The range starts with a linked house and moves through a twin villa to larger detached villa types. That lets a buyer compare plot width, courtyard privacy, parking and maintenance burden as well as headline price. L, L Plus, M and Twin are models within Borey Courtyard, not separate developments.

A usable courtyard

In the completed Courtyard L, the living room, dining area and kitchen all look into the inner courtyard. The outdoor space brings light into the depth of the plan and can become part of normal family circulation. The same effect should be checked in the exact model and plot rather than assumed from one show home.

Built evidence available

SROMAL’s photography documents a finished Courtyard L from façade to bedrooms, kitchen, staircase and pool courtyard. Buyers can compare real proportions and materials with the sales drawings instead of relying only on renderings. A completed reference house does not, however, prove that every block of the community is complete.

Southern Phnom Penh base

The project is on the 60M Road / Hun Sen Boulevard corridor in Cheung Aek, between AEON Mean Chey and the airport direction. It can suit households whose school, work and daily trips are already concentrated in the south. Anyone commuting to central districts should test peak-hour traffic before deciding.

Visible price ladder

Public asking prices run from $155,000 for the Boutique Villa to $588,800 for L Plus. The steps reflect different house and plot formats, but the published data is not equally complete for every model. A fair comparison uses the all-in price for a named house, including land, finishing, pool, fees and construction stage.

About the project

Borey Courtyard is a low-rise residential development by ELT Development in southern Phnom Penh, on the 60M Road / Hun Sen Boulevard corridor in Sangkat Cheung Aek, Khan Dangkao. ELT Courtyard and ELT Courtyard 60m are aliases for the same community rather than separate projects. The product is a gated mix of villas, twin villas and linked houses organised around courtyard-led layouts. It is not a high-rise condominium and it is not a central, walkable address. A buyer is choosing an individual house with land, several levels, private parking and greater day-to-day autonomy, while also accepting a car-oriented routine and the need to verify the title and construction status of the exact plot being purchased.

The published site area is 46,141 square metres. Recruitment material issued in the project’s name describes a community of roughly five hectares and more than 100 homes, although an approved final unit count and phase-by-phase schedule are not publicly available. That places Borey Courtyard in the range of a compact planned borey rather than a single short row of houses. The masterplan still matters at lot level: internal road width, neighbouring construction, façade orientation, rear setbacks, courtyard privacy and the completion of the surrounding block can materially change how two houses of the same model feel in practice.

The development was introduced publicly in 2022 as Borey ELT Courtyard 60m, while the project directory records a sales launch on 11 March 2023. ELT Development is identified as the developer, SlabCheck Engineering Consultant as the construction company or consultant, and SROMAL Architects as the architectural designer. Pointer acted as the sales and marketing partner. These are distinct roles. Before signing, the buyer should still identify the legal selling entity, confirm the authorised signatory and match the land title to the specific house rather than relying on brand names alone.

As of July 2026, Borey Courtyard is still marketed with available units. SROMAL’s portfolio marks the Courtyard L villa as finished and provides a complete photographic record of a built house. At the same time, the main project directory leaves the overall completion date blank, and late-2025 job advertisements sought site and MEP staff for the development. The balanced reading is that completed homes or show units exist within a community that may still be developing by block. A site visit should therefore distinguish a finished, inspectable house from a unit offered to a future specification and should include a clear phase map.

Five house formats are currently shown in the public catalogue: Boutique Villa linked house, Courtyard Twin, Courtyard M, Courtyard L and Courtyard L Plus. The lowest published entry is $155,000 for the Boutique Villa. Courtyard Twin is listed from $288,800, Courtyard L from $528,800 and Courtyard L Plus from $588,800. Courtyard M needs special caution: the project overview shows $388,800 with five bedrooms and six bathrooms, while a separate May 2026 listing shows $338,888 and contains conflicting dimensions and room counts. Its price and specification should not be treated as settled until tied to a current price sheet and a house number.

The courtyard concept is clearest in the completed Courtyard L photography. Living, dining and kitchen areas open toward an internal outdoor space, allowing the courtyard to function as part of the daily circulation rather than as a decorative strip at the rear. Larger models are marketed with a private garden and, in selected cases, a pool. Several unit profiles include two kitchens, one dry and one wet. That arrangement is practical for a household that cooks frequently and wants heavy food preparation separated from the open living area. It is a specific plan feature that can be tested on site, not merely a lifestyle slogan.

The larger house types are configured for multi-room family use. Courtyard Twin is published as a three-storey home with four bedrooms, five bathrooms, two kitchens and 225 square metres of building area on about 157.5 square metres of land. Courtyard L and L Plus each show five bedrooms and six bathrooms, with land plots of 242 and 297 square metres respectively; their current profiles also show three parking spaces. These layouts can support separate zones for parents and children, a study, a guest room or household staff, but the final room schedule and delivered fixtures must be checked against the drawings for the chosen property.

The public amenity list includes a swimming pool, playground, barbecue areas, perimeter fencing and CCTV. It also mentions balconies, parking, private gardens and private pools. Buyers should separate shared facilities from features attached to one house type. A private pool or a generous garden is not automatically included with every unit, and the operating model for shared spaces is not published in detail. Before reservation, ask for the handover specification, the common-area rules, recurring charges, security arrangements and the owner’s responsibility for maintaining any private pool.

The project sits in Phnom Penh’s southern corridor, between the developed parts of Dangkao, AEON Mean Chey and the route toward Techo International Airport. Marketing pages describe the address as 60M Road, while some directories use 50M Road for the same corridor. The official project map link resolves to Plus Code FW73+CWJ. This is mainly a driving location. A useful inspection includes the route at peak hours, the turning movement from the boulevard, drainage and road conditions after rain, and realistic travel times to the buyer’s school, workplace, healthcare and daily shopping rather than relying on promotional minute estimates.

The project profile labels the tenure as Hard Title. That is a relevant starting point, but it is not a substitute for document-level due diligence. The buyer should obtain a legible title copy, match the plot number and boundaries to the cadastral plan, check encumbrances and confirm who is authorised to transfer the property. The commercial review should also separate the house price from upgrades, utility connections, registration costs, agent fees and any ongoing management charge. Two homes with the same model name can carry different total costs because of corner position, plot size, pool, finishing package and construction stage.

Borey Courtyard is best understood through tangible attributes rather than forecasts: an individual landed home, three levels in the principal villa formats, four or five bedrooms, an internal courtyard, dual kitchens in the larger plans, and the option of a private garden or pool in selected units. Its most useful evidence is the completed Courtyard L house, which lets a buyer compare real circulation, daylight and proportions with the sales drawings. The weakness of the public record is the absence of one current, consolidated schedule for phases, completion, fees and every unit specification. A sound purchase process therefore begins with a specific house number and a complete document pack, not with a generic model name.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
