Why this project is worth a look
A lived-in neighbourhood
The streets and amenities already exist, so the buyer can see how the place works instead of interpreting a sales rendering. That is particularly useful for judging traffic inside the estate, neighbours and common-area maintenance. The homes themselves are also older and need proper inspection.
Space across three floors
Three bedrooms and three bathrooms recur in the listings, giving families more ways to separate work, sleep and shared activities. This is still a row-house arrangement, with stairs and party walls, rather than the privacy of a detached home.
Identifiable developer
Land & Houses is a named Thai property company with public corporate records. Knowing who built the estate supports project identification. It does not certify the legal title, renovations or building condition of an individual resale house.
Shared outdoor amenities
The pool, garden and security provision are documented by more than one project profile. They add something that a plain street-front townhouse may lack, provided that current management and fees support their upkeep.
Real homes to compare
Asking prices, stated sizes and finishes vary in the resale market. A buyer can weigh actual houses against personal needs, but has to scrutinise why one listing quotes more interior space or fewer square wah than another.
About the project
A buyer looking at Baan Mai Rama 9 – Srinakarin is dealing with an established residential community, not a launch campaign. Land & Houses developed this townhouse estate in eastern Bangkok, and independent project directories consistently record 217 homes on a 22-rai site. The completion year is given as 2014. Those details matter less as marketing credentials than as a guide to what can be inspected today. You can see the actual streets, shared facilities and neighbouring houses before deciding. You cannot assume that a new-build warranty, an identical payment plan or developer-owned inventory will apply. The home on offer is a resale property, with its own owner, legal history and condition.
Three-storey townhomes dominate the resale listings, most frequently arranged with three bedrooms and three bathrooms. The format creates a different kind of daily life from a high-rise apartment. There is a door directly onto the neighbourhood street, a ground-floor area that can accommodate shared family routines, and upper floors that may work better for sleep or quiet work. It also means climbing stairs every day and living with party walls. Whether that is a welcome compromise depends on who will use the house. A buyer with young children may value separation between living and sleeping spaces; someone with mobility limitations may see the same floor plan as a long-term inconvenience.

The estate's earliest project descriptions give 132 square metres of usable space and house plots ranging from 22 to 45 square wah, the local unit used for land area. Resale advertising is less uniform. Homes have been listed at 132, 160, 165, 170 and 185 square metres, while several adverts describe plots of about 19 to 21 square wah. It would be misleading to present those figures as five official developer floor plans. The records do not establish whether every difference reflects an original model, an extension, a measurement convention or a listing error. Buyers should separate the land area shown on the title from the interior floor area on a plan and the seller's quoted size.
The practical comparison is often between two individual houses rather than two neatly named product types. One may have more covered parking, another a better-positioned living room; a corner home may offer a different outlook from a unit farther along a row. Listings within the same estate mention one and two parking spaces, which makes it unwise to treat either number as a universal specification. During a viewing, the placement of stairs, natural light, kitchen ventilation and the condition of bathrooms can tell you more than a broad size category. If an extension is presented as additional living area, its physical condition and legal status are both part of the purchase, not something to discover after paying a deposit.
As of 10 October 2026, the lowest advertised sale figure found on DDproperty is THB 3.6 million. That is a listing-based entry point, not an accepted transaction price, and the unit may be withdrawn or re-priced before a buyer contacts the agent. Other adverts identify homes around THB 4.2 million and THB 4.5–4.6 million. Such a spread is not in itself evidence of rapid price growth or a bargain. Homes can differ in plot dimensions, room configuration, renovation, furnishings, parking and debt status. A historical starting price of THB 3.65 million appears in earlier project material, but it belongs to the original selling period. The project is described as sold out at developer level; current buyers should not read old launch pricing as a live direct offer.
One benefit of buying into a mature community is that shared amenities can be judged on their present condition. Project descriptions identify a communal swimming pool, landscaped garden space and security arrangements. CCTV is also listed by several property databases. Whether those amenities remain attractive depends on routine management: pool maintenance, street lighting, gate procedures, rubbish collection and the appearance of shared areas. A gym appears on some portal profiles but is not equally supported by the more detailed historical sources. It should not influence a purchase decision until its existence and current access rules have been confirmed. A shared swimming pool is a useful feature only when it is properly operated and residents can actually enjoy it.
Estate maintenance deserves as much attention as the condition of a freshly painted interior. A gated townhouse scheme needs money for common spaces, security and facilities. No reliable current community-fee schedule was established from the public material reviewed. The buyer therefore needs more than a seller's promise that charges are low. Ask to see the relevant management statement, what the fee covers, whether any payment is overdue and who becomes responsible for outstanding amounts on transfer. Those expenses can change the budget substantially when a household is comparing a townhouse with a condominium or a stand-alone house. They also affect the estate's appearance in a future resale.
For a sensible location test, start with Soi Krungthep Kreetha 7 rather than with the words Rama 9 in the project name. Contemporary site descriptions trace the approach from Krungthep Kreetha Road into this side street and through an area with other low-rise residential developments. This is eastern Bangkok; it is not a townhouse next to the central Rama 9 business district. A journey that works well for a household travelling along Krungthep Kreetha or Ramkhamhaeng may be less attractive for somebody commuting daily to an office across the city. Traffic patterns and the direction of travel matter more than a promotional claim that several main roads can be reached.
There is a useful caution about the postal address. Thai project descriptions identify Saphan Sung subdistrict and Saphan Sung district, while several international directories file the same development under Hua Mak, Bang Kapi. The detailed street reference and project identity match, so this is not enough evidence to split the records into separate estates. Nevertheless, a postcode or portal category is not a substitute for the administrative designation on a land-title document. The address used here follows the more detailed Thai sources and preserves the road and soi. The location marker should be treated as an approximate estate position, not a surveyed boundary or a guarantee that the pin falls on the house being sold.
Transport listings mention points around Si Kritha and Si Burapha and the broader rail connections in eastern Bangkok. Maps can be valuable for narrowing a search, but they should not be confused with a tested door-to-platform journey. Pavements, junctions, station access and the operating status of the particular line all matter, especially in heat or heavy rain. The Mall Bangkapi and Samitivej Srinakarin Hospital also appear in neighbourhood references, alongside schools and other daily services. For a family, the useful question is not how many names fit into a marketing radius. It is whether the morning school run, grocery shopping and return from work fit a routine the household will actually keep.
The ownership question is more consequential for an overseas buyer than any of the room dimensions. Baan Mai Rama 9 – Srinakarin is a landed townhouse development, not a condominium registered for individual apartment ownership. Thailand's foreign condominium quota does not apply to the land beneath one of these houses. Although local resale advertisements often say freehold, that describes the form of the asset being offered in the Thai market. It does not mean a foreign individual is automatically eligible to register the land in their own name. Thai rules generally restrict direct foreign land ownership, subject to narrow statutory exceptions and approvals which should never be assumed to apply in an ordinary townhouse transaction.
A foreign purchaser may instead examine whether a properly registered long-term lease over the land, potentially coupled with separate rights to a building, is legally available for the chosen property. Ordinary registered land leases are generally discussed in terms of a maximum initial term of 30 years. Extensions depend on the contract, the law and the parties involved; a marketing reference to a future renewal should not be treated as equivalent to another guaranteed registered term. Nothing in the public project profiles establishes a standard foreign-buyer lease arrangement at this estate. The seller's capacity to grant the lease, the property's existing encumbrances, the structure of building ownership and what happens if the land changes hands must all be established from actual documents.
There is no reason for a Thai buyer eligible to own the land outright to ignore these checks either. A proper transaction requires confirmation of the seller's title, the description and boundaries of the land, any mortgage or other registered restriction, and legal ownership of the building. A Chanote title, if produced, has a specific significance as a land-title deed, but the title type for an individual advertised house cannot be inferred from a property portal. The buyer should also learn whether extensions have been approved, whether a tenant is in occupation and whether the estate management has any claims against the owner. Signing a reservation document before the legal position is understood puts negotiation pressure in the wrong place.
The construction date is another reason to prefer a close inspection to a quick online comparison. A home reported as completed in 2014 has been through years of use, climate and, potentially, changes of ownership. Roof condition, rainwater drainage, damp patches, electrical work and air-conditioning installations may all deserve a professional look. On three levels, noise movement and heat on the upper floor can be more significant than an attractive front elevation suggests. Neither a developer's reputation nor an advertisement's description of a recently renovated house establishes how well its hidden services have been maintained. A viewing should include the actual property and its external surroundings, not only the shared pool.
The rental listings provide evidence that households are offered homes in this estate, generally with three bedrooms. Advertised monthly rents in the sources reviewed run from approximately THB 22,000 to THB 32,000, though each platform has a different set of available homes and update dates. Those figures say something about the visible letting market; they are not verified achieved rents, evidence of uninterrupted occupancy or a ready-made investment yield. Owners must allow for vacant periods, upkeep, agent fees, common charges and tax obligations. Furnishing and pet policies can also affect the market for a particular house. If rental income is central to the purchase, comparable signed leases and realistic expense assumptions are more useful than a single online asking price.
Resale liquidity is equally property-specific. A townhouse is not an interchangeable small condo unit: plot size, frontage, vehicle access, renovation quality and unusual interior alterations can all influence the next buyer's decision. The existence of listings across several agencies shows that there is a visible secondary market, not that any home will sell promptly at its asking price. A house with straightforward ownership records and functional family space may be easier to explain to future purchasers than one with an inflated area claim or an unclear extension. Buyers who expect to sell in a few years should think about that distinction while selecting the house, not only when preparing to leave.
This development is most relevant to people who actually want a three-storey home in the eastern part of Bangkok and are prepared to evaluate a specific resale property carefully. The established estate, developer identity, known unit count and shared amenities provide useful context. They do not replace the individual title search, engineering inspection or an honest assessment of travel needs. The best next step is to shortlist actual houses, compare the land described by their documents, understand what ownership can legally be transferred and then decide how much the condition, location and upkeep justify paying. That order protects a buyer from being persuaded by either the cheapest headline or the longest list of amenities.
Ownership format
Landed townhouse rather than a condominium. Listings describe freehold title in the Thai resale market, but foreign individuals generally cannot register land ownership directly, save for narrow statutory exceptions. A registered land lease, usually with an initial term up to 30 years, potentially combined with separate building rights, may be explored only if the chosen property and its documents permit it. No project-specific foreign-buyer arrangement, land-title type or enforceable renewal right has been established. The 49% condominium quota does not apply.
Home types & sizes
The original project material refers to a usable area of 132 sqm, and some rental advertisements describe three-bedroom homes of this size. It is a reference point, not evidence that every townhouse has the same plan. Plot area, orientation and parking should be confirmed for the particular property.
A current resale advertisement describes a three-storey, three-bedroom house with 160 sqm of internal space and a 21-square-wah plot. This is one seller’s measurement rather than an authenticated developer floor plan. The title deed and actual configuration matter more than its rounded size.
A lower-priced resale offer advertises 165 sqm of living area on approximately 19 square wah of land. The advertised amount is not an independent appraisal. Buyers need to verify the listing is available and establish what part of the quoted area is legally documented.
One larger advertised three-bedroom house reports 185 sqm on a roughly 20-square-wah parcel. The public record cannot explain whether that difference from the historical 132-sqm specification results from the original design, later alteration or the seller’s method of measurement.
These entries are historical specifications and examples from separate resale advertisements, not four verified original developer floor plans. Plot area in square wah is different from internal usable space. The individual deed, floor plan and any permitted alterations take precedence over listing measurements. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Access is via Soi Krungthep Kreetha 7 off Krungthep Kreetha Road; the soi number is more useful for navigation than the Rama 9 name alone.
- Detailed Thai records place the estate in Saphan Sung, while several portals group it under Hua Mak/Bang Kapi. The property’s official administrative address must be read from its deed.
- Si Kritha and Si Burapha are neighbourhood transit references, not promises of a short walk or a particular service frequency.
- Project-area references include Bangkapi shopping facilities, schools and Samitivej Srinakarin Hospital; real journey times depend on the actual house and travel mode.
- Private parking capacity varies across individual listings, so it should be inspected rather than inferred from the estate name.

Best for: Households based in eastern Bangkok who want three bedrooms, their own entrance and room for family life on multiple levels. The daily drive or rail journey to school and work needs to make sense from this actual street, not from the project's branding.; Buyers who would rather inspect a completed home than select a proposed unit. Comparing natural light, an upper-floor bedroom, the condition of bathrooms and the fit of a car can be more informative than discussing generic floor-plan categories.; Residents willing to take responsibility for house maintenance while also contributing to the upkeep of communal facilities. A pool and landscaped area are useful, but routine fees and shared rules remain part of ownership.; Thai purchasers entitled to register land ownership, and foreign purchasers only where a suitable, individually verified legal arrangement can actually be put in place. A favourable asking price does not resolve the land-ownership restriction.; Long-term rental investors who can assess family tenant demand with realistic vacancy and maintenance allowances. Advertisements provide a place to start researching, not a promised return.; may not suit: Foreign buyers whose non-negotiable requirement is to hold the land outright in their own individual name. A landed townhouse does not qualify for the foreign ownership quota available to eligible condominium units.; Anyone needing step-free daily access or an address close to the central Rama 9 commercial area on foot. This is a three-storey product in a different part of the city, regardless of its name.; People seeking a brand-new developer sale with a uniform instalment plan, standard new-house handover conditions or guaranteed rental income. The development is complete, and today's properties are predominantly individually owned resales..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Detailed Thai project descriptions use Saphan Sung for both subdistrict and district, while several English-language platforms classify the same address as Hua Mak, Bang Kapi. The street identity agrees; the exact administrative designation needs confirmation from the particular title deed.
- Original project descriptions give land plots of 22–45 sq wah and 132 sqm of living area, whereas resale advertisements include plots of 19–21 sq wah and interiors of 160–185 sqm. Those differences cannot be reconciled without original plans and the relevant land documents.
- PropertyHub and PropertyScout record 2014 completion, but some FazWaz entries still carry an off-plan label. The estate is clearly an existing residential development; the off-plan designation should not be taken as a genuine construction status.
