV. Operating hours, access rules and any related charges should be checked on site because management arrangements in a completed community can change over time. For a household, the practical value is less about the longest possible amenity list and more about the combination of landscaped walking space, a place for children, a pool and some everyday services within or immediately beside the phase.

Mera Garden occupies Phnom Penh’s southern growth belt. Ring Road 2 provides cross-city connectivity and links toward Takhmao and the airport corridor, but this is not a central position comparable with BKK1, Tonle Bassac or Daun Penh. Daily convenience depends heavily on workplace, school and departure time. A household prioritising a landed home, private parking and a quieter low-rise setting may see the location as an advantage. A buyer who needs to be in the central business districts every day and expects to walk to offices, restaurants and urban services may find that distance and traffic outweigh the qualities of the community itself.

The lowest visible price anchor on July 26, 2026 was about $152,000 for an active FazWaz listing. CAM Realty concurrently showed a Link Villa LA at $168,000, while larger semi-detached villas were marketed at materially higher levels. These figures should not be read as a uniform project price list. They relate to individual properties with different plot positions, fit-out age, furniture, maintenance history and documents. In a resale purchase, a meaningful comparison also includes required repairs, the condition of building systems, any alterations, occupancy status and the costs associated with transferring the property.

Title form must likewise be verified home by home. Current listings include examples described as hard title transferable to the buyer and others referring to borey title or soft title. That does not necessarily create one project-wide contradiction; individual properties may have different documentary positions or may be at different stages of formalisation. Mera Garden is therefore better understood as an established market of separate homes within one phase rather than one standardised product sold on identical terms. Due diligence should cover the seller, plot boundaries, outstanding obligations, approved alterations and the complete document set of the chosen house.

The development received industry recognition for landscape architectural design in 2020 and continues to be cited as a notable landed-community example in Dangkao. The recognition helps explain the emphasis placed on greenery and the overall public realm, but it does not certify the condition of an individual house several years into operation. A practical inspection should look at mature planting, drainage, road surfaces, shared facilities and neighbouring plots in both daylight and the evening. In a completed project, those observations often provide more useful information than the original marketing language.

The Star Mera Garden ultimately serves several buyer profiles rather than one. Compact link houses can work as a family’s first landed home or a lower-cost entry into the community. Semi-detached villas offer a middle ground between house size and plot responsibility. The King, Prince and Queen lines address larger households, while the shophouse supports a home-and-business or professional-use scenario where permitted. The phase’s central advantage is the ability to compare existing houses in a real environment. Its main challenge is the variation between listings, making lot-level inspection and document review more important than the developer name alone.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
