The official range covers shophouses, link houses, a twin-villa format and several Queen villa variants. The choice is therefore about use as well as size: a family house, a more compact attached home, or a live-work shophouse where commercial use is appropriate and permitted. The exact model name and floor plan still need to be matched to the physical property and its documents.

Chip Mong Park Land 6A is a large low-rise Chip Mong Land development on Phnom Penh's north-eastern corridor, fronting National Road 6A in Khan Chroy Changvar. The developer uses the shorter official name Park Land 6A and describes it as a 120-hectare mixed-use development, while PropertyHub classifies the scheme as a borey. For a buyer, the practical structure matters more than either label: this is not one tower or one house model, but a network of streets with detached villas, twin formats, link houses and shophouses, supported by shared and commercial functions. This dossier covers Park Land 6A only and does not combine it with Park Land 50M, Park Land Pochentong, Park Land 598 or other Chip Mong Land communities.
The development can now be judged from built stock rather than renders alone. PropertyHub records a July 8, 2020 launch and an October 16, 2024 completion, while official and press material places the public sales launch in January 2021. Those dates can represent different milestones: an earlier project launch followed by the wider sales campaign. On the official project page, the standard Shop House is described with four bedrooms, one retail area, five toilets and one parking space, with published house dimensions of 4.2 by 16 metres and a 4.2 by 23 metre plot. Shop House Grand II also has four bedrooms, while the listed programme adds a living room, retail area, study area and working area, six toilets and one parking space; the published house dimensions remain 4.2 by 16 metres and the plot is 4.2 by 23.5 metres. These are useful original-model references, but a resale property may have been fitted out, altered or combined differently over time.
The villa market shows why plot-level checking matters. Current CAM Realty listings provide real evidence of finished Park Land 6A homes and also show variation within a model name. Recent Queen B II examples have five bedrooms and around 270 sqm of house area, yet plot sizes and bathroom counts differ between listings. One current Queen A example is marketed with five plus one bedrooms, seven bathrooms and 324 sqm of house area; a current Twin Villa rental lists four bedrooms, five bathrooms and 225 sqm of house area. These figures are not applied as universal project specifications. They are evidence of real stock in the community and a reminder to verify the exact floor plan and land dimensions of the chosen house.
Shared facilities are supported across several sources. Chip Mong Land materials reference a clubhouse, swimming pool, café, convention hall and functional parks, together with a shopping component within the wider plan. PropertyHub adds common areas, a gym or fitness centre, playground and car parking, while current CAM Realty listings for Park Land 6A commonly state 24/7 security. A buyer should still inspect operation rather than rely on a checklist. The useful questions are whether a facility is open today, which residents may use it, what service or access charges apply, and whether an amenity belongs to the whole parent project or only to a particular section.
Pricing now looks more like a completed-home and resale market than a simple developer price list. PropertyHub showed a public 'From $140,000' reference when checked on August 12, 2026, and Realestate.com.kh carries current Park Land 6A shophouse listings around the same range. PropertyHub's model table still contains lower historical or model-specific figures, while Harbor retains an older price range, so those numbers should not be blended into a fictional current developer schedule. Asking prices can move materially with house type, corner position, plot size, condition, furniture, orientation, documentation and seller urgency. The $140,000 figure is therefore a dated market entry reference, not a promise that a particular unit can be bought for that amount.
Legal documentation also needs to be checked at the house level. PropertyHub labels the project Hard Title, while individual CAM Realty advertisements sometimes use Borey Title wording or describe the transfer documentation for a specific resale home. The development brand is not a substitute for document review. Before committing, a buyer should verify the registered owner, cadastral reference, plot boundaries, encumbrances, taxes and the actual transfer route for the selected property. In a large borey with an active secondary market, different sellers can have different document packs and ownership histories, so project-level labels should never be treated as a guarantee for one house.
Park Land 6A's main trade-off is between space and central-city convenience. This is a car-oriented suburban setting along NR6A rather than a dense, walkable district such as BKK1 or Daun Penh. In return, buyers can choose multi-level houses, private plots, parking beside the home and live-work shophouse formats. National Road 6A gives the community a clear route through Chroy Changvar and the north-eastern side of Phnom Penh, but bridge traffic and peak-hour travel to the centre should be tested at the times that matter to the household. The scheme can make sense for families, owner-operators and buyers who want an inspectable completed borey; it is less natural for someone whose priority is a car-free central lifestyle.
