The published Brill and Crest homes provide 540 and 655 sqm of usable area. At this scale, internal zoning, circulation and the way different floors serve family members matter more than a simple price-per-square-metre comparison.

Sansiri highlights access from the Krungthep Kreetha side and via Ramkhamhaeng 68. For a car-dependent household, alternative road approaches can be more valuable than a generic 'prime location' claim, although peak-hour travel times still need to be tested in real conditions.

A private passenger lift is stated for every house. In a three-storey residence it can materially improve daily living for older relatives, young children, staff and anyone moving groceries, luggage or household items between floors.

The public material still leaves the handover year and the full three-size house range unresolved. That does not make the project unbuyable; it simply means the selected unit's contract, specification and construction schedule carry more weight than headline launch material.

BuGaan Voyy Krungthep Kreetha is a new gated community of three-storey detached houses by Sansiri in Hua Mak, Bang Kapi, on Bangkok's eastern side. The project is published with 33 homes and a current starting price of THB 55 million. It should not be confused with the older BUGAAN Krungthep Kreetha nearby. PropertyHub lists that earlier development as a separate project roughly 180 metres away, which matters because resale listings and search results can easily blend the two names. This dossier covers only BuGaan Voyy on Soi Pracha Ruam Chai, also referred to as Soi Krungthep Kreetha 15/1, off Srinakarin–Rom Klao Road.
The scale of the houses is one of the clearest ways to understand the product. Sansiri publicly identifies Brill at 540 sqm and Crest at 655 sqm of usable area. The same developer article says there are three house sizes, yet the accessible material names only these two. The defensible published range is therefore 540–655 sqm rather than a supposedly complete two-type catalogue. Every home is described as having its own passenger lift. In a house spread across three floors, that changes daily usability in a meaningful way, particularly for multigenerational households, families with young children or owners who expect staff to move between service and living areas throughout the day.

The address sits within the broader Krungthep Kreetha luxury-house corridor that Sansiri has been building out for several years. The site is on Soi Pracha Ruam Chai and the developer highlights access from both the Krungthep Kreetha side and Ramkhamhaeng 68. This is primarily a car-oriented residential location rather than an inner-city, walk-to-transit proposition. Its appeal is tied to large houses, international schools and road connections toward Rama 9, Srinakarin, Ramkhamhaeng and the eastern side of central Bangkok. Sansiri advertises roughly five minutes to Brighton College Bangkok and about thirty minutes to Thonglor; those should be treated as promotional travel-time references, not guaranteed commute times in Bangkok traffic.
This is also a different buying proposition from a resort villa or a condominium selected mainly for rental yield. The product is a very large urban home inside a managed gated estate. A current third-party project profile lists a clubhouse-style social space, swimming pool, gym, controlled access, CCTV and 24-hour security, with common-area management associated with PLUS Luxury Management. Those facilities are most relevant to owner-occupiers who value estate management and shared amenities. They do not tell us the recurring common-area charge, the service scope for an individual house or which maintenance items remain with the homeowner; those cost details were not available in the primary launch material we reviewed.
Sansiri's launch material emphasises marble and stone-surface finishes, including facade treatment. At this price level, the buyer should go beyond the material names and examine the specification schedule attached to the selected home. The key questions are what is included in the contract price, the level of kitchen and built-in fit-out, sanitary ware, air-conditioning systems, landscaping and any plot-specific upgrades. A THB 55 million starting figure is useful as a market-entry anchor but says little about the final cost of a larger plot or a higher specification. Two houses in the same project can therefore be materially different purchases even when both sit under the same headline price campaign.
Foreign-buyer structuring needs special attention because this is landed housing, not a condominium purchase under Thailand's foreign condominium quota. Foreigners are generally restricted from owning Thai land directly in their own names, subject to narrow statutory exceptions. Long leases and separate rights in a building can be relevant structures, but the exact legal arrangement depends on the land title, contract and registration. We did not find a public BuGaan Voyy document setting out Sansiri's foreign-buyer structure for a specific house. A foreign buyer should therefore review the land title, sale or lease agreement and the registration path before paying a material booking or contract amount, rather than assuming that the ownership mechanics are the same as buying a condominium.
As of 5 September 2026, Sansiri still presents BuGaan Voyy as a new project in its active catalogue at a starting price of THB 55 million. What remains missing from the primary material is a confirmed handover year. Zmyhome lists 2028, but Sansiri's current pages and the Home.co.th profile we reviewed do not publish that date, so it should not be treated as established project data. For a buyer, the relevant document is the contractual construction and handover schedule for the chosen house. On a purchase of this size, even a modest change in timing can affect the family's move, financing or cash planning and the cost of maintaining alternative accommodation while waiting for completion.

The smaller of the two house types publicly named by Sansiri. At 540 sqm it is still a very large three-storey family home. The accessible primary material does not give a reliable type-specific bedroom, bathroom, parking or plot schedule, so figures from individual broker listings should not be treated as the standard Brill specification.
The largest house type disclosed in the material we found. Sansiri confirms 655 sqm, but the public article does not provide the full room schedule or plot size. A meaningful comparison with Brill therefore requires the actual floor plan, plot plan and specification for the selected house rather than relying on the 115 sqm size difference alone.
Sansiri explicitly says the project has three house sizes, but the accessible article names only Brill at 540 sqm and Crest at 655 sqm. Third-party sources also conflict on bedroom counts, with 3–4 and 4–5 bedroom ranges appearing alongside individual listings for specific houses. Bedrooms and bathrooms are therefore not normalised into the unit cards without a primary type schedule.
