The arrangement gives older parents, children and guests more independence and reduces the long-term penalty of living across three floors.

A school-led location

Brighton College Bangkok is around 800 metres away, with Wellington College and other international schools in the wider corridor. For a family making the school run every weekday, that can outweigh a central-Sukhumvit address. The flip side is clear: CINQUIÈME works best for households comfortable with driving rather than buyers who want to walk to rail transit.

Private amenities first

Every house has its own pool and lift, so core lifestyle features sit inside the residence rather than in a shared tower-style amenity deck. The clubhouse, fitness facilities and communal pool add another layer without being essential to daily comfort. Ownership, however, comes with the maintenance obligations of those private systems.

Visible resale evidence

The project now has enough live listing activity to move beyond launch pricing. Recent listings provide a useful reality check on what sellers are asking for different house sizes and plots. That does not create a single market value, but it makes plot-by-plot comparison possible before negotiating with either the developer or an existing owner.

CINQUIÈME Krungthep Kreetha is a deliberately small A5 development in east Bangkok: 16 detached three-storey homes, each with its own swimming pool and private lift. They are large family houses designed to absorb several generations, staff, guests, storage and multiple living zones without forcing everyone into the same part of the house. A5's 2025 annual report records a site of roughly 9 rai 3 ngan 25.9 square wah and identifies the project owner as Asset Five Development Company Limited. For a buyer, the strongest case is therefore tangible: very low density, unusually large homes, private pools and lifts, and a location close to Bangkok's international-school cluster rather than a vague promise of prestige.

The layouts are especially relevant for multi-generational households. Maison Privée provides four bedrooms, five bathrooms, four parking spaces and a maid's room; Majesté increases that to five bedrooms, six bathrooms and five parking spaces. Detailed house reviews show that ground-floor accommodation is part of the planning rather than an afterthought. One bathroom is described with a level shower floor and easier access for an older resident or wheelchair user. That matters in a three-storey house, as does the lift: it turns the upper floors into practical daily space for parents, children and guests instead of creating a long-term mobility problem. The trade-off is ownership complexity. A home of this size brings ongoing costs for the pool, garden, lift, air-conditioning, exterior finishes and security systems. Buyers comparing CINQUIÈME with a condominium or a smaller detached house should budget for maintenance as a separate line, not assume the purchase price captures the true cost of living here.

This is also a car-oriented Bangkok address. The corporate location is Soi Krungthep Kreetha 20, Yaek 7 in Saphan Sung, and a specialist project review gives coordinates of 13.760174, 100.672095. A5's own location material focuses on road access rather than walkability: it quotes about 11 minutes to the Rama 9 Expressway and about 19 minutes to Suvarnabhumi Airport, while Brighton College Bangkok is roughly 800 metres away. That creates a very specific residential proposition. A family whose children attend schools in the Krungthep Kreetha corridor can live close to school while retaining road access towards Rama 9, Ekkamai and Thonglor. Someone who wants to walk to a BTS station, spend most evenings in central Sukhumvit or avoid daily driving may find the same location inconvenient. Advertised driving times are useful orientation only and can change materially with Bangkok traffic.

The shared amenities are relatively substantial for a 16-home community, but they are secondary to what already exists inside each residence. Public project material and specialist reviews describe a clubhouse, lobby, co-working or meeting space, fitness room, landscaped garden, a salt-water overflow pool, children's pool and jacuzzi. Every villa also has its own pool, so the communal facilities are more about a shared social layer than basic access to leisure. Security is described as 24-hour, with CCTV and controlled entry, and utilities are routed underground. At this price point, however, the more consequential question is how those facilities are operated after handover: the management entity, the common-area budget, the maintenance standard and the owner's responsibilities for private lifts and pools. A reliable current common-area fee was not found in the open sources, so operating costs should be obtained in writing before a purchase decision.

Pricing has moved beyond the launch headline. During the 2025 launch period, public reviews quoted Maison Privée from THB 65M and Majesté from THB 90M. By August 2026, specific to the project PropertyHub listings showed 655-sqm homes around THB 68.5M and an 805-sqm home at THB 94.5M, while DDproperty's project page in early September displayed a sale range of roughly THB 68.5M to THB 125M. Those numbers are market listings, not one developer price sheet, and they should not be treated as interchangeable. A particular house may differ in plot size, position, furnishing, specification, completion status and seller. The practical comparison is therefore house-by-house: ask which plot is being sold, what is included, whether the seller is the developer or an owner, what has already been transferred, and which payments remain outstanding.

Foreign ownership needs its own legal review. Property portals commonly label these houses as freehold, but freehold tenure on a listing does not remove Thailand's restrictions on direct foreign ownership of land. Foreigners generally cannot register land in their own name except under narrow statutory exceptions. CINQUIÈME's public material does not set out a dedicated foreign-buyer structure that resolves that issue. A non-Thai buyer should therefore separate the house from the land in the due-diligence process and inspect the land title, evidence of building ownership, the sale contract and any proposed registered long-term land lease. The goal is not to force a generic structure onto the project but to understand exactly what rights the selected transaction creates. Nominee-company arrangements should not be treated as a shortcut around the land rules.

Ownership format

Listings describe the houses as freehold, but that does not mean a foreign buyer can automatically take freehold title to the land. Thai law generally restricts direct foreign land ownership, subject to narrow statutory exceptions. No specific to the project foreign-buyer ownership package was found in the public CINQUIÈME materials, so the building title, land title and any long-term land lease structure must be checked against the selected property's documents and sale contract.
