Why this project is worth a look

Room to live outdoors

A separate plot gives residents parking, storage options and private outdoor space in ways that an apartment cannot. Privacy still varies by position. A corner home, a property facing a busy internal road and a house screened by mature planting can feel quite different despite sharing the same project address.

Plans for different households

Original designs range from 165 to 393 sqm and offer three- and four-bedroom arrangements. The estate can serve both smaller families and households that need workspaces or multigenerational accommodation. Actual resale layouts and approved alterations matter more than the headline bedroom count.

Facilities beyond the garden

The shared pool, clubhouse and landscaped areas add recreation space outside each private plot. They are valuable when the upkeep is sound and the access rules fit residents' routines. Visit the amenities in person to understand what still works as advertised.

An eastern Bangkok base

Schools, hospitals, shopping and major road links give households with eastern Bangkok routines a practical base. The same address is less compelling if every working day requires a long cross-city drive. Location is an advantage only when it matches the journeys you actually make.

A neighbourhood you can inspect

Unlike buying from a plan, buyers can assess established streets, adjacent homes and completed communal facilities. The other side is responsibility for ageing systems and maintenance. A detailed building inspection and a candid look at the estate accounts are more useful than historical sales claims.

About the project

Setthasiri Krungthep Kreetha is an established gated neighbourhood of two-storey detached houses in eastern Bangkok. It is not a condominium and it is not a new construction launch. The published master-project figures are 314 homes across 96 rai, with Sansiri as the consumer-facing development brand. A buyer today is normally evaluating an individual resale house, including everything its owners have maintained, altered or added over the years. There is also a separate development named Setthasiri Krungthep Kreetha 2 nearby. That later community has its own housing count and completion record, and its listings should never be treated as inventory in the original estate.

The strongest reason to consider this address is the kind of space it provides. Residents have a house on a separate plot, room to park, a private outdoor area and access to shared landscaped grounds without moving into an apartment tower. That can make a real difference when several generations live together, children need space outside or someone works from home. It does not mean complete seclusion. In a development of this scale, the internal street matters, neighbours still affect privacy, and shared management remains part of the ownership experience. One house may face a quieter garden while another sits close to the gate or an active communal space.

Access is via Soi Krungthep Kreetha 15/1 off Krungthep Kreetha Road. An on-site review recorded roughly 1.6 kilometres between the main road and the estate entrance. That separation helps explain why the residential setting feels different from the busier commercial frontage, but it also introduces a practical dependency on driving. A station or shopping centre that looks fairly close on a district map may not be comfortable to reach on foot from the estate. For a family with school runs, late arrivals and regular grocery trips, having a car is much more than a convenience here.

Eastern Bangkok offers several routes towards Srinakarin, Ramkhamhaeng, Rama IX and the motorway network. This is useful for residents whose regular destinations are on this side of the city or who travel towards Suvarnabhumi Airport. Yet road choice does not eliminate congestion. Local reviewers have specifically warned about delays around major junctions, especially at busy times. Someone commuting daily to the central business districts may experience the address very differently from a family whose school, office and relatives are all nearby. Test the actual journey at the hours you expect to travel; a weekend visit tells only part of the story.

The surrounding district has the institutions and services associated with an established residential area rather than an isolated housing project. Brighton College Bangkok is one of the better-known nearby schools, and the broader area also includes hospitals, grocery shopping, restaurants and golf facilities such as Krungthep Kreetha Sports Club and Unico Grande. Families may appreciate being able to organise much of their routine on the eastern side of Bangkok. Still, school admission, entrance location, pick-up traffic and the drive to medical care are practical questions, not benefits that a map can answer by itself. The estate works best when its surroundings match the household's real routine.

The original house catalogue is unusually varied. Seven configurations appear in the historic project reviews: Salar at 165 sqm, Salar (F) at 183 sqm, Cano at 193 sqm, Aurora at 260 sqm, Glacier at 318 sqm, Baikal at 393 sqm, and an L-shaped design of 289 sqm. These are original design references, not a live stock list. Resale listings can differ because owners have enclosed patios, renovated kitchens, reconfigured bedrooms or extended covered spaces. Two advertisements showing the same nominal house type can therefore represent rather different properties. Before comparing asking prices, distinguish the registered plot, the approved building area and any later alterations.

For smaller households, the compact three-bedroom plans may provide enough space without the running costs of a much larger building. The four-bedroom designs offer different possibilities: a separate study, accommodation for older family members, guest rooms or more privacy for teenagers. Larger homes can also provide service areas and additional parking. What matters is how the rooms connect, not simply the bedroom count. A bedroom upstairs may be ideal for children yet unsuitable for someone who needs to avoid stairs. A beautifully staged dining room may be less useful than a well-ventilated kitchen and straightforward laundry access. Floor plans deserve as much attention as the façade.

Some of the original designs explore an L-shaped footprint with living areas opening towards garden space. This arrangement can make the outdoor area feel like an extension of the home, especially for informal meals or young children playing under supervision. Its quality is highly site-specific, though. Window orientation changes the amount of afternoon heat, planting changes privacy, and large glazed doors require good seals and regular upkeep in a humid climate. A visit in the cooler morning does not show what a west-facing living room feels like in late afternoon. Checking light, shade and ventilation on the actual plot is more meaningful than assuming every house in the estate shares the same experience.

The communal facilities are a genuine component of the master plan. Historical site visits describe a clubhouse, an outdoor saltwater pool with a children's section, a fitness room and three landscaped gardens covering about five rai. One long garden also accommodates a walking or jogging path. Those spaces create room for everyday recreation that does not require a car journey or a private swimming pool on every plot. After several years of operation, however, the right question is not what the developer originally delivered but how residents can use those amenities now. Pool condition, landscaping, opening hours, guest access and the maintenance budget all affect their value.

Early reviews also documented gated entry, access cards, CCTV, security staff and household alarm equipment. These are useful details about the original specification, not a current security inspection. Technology ages, equipment is replaced and owners may disable devices during renovations. The same applies to boundary walls and common-area lighting: their continued effectiveness depends on maintenance. A buyer should be able to see the entry procedure working and understand how visitors, deliveries and service staff are managed. A brochure's list of systems is less persuasive than the estate's day-to-day operating practices.

Price comparisons need particular care because this is a resale market. A September 2026 listing showed an asking price of THB 12.399 million for a smaller two-storey house, the lowest identifiable current listing in the sources reviewed. This is a market reference, not a completed transaction or a promise that the home remains available. Larger plots, corner positions, improvements and furniture packages can create substantial differences between houses. Historic launch prices from 2015 and 2016 refer to different dates and product conditions; they are not evidence that any particular owner achieved a given capital gain. Work from the individual property's documents, condition and asking terms instead.

Community charges also require fresh documentation. A detailed 2016 review recorded a common-area charge of THB 31 per square wah of land per month, plus THB 6 per square wah for a shared access road. A later market profile states THB 55 per square wah per month. Those published figures conflict, and neither should be presented as the verified current charge for a particular house. The management office's latest schedule, payment history and any outstanding dues are far more useful. Beyond estate fees, ownership means looking after the private garden, air-conditioning, waterproofing, pest control and the building itself. A well-kept house can still require a meaningful annual maintenance allowance.

Foreign buyers face a legal question that does not arise in the same way with a qualifying condominium unit. These are houses built on individual land plots. Foreign nationals generally cannot own Thai residential land outright in their personal names, and the condominium foreign quota does not apply. A properly documented long-term land lease, normally limited to a 30-year term, may be considered in some circumstances, along with separately structured rights over a building. None of the public project listings verifies a single, project-wide arrangement available to all foreign purchasers. Renewal language in a contract is not the same as an automatically enforceable further term, and a nominal Thai-company ownership arrangement is not a safe shortcut.

The starting point for a resale purchase is the particular plot's land title, the seller's authority to transfer or grant rights, any registered mortgage, and the legality of improvements. The term Chanote is commonly used for a category of registered Thai land title, but the available material does not establish the title class of every plot in this estate. A buyer should not assume that a marketing phrase such as 'freehold' means a foreign individual can hold the land directly. It may accurately describe a Thai seller's tenure while being unsuitable for the proposed buyer. Legal structure, taxes, transfer costs and any lease registration need to be addressed before a non-refundable commitment is made.

Buying within a completed neighbourhood offers something off-plan property cannot: the physical home, roads, planting and neighbouring buildings are there to inspect. The trade-off is age and wear. Pay attention to roof leaks, drainage after heavy rainfall, air-conditioning, electrical updates, possible termite activity and any additions that connect to the original structure. Fresh paint may conceal problems that become obvious during wet weather. The management of communal land deserves its own inspection because deteriorating shared areas affect everyone's living environment, even when the house itself has been extensively renovated. Buying well means understanding both levels of upkeep.

There is an active rental market for family houses in the estate, but rental listings are not a forecast of achievable net income. A large house can be expensive to furnish, service and repair, and vacancy periods or agency fees can change the financial outcome. Nor will the highest advertised rent necessarily describe a typical tenant agreement. Owner-occupiers can instead focus on school logistics, storage, kitchen layout and whether the garden will actually be used. Both approaches begin with the same questions about title, building condition and recurring costs, but they lead to different choices between the homes available for sale.

Home types & sizes

Salar — 3 bedrooms
165 sqm
3 bathrooms

The compact original design, with parking planned for two cars. It suits buyers who value a private plot without taking on the largest house in the estate. Historic sources disagree on the bathroom count, so the actual layout must settle that point.

Salar (F) — extended design
183 sqm

An enlarged version of the Salar design appears in the historic catalogue. Rather than assuming the same internal arrangement as the 165 sqm home, inspect the floor plan and any changes made after the original sale.

Cano — 4 bedrooms
193 sqm
3 bathrooms

Four bedrooms within a relatively contained footprint, with space for two cars in the original specification. Its appeal is flexible room allocation rather than the expansiveness of the larger models.

Aurora — 4 bedrooms
260 sqm
4 bathrooms

A larger four-bedroom plan that offers more flexibility for a study or shared family space. The exact balance of living rooms, circulation and garden access is worth examining house by house.

L Shape — 3 bedrooms
289 sqm
4 bathrooms

The distinctive L-shaped house directs living space towards its garden and originally includes a service room. It is a different living proposition from simply adding another bedroom to a rectangular layout.

Glacier — 4 bedrooms
318 sqm
4 bathrooms

A substantial family home with three parking spaces in the original plan. It is most persuasive for households that will use the extra living space regularly, not merely keep it as an expensive reserve.

Baikal — 4 bedrooms
393 sqm
5 bathrooms

Among the largest original designs, with four bedrooms and parking specified for four vehicles. Buyers should budget for the practical consequences of a larger building: cooling, repairs and long-term upkeep.

These are historic original designs, not live resale availability. Renovations can change the room count and advertised floor area. The bathroom count for Salar differs across older sources; the actual floor plan and approvals govern the property being purchased. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families whose schools, activities and regular journeys are concentrated in eastern Bangkok, so the house and its garden can be used rather than merely visited between long commutes.; Households seeking a detached home with parking, several bedrooms and a quiet place to work, rather than an apartment-building lifestyle.; Multigenerational buyers willing to evaluate bedroom placement, stairs and separation of living spaces in the actual home, not only the brochure layout.; People who prefer to inspect a completed neighbourhood before buying and have the time to compare individual resale properties.; Owners comfortable with maintaining a private building, garden and shared-estate obligations over the long term.; may not suit: Anyone relying entirely on walking and public transport; the approach from the main road is a material part of everyday travel.; Foreign buyers who specifically require direct personal freehold ownership of the residential land. That is not the ordinary legal structure available for this property type.; Buyers expecting a guaranteed rental yield or a newly built home on a standard developer instalment plan.; People who do not want responsibility for private-building repairs, garden upkeep and estate management charges..

  • Completion records differ: a localized Sansiri page states 2018, FazWaz and DDproperty use 2015, and Think of Living lists 2016. The community is completed, but the exact final completion year cannot be reconciled from the public record reviewed.
  • Administrative location labels conflict. Sansiri, Think of Living and OpenStreetMap place the estate in Hua Mak, Bang Kapi, while Home.co.th and some listing descriptions use Saphan Sung, Saphan Sung. Access from Soi Krungthep Kreetha 15/1 is identifiable; the land title should settle the official subdistrict for a given plot.
  • Sansiri is the project brand, but its localized project page names NED Management as the developing entity. The original contracting company, title class and legally available structure for a particular foreign purchaser have not been verified through public listings.
