Why this project is worth a look
An established community
With completion generally dated to 2007, this is a neighbourhood buyers can inspect as it actually operates today. The surroundings are no longer speculative; the uncertainty sits mainly in each house's condition, maintenance record and later alterations.
Large homes at resale prices
Fresh listings show roughly 200–300 sqm houses in the THB 5.5M–7.2M range. That is not a developer price list: plot size, renovation quality, parking and extensions can explain large differences between apparently similar homes.
Built for car-based living
Watcharapol is more practical for drivers than for buyers whose first priority is a station at the gate. Road links toward Watcharapol, Permsin, Phahonyothin and the Sukhaphiban 5 expressway connection shape the location's everyday usefulness.
Real shared amenities
A pool, fitness facilities, clubhouse, communal green space, children's area and security are supported across several sources. In a mature estate, current maintenance standards and fees matter more than the original amenity checklist.
Every house needs diligence
Nearly two decades of individual ownership means additions and renovations are common. A buyer should understand whether extra space is original or added, how well it was built, and what the title, building records and physical inspection say about the specific property.
About the project
Casa Ville Watcharapol is an established gated housing community in Sai Mai, northern Bangkok. It is no longer a developer-led new-build sale; buyers are choosing among privately owned resale houses. Major project directories consistently describe roughly 400 homes, while Dot Property and Hipflat date completion to January 2007. That age matters. There is no single current specification that applies to every house, so a sensible purchase decision starts with the individual property: its physical condition, later extensions, maintenance history, land documents and any obligations attached to the estate.
The project sits on Watcharapol Road in Khlong Thanon, Sai Mai. An older location review and recent resale listings point to the same compound, with an entrance coordinate around 13.895257, 100.638059. The name creates a genuine research trap because Casa Ville Watcharapol-Permsin and Casa Ville Watcharapol-Sukhapiban 5 are separate Q House developments nearby. Some portals appear to blend specifications between them. We have therefore treated the original Casa Ville Watcharapol as its own project and excluded floor plans, unit counts and completion data that clearly belong to the later communities.

The development is associated with Q House, the consumer brand of Quality Houses Public Company Limited, an active Thai listed property company whose business includes residential development. That corporate continuity helps confirm the project's origin, but it should not be confused with a new-build warranty. A 2007 resale house has spent years under private ownership, and its present condition depends on maintenance and alterations made since handover. The developer's current corporate standing is therefore background context, not a substitute for inspecting the specific property or reviewing the seller's documents.
This is primarily a car-oriented Bangkok address rather than a rail-first urban home. Watcharapol, Permsin and Phahonyothin roads form the practical road network around the area, and project descriptions repeatedly reference access toward the Sukhaphiban 5 expressway connection. For a household that wants a detached home, private land and two or more parking spaces, that can be more relevant than walking distance to a station. Everyday services are already established around Sai Mai, while recurring landmarks in project and listing sources include Don Mueang Airport, Central Ramintra and Bhumibol Adulyadej Hospital.
The resale stock shows why this project cannot be reduced to one standard house type. Current listings include three-bedroom homes around 150 to 230 square metres and four-bedroom homes around 200 to 300 square metres. Land plots in live ads also vary materially, with examples around 60, 76–77 and more than 90 square wah. Those are observed resale configurations, not a recovered original developer schedule. Over nearly twenty years, owners have added kitchens, carports, offices, terraces and other extensions, so the usable area shown in an advertisement may describe a heavily modified house rather than the original built form.
Fresh PropertyHub listings on 7 October 2026 ranged from about THB 5.5M to THB 7.2M. The lowest clearly time-stamped example was a four-bedroom house of about 200 square metres at THB 5.5M; other current asks were around THB 6.9M to THB 7.2M. Hipflat displayed a lower THB 4.89M offer, but the page makes the freshness of that individual listing less clear. We therefore use THB 5.5M as the conservative dated entry point. In a mature estate like this, the plot, renovation quality, structural upkeep, position inside the project and extent of later alterations can move value more than bedroom count alone.
The common facilities are relatively well corroborated once the generic portal checklists are stripped away. Across Dot Property, Hipflat and resale descriptions, the project is associated with a swimming pool, fitness facilities, clubhouse, landscaped communal areas, children's space and security. CCTV and controlled access are also referenced. For an older gated community, the useful question is not simply whether those amenities exist, but how they are maintained today and what residents currently pay for them. Some listings quote a common fee of THB 25 per square wah per month, but we did not locate a primary management document confirming that rate estate-wide, so it is not treated as a fixed project fact.
The project's maturity is a practical advantage and a due-diligence burden at the same time. Buyers can inspect the real neighbourhood, tree cover, street widths, traffic and surrounding development rather than relying on an off-plan promise. Yet a 2007 house may carry maintenance issues that do not show up in polished listing photos. Roof condition, drainage, electrical systems, plumbing, air-conditioning, moisture, settlement and the workmanship of later extensions deserve more attention here than a brochure specification. A house with 280 or 300 square metres of advertised usable area may be genuinely more functional, but that extra space should be understood rather than assumed to be original.
Foreign buyers also need to separate ownership of a house from ownership of the land underneath it. Thai law generally restricts direct foreign land ownership, subject to narrow statutory exceptions. A portal may label a resale house as freehold, but that label usually describes the land tenure in the local market; it does not by itself establish that a foreign individual can register the plot in their own name. The selected property therefore needs a title review, confirmation of the registered owner and encumbrances, and a lawful ownership or lease structure appropriate to the buyer. Nominee-shareholder arrangements are not a substitute for that analysis.
Casa Ville Watcharapol is best assessed house by house rather than as a packaged investment scheme. A well-kept property with a sensible plot, usable parking, clean legal documentation and professionally executed extensions is a very different resale proposition from an equally old house that needs major systems work. The headline asking price should therefore be considered alongside the likely post-transfer repair and renovation budget. That is especially important when comparing a cheaper listing with a more expensive home that has already had substantial work done.
For the right buyer, the appeal is straightforward: established low-rise living, more private space than a condominium, and resale prices that can sit below many newly launched detached-house communities in Bangkok. The trade-off is that uniform developer quality is no longer available. Each house has its own history. Buyers who are comfortable inspecting a mature property and verifying the underlying documents may find good options here; buyers who want a brand-new handover, standardized finishes, a developer payment schedule and new-home warranties will probably be better served by a newer project.
Home types & sizes
Hipflat shows an active listing of about 150 sqm. This is an individual resale house, not a verified original developer floor plan.
A current resale example sits on roughly 76 square wah of land. The floor area and layout may reflect owner modifications made after the original handover.
The lowest clearly time-stamped PropertyHub listing found on 7 October 2026, on a plot of about 60 square wah.
A fresh listing quotes a 77-square-wah plot and two parking spaces. In a mature estate, the stated usable area may include later extensions.
We did not find a surviving primary developer schedule of original Casa Ville Watcharapol house types. The cards above are real 2026 resale examples, not standard developer plans, and advertised usable area may include later extensions or alterations. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 5.5M on a PropertyHub listing refreshed on 7 October 2026. This is the lowest clearly time-stamped market anchor we found; the specific house, condition, furniture, title documents and transaction terms still need to be checked separately.
- Completed: 2007
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families wanting a detached home, private plot and practical parking within Bangkok.; Buyers who prefer an established neighbourhood they can inspect today rather than a future masterplan.; Purchasers willing to compare individual resales by condition, documentation and extension quality instead of relying on a standard developer specification.; Car-dependent households for whom Sai Mai and Watcharapol road access matters more than having rail immediately outside the gate.; may not suit: Buyers who specifically want a brand-new handover, standardized finishes and a developer warranty.; Anyone unwilling to inspect an older house and budget for potential systems or renovation work.; Foreign buyers who require simple direct registration of the underlying land in their own name; landed property in Thailand needs a separate legal analysis..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- We did not locate a primary developer document showing the original house-type schedule, areas and exact composition of all 400 homes; current listings reflect houses that may have been altered by owners.
- Some resale listings quote a common fee of THB 25 per square wah per month, but we did not find a current estate-management document confirming that rate for the entire project.
- Land title and the ownership structure available to a foreign buyer depend on the selected property; a portal's 'freehold' label does not replace title and registration due diligence.
