There are three main residence designs. MANOIR NO.4 provides 453 sqm with four bedrooms and five bathrooms. MANOIR NO.5 increases the usable area to 543 sqm while retaining four bedrooms and five bathrooms. MANOIR NO.6 reaches 678 sqm with five bedrooms and six bathrooms. The plans also include two living rooms, a separate family area and staff accommodation, with more service space in the larger versions. That makes the choice more nuanced than simply selecting the biggest floor area. A household should look at how often it hosts extended family, whether live-in staff are part of daily life, how many cars need permanent covered space and whether a fifth bedroom is genuinely useful. The more practical takeaway is consistency: the entrance sequence, formal landscaping, clubhouse and house elevations are intended to read as one planned environment rather than a collection of unrelated custom houses. That visual coherence can be attractive to an owner who values a controlled estate aesthetic, but it should not substitute for plot-level due diligence. Public materials show the layouts and common-area concept in detail; they do not provide one universal, contract-ready specification covering every residence currently offered. Finishes, built-ins, appliances, landscaping and any upgrades need to be checked against the specific house and the sale documents.
The location is best understood as an east-Bangkok, car-oriented family base. The project sits off the Srinakarin–Rom Klao corridor in Hua Mak, Bang Kapi, within the wider Sansiri Krungthep Kreetha Community. That area has developed around larger gated housing estates, international schools and road access rather than a walk-to-CBD lifestyle. Sansiri’s own location information places Mandarin International School at about 1 km, Brighton College Bangkok at 1.5 km and Wellington College International School at 5 km. Si Kritha MRT station is shown at roughly 4.3 km, Hua Mak Airport Rail Link at 6.2 km and Suvarnabhumi Airport at 7.3 km. For households whose school run, airport access or work pattern already points east, this can be a rational daily-life location. Buyers who want rail access at the gate or a central Sukhumvit walking environment are looking at a different type of Bangkok home.
The shared facilities are unusually extensive for a detached-house estate. Sansiri describes more than seven rai of common areas, including a large clubhouse, several reception and social rooms, a panoramic gym, an outdoor pool longer than 25 metres, a putting green, a children’s playground and a landscaped pet area. These amenities do not replace the private space inside a 453–678 sqm home; their value is that exercise, children’s activities and some entertaining can happen outside the residence without leaving the estate. That also makes the recurring estate charge more relevant. The current public project page does not state a common-area fee, so a buyer should obtain the latest fee schedule, payment frequency and rules for the clubhouse and shared grounds before comparing total holding costs.
As of 7 September 2026, Sansiri still advertises the project from THB 65 million. Independent listings checked around the same date show examples around THB 79–80 million and materially higher, depending on house type, plot and seller. The sensible interpretation is that THB 65 million is the project’s advertised entry point, not evidence that a residence matching a buyer’s preferred size and plot is available at that price today. Completion timing is also less tidy than the headline marketing. Sansiri’s public page does not publish a project-wide handover date, while third-party profiles variously point to 2026 or 2027 and some listings already describe individual houses as ready to occupy. The contract for the selected residence therefore matters more than a generic project status: it should state the handover condition, outstanding works and the date by which the seller must deliver them.
Foreign buyers need to treat tenure as a first-order issue here. This is a landed detached-house project, so it does not offer the straightforward foreign freehold route that can exist for a condominium unit within the statutory foreign quota. Foreign nationals generally cannot take direct freehold title to Thai land in an ordinary residential purchase. Victoire’s public project materials do not publish a special foreign-ownership structure or plot-level land title information. Before paying a material deposit, an overseas buyer should see the title deed for the selected plot, the registered owner, any mortgages or other encumbrances, and the exact right being offered—such as a registered land lease combined with lawful rights over the building if that is the proposed structure.
