Why this project is worth a look
A genuine city setting
The address belongs to eastern Denpasar, not to a beachfront resort corridor. For a household, the day-to-day surroundings, access and travel routines are more important than a holiday-let marketing story.
An identifiable original format
The developer gives a 66 sqm parcel and a 36 sqm building. These are useful baseline facts, provided they are not mistaken for a certified measurement of a house offered for resale today.
A named development company
PT Nuansa Bali Utama includes Casa Jepun Gatsu in its own residential portfolio and appears in an independent company directory. The trail identifies the original developer brand without pretending to verify any current owner’s selling authority.
Clear investment limits
There is no substantiated rental programme, occupancy record or current sales inventory. The project can be researched on its own terms rather than converted into a speculative yield claim.
About the project
Casa Jepun Gatsu belongs to a part of Bali's housing market that is easy to overlook when browsing resort property listings. The name appears in the historic residential catalogue of PT Nuansa Bali Utama, with a location on Jalan Jepun Putih in eastern Denpasar. Its original offer was for a compact house rather than a managed holiday villa or an apartment in a tall building. That distinction matters. A city home is judged by how it works day after day, not by a projected short-stay occupancy rate. The online trail establishes that the development was marketed, but it does not establish a house for sale today. Buyers encountering the name in 2026 should therefore treat it as an older residential development and work outward from an identifiable individual plot, not from a presumed stock of new units.

The most useful figures come directly from the developer's surviving catalogue: 66 square metres of land and 36 square metres of building area. These are two different measurements. The land figure describes the lot; the building figure describes the advertised house. Neither number tells us the number of bedrooms, the number of floors, the width of a driveway, or whether the internal arrangement is comfortable for a particular household. We could not retrieve an original floor plan for Casa Jepun Gatsu. A buyer looking at a present-day house should compare the deed, measured structure and actual room layout instead of assuming it remains exactly as first marketed. Subsequent extensions could make an old listing inaccurate even if the street address is right.
The price printed beside Casa Jepun Gatsu is another historic fact, not a live quotation. The Indonesian wording is “920 jutaan,” broadly an advertised figure around IDR 920 million. There is no confirmed 2026 asking price, current unit availability or list of what that original sum included. We have deliberately not treated it as a current starting price in the property record. In this part of Denpasar, newer house listings can refer to substantially different plot sizes, layouts and construction periods. Importing one of those prices into Casa Jepun Gatsu would produce a seemingly useful number without a factual basis. An actual offer must be linked to a particular house, seller, legal title and current condition before it can be compared with anything else.
The location has a more reliable paper trail. The developer specifies Jalan Jepun Putih, Gatot Subroto Timur, Denpasar. The local government of Desa Kesiman Kertalangu independently identifies Jalan Jepun Putih within the eastern Denpasar administrative district and records road-surfacing works there in 2024. This verifies the street's local context, not the position of Casa Jepun Gatsu's gate or the condition of its private access. No site boundary, house number, cadastral reference or unambiguous project coordinates were available. A map pin placed in the middle of Kesiman Kertalangu would imply more accuracy than the evidence supports. The street reference is therefore retained without fabricated latitude and longitude.
For someone comparing Denpasar with Canggu, Uluwatu or a beachfront resort area, the everyday purpose of this location deserves attention. Denpasar is Bali's working city: commuting, practical shopping, school routines and access to services influence the value of a home. The project's public material does not give verifiable travel times to a beach, hospital, airport or workplace. Those times would change with a real departure point and traffic conditions anyway. Rather than create a list of attractions with invented distances, a meaningful viewing would focus on the final approach road, where cars can stop, how water drains during heavy rain, and the noise or activity around the actual house. None of those observations has been established by a promotional description alone.
An international property portal, Housearch, lists Casa Jepun Gatsu as a villa development. Its page also mentions a terrace, a gated community and a “Ready” completion status. Those are useful leads, but they are not the same as signed building documents or a verified site inspection. In particular, the portal presents 66–76 square metres under an apartment-labelled area field, whereas the developer separates a 66-square-metre lot from a 36-square-metre building. The numbers may describe different things. We have not silently reconciled them, treated them as net living area, or invented a second unit type. The original 66/36 combination is the only concrete format carried into the unit card, with the portal discrepancy retained as a limitation.
PT Nuansa Bali Utama is a credible identification for the development brand, not an automatically verified counterparty for a future purchase. Its own site names the company and displays Casa Jepun Gatsu alongside other housing schemes. A third-party Indonesian corporate-information directory carries the same registered name and a Denpasar address on Jalan Gatot Subroto. Historic company material describes its activity in housing development. None of these items proves who holds the certificate for each Casa Jepun Gatsu plot today, who would sign a resale contract, or whether any original developer warranty survives. If the property has passed into private ownership, the current owner's title and authority to sell will matter far more than the name on an archived promotional page.
There is a separate identity trap on Jalan Jepun Putih. A marketed project called Nuansa Indraswari Residence also uses this street and carries its own 100-square-metre land and building configuration, unit count and asking price. It is not a documented phase of Casa Jepun Gatsu. A shared neighbourhood and the word “Nuansa” do not make the properties interchangeable. We have excluded that project's plans, construction progress and promotional amenities from this record. Nor is there a substantiated count of houses or clearly documented phases within Casa Jepun Gatsu itself. Housearch describes a cluster, but that does not provide a reliable site plan. Any resale presented under this name would need to be matched to the original development's parcel boundaries.
Foreign ownership requires a separate legal assessment. Indonesian land law does not allow an individual foreign citizen to take Hak Milik, the full land-ownership right, directly. Hak Pakai is a distinct right of use available only under applicable conditions; Hak Guna Bangunan is a building-related land right whose holder and duration must be checked. Nothing in the accessible Casa Jepun Gatsu material identifies its underlying certificate, remaining term or the legal route that a particular foreign buyer could use. A label such as “freehold” in a future agent's message would not settle that question. Neither would an informal arrangement holding the title in another person's name. What matters is the land-office record and the exact legal interest the buyer would actually receive.
A specific foreign-buyer threshold makes the old marketing figure especially easy to misread. The ATR/BPN legal register still lists Ministerial Decision 1241/SK-HK.02/IX/2022 as in force, and an Indonesian parliamentary publication quotes the Bali land office on a minimum of IDR 5 billion for a landed home acquired by a foreigner through the regulated housing-right framework. An old advertisement around IDR 920 million is not evidence that this particular home can be registered in a foreign buyer's name using Hak Pakai. Eligibility also depends on the applicant, the property and the form of the transaction; the threshold alone is never sufficient. Since neither a live contract nor a title document was available, we make no claim that Casa Jepun Gatsu is currently legally purchasable by a foreign individual.
Building permissions call for similar precision. Indonesia's SIMBG system distinguishes PBG, which concerns building approval, from SLF, the certificate dealing with fitness for use. Older housing stock may also have permits from the former IMB system. No project-specific IMB, PBG or SLF was available to review for Casa Jepun Gatsu. That is a gap in accessible evidence, not a finding that a permit was never issued. Housearch's “Ready” marker should not be converted into a confirmed handover or occupancy certification. If an existing house is offered, the seller should be able to explain which permit applies to the building as it stands, not simply show an architectural concept or an old sales advertisement.
For an owner-occupier, a practical next step would be to identify one address and inspect the actual house, documents and access rights. For a rental buyer, the questions are slightly different: who is legally permitted to let the house, what type of tenant would realistically seek this location, which repairs might be needed, and what operating costs remain after rental income. No project-level evidence supports a management programme, guaranteed rent, occupancy forecast or resale yield. The existence of a residential cluster does not confer permission to operate short stays. In the end, Casa Jepun Gatsu is a traceable historical development with a known developer association, street and original compact-house format. Its saleability, condition, title and 2026 price remain matters for a specific identifiable property, not for an aggregate project card.
Home types & sizes
These two figures come from PT Nuansa Bali Utama’s catalogue. The original room count, bathrooms, floor arrangement and any changes made to a resale home remain undocumented.

Location
- The developer places the scheme on Jalan Jepun Putih in the Gatot Subroto Timur area of Denpasar, but provides no numbered plot address.
- Desa Kesiman Kertalangu government material independently locates Jalan Jepun Putih in East Denpasar. It does not identify Casa Jepun Gatsu’s entrance or parcel boundaries.
- This is an urban residential setting. Road access, daily travel needs and the immediate surroundings have to be assessed from the actual house rather than unsupported journey-time claims.
- Nuansa Indraswari Residence is separately marketed on the same street. Its specifications, facilities and current price must not be attributed to Casa Jepun Gatsu.

Best for: Owner-occupiers considering a modest home in working Denpasar rather than a resort-style villa purchase.; Buyers evaluating a specifically identified resale house, with its measured layout, site access and ownership history available for scrutiny.; Purchasers willing to establish legal eligibility and the actual land title before discussing a price or paying a reservation fee.; may not suit: Investors requiring a documented private pool, serviced-villa operation or guaranteed short-let returns; none has been established here.; Foreign buyers assuming the historic IDR 920 million advertisement grants direct ownership of the underlying land.; Anyone needing a verified current unit, completion certificate and asking price before deciding whether to inspect a property..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The developer describes a 36 sqm house on 66 sqm of land; Housearch displays 66–76 sqm without separating plot and building area. Original plans, number of houses, storeys and possible phases are unverified.
- Housearch labels the development “Ready”, but no completion or occupation documents were reviewed. A current unit, October 2026 asking price and confirmed resale offer were not established; IDR 920 million is an old advertisement.
- The individual land certificate, present seller and authority to sell, foreign-buyer legal structure, IMB/PBG permissions and SLF have not been reviewed. An exact plot number and site coordinates are also unavailable.
