Why this project is worth a look

Two clear base plans

The original product is easy to understand: roughly 110 sqm with a 5 m frontage or roughly 126.5 sqm with a 5.5 m frontage, both two storeys with two-car parking. Resale alterations are now common, so knowing the base plan makes it easier to see what a seller has actually changed and whether the premium is justified.

Delivered, not promised

The estate is completed and sold out. The clubhouse, pool, fitness space, garden and access control can be judged as operating facilities rather than brochure promises. That is a meaningful advantage in due diligence because the buyer can inspect how the shared areas and management work today.

A functioning resale market

Homes continue to come to market in 2026, giving buyers more than one reference point for price and condition. The freshest lower asking anchor found in early October is about THB 3.09M. A lower headline elsewhere may exist, but freshness and seller confirmation matter more than winning a search-result price race.

Built for everyday living

Two floors, two-car parking in the original plans and family-scale common facilities make this much more convincing as a primary home than as a short-stay investment product. The surrounding neighbourhood is also predominantly residential, which supports normal daily life but does not create tourist demand by itself.

Title before discount

A foreign buyer is acquiring an interest in a landed townhouse, not a condominium foreign-quota unit. The land title and legal holding structure need to be understood before negotiating small differences in asking price. If the rights cannot be structured cleanly for the specific house, a cheap listing is not a bargain.

About the project

Lumpini Town Ville Phaholyothin - Saphanmai is an established low-rise community in northern Bangkok rather than a project still waiting to be delivered. LPN’s corporate material identifies a 262-home, two-storey townhouse development on just under 22 rai of land. The group later highlighted that all 262 homes were sold within roughly one year and ten months. That matters to a buyer in 2026 because the original launch campaign is no longer the useful reference point. The real decision is now house by house: current condition, land plot, alterations made by previous owners, included fixtures, recurring community costs and the seller’s title documents.

There were two original house formats. The smaller version has a frontage of about 5 metres, land starting around 16.8 square wah and roughly 110 sqm of usable area; its launch layout showed two bedrooms, two bathrooms, one flexible room and parking for two cars. The larger format has a frontage of about 5.5 metres, land starting around 19.2 square wah and roughly 126.5 sqm; it was presented with two bedrooms, three bathrooms, two additional rooms and two parking spaces. Current resale ads often market homes here as three- or even four-bedroom properties. That does not automatically mean the sources disagree: flexible rooms and later owner modifications can change how a specific house is used. Bedroom count in a resale listing therefore needs to be read as a feature of that house, not as a new official project plan.

At 262 homes, the estate is large enough to support shared facilities but not so large that it feels like a township. Project-era sources consistently describe a clubhouse, saltwater swimming pool with a children’s section, fitness room, meeting room, playground, landscaped garden, outdoor exercise equipment, controlled vehicle access, CCTV and 24-hour security. The internal plan placed the main road through the site with smaller cul-de-sac branches serving the rows of homes. The practical character is residential and family-oriented: the common facilities are there for the people living inside the estate rather than to create a destination for visitors or short-stay guests.

The address is Phahonyothin 54/1 Soi 4 in Khlong Thanon, Sai Mai. This is not a station-front development. It sits inside a mature residential pocket of northern Bangkok, with road access toward Phahonyothin, Sai Mai and Phoem Sin and onward connections to the Green Line via local transport. For drivers, having more than one route in and out of the wider area is useful. For someone who expects to walk directly from the front gate to rapid transit every day, it is a weaker fit. Contemporary project reviews also flagged congestion on the surrounding main roads during peak hours, so the location works best when the buyer accepts northern Bangkok travel patterns rather than treating the word ‘Saphanmai’ as shorthand for immediate BTS access.

The 2026 resale market is active but fairly thin. PropertyHub showed a 110 sqm home at THB 3.09M refreshed on 3 October 2026, while larger and corner plots were marketed at higher prices. Other live and recent listings across PropertyHub, Livinginsider and DDproperty broadly sit around the low-THB-3M range up to roughly THB 3.95M, depending on plot size, renovations and included furniture. Zmyhome still displays an owner listing at THB 2.93M, but its refresh history is older than the October PropertyHub inventory. For that reason the page uses THB 3.09M as the freshest lower anchor rather than chasing the absolute lowest number that may no longer be actionable.

Resale condition varies materially. Some homes retain the original scale and layout; others have enclosed rear kitchens, extended canopies, built-in wardrobes, multiple air-conditioners or converted flexible rooms into additional bedrooms. These changes can be genuinely useful, but they also make headline comparisons less reliable. A 110 sqm home advertised as three bedrooms may not be directly comparable with a 126.5 sqm corner unit, even when their asking prices are close. The land plot in square wah, the original house type, the quality and legality of alterations, drainage and roof condition, and the exact fixtures included in the transfer are all more important than a portal’s simple price-per-square-metre figure.

There is a recurring common-fee reference of THB 40 per square wah per month: it appeared in an early project profile and again in an owner resale listing. That consistency is useful, but we did not find a current 2026 invoice or an official community-management tariff, so it should be treated as a working reference rather than a guaranteed charge for the next buyer. The same discipline applies to transfer-fee splits. One owner listing states a 50/50 transfer arrangement, but that is a seller term for that property, not a project-wide rule. A resale contract should spell out exactly which taxes, transfer fees, common-fee arrears and utility balances are paid by each party.

For a foreign buyer, the central legal issue is land. This is a townhouse on a land plot, not a condominium unit that can simply be transferred under the condominium foreign quota. Thai land law generally prevents a foreign individual from owning land directly, subject to narrow statutory exceptions and approvals. A transaction may instead involve a registered lease and separate rights relating to the building where the title and contract support that structure. The crucial point is not to choose a structure from a sales pitch. The exact land title, ownership of the structure, lease term, registration, transferability, inheritance position and exit route should all make sense for the specific house before funds are committed. Nominee-company ownership is not a legitimate shortcut.

The project therefore makes the most sense as a ready, owner-occupied townhouse community with a visible resale market. Its strengths are tangible rather than speculative: two-storey homes, two-car parking in the original plans, useful shared facilities and asking prices that remain relatively accessible for a Bangkok landed home. Its compromises are equally tangible: it is not walk-to-BTS, each resale now has its own renovation history, and foreign ownership requires more legal work than buying a condominium. A buyer who is comfortable with those trade-offs can compare individual homes here on merit. Someone seeking effortless foreign freehold, central-Bangkok convenience or a documented rental-yield product should look elsewhere.

Ownership format

This is a landed townhouse rather than a condominium unit. A foreign individual generally cannot register the land directly in their own name except under narrow statutory exceptions; a lawful structure for a specific purchase may instead involve a registered land lease and separate rights to the building where the title and contract allow it. Nominee ownership is not treated as a valid workaround.

Home types & sizes

Approx. 5 m frontage plan
approx. 110 sqm
2 bathrooms

The original layout had two bedrooms, one flexible room, two bathrooms and parking for two cars, with land starting around 16.8 square wah. Resale owners often use the flexible room as a third bedroom, so the current internal layout should be verified house by house.

Approx. 5.5 m frontage plan
approx. 126.5 sqm
3 bathrooms

The larger original type had two bedrooms, two additional rooms, three bathrooms and two-car parking, with land starting around 19.2 square wah. Current resale ads often describe examples of this plan as three-bedroom homes after owner alterations.

The cards describe the original project plans. Resale bedroom count, plot size and usable area can differ because of corner plots, enlarged land, extensions and owner alterations; 2026 listings should be checked against the title documents and the house as built. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 3.09M based on a fresh PropertyHub resale listing for a 110 sqm home, refreshed on 3 October 2026. This is the lowest recent resale anchor found, not a fixed project price; the specific house, availability, condition, title and transaction terms need separate confirmation.
  • Completed: 2022

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family looking for a completed two-storey home in northern Bangkok with two-car parking and meaningful shared facilities.; A car-oriented buyer who values house and land area more than being able to walk straight from the gate to a BTS station.; A resale buyer willing to compare the actual condition, alterations and plot of several homes rather than relying on a developer’s single price list.; A foreign buyer who understands the land-ownership restriction and will proceed only with a lawful, documented holding structure for the chosen property.; may not suit: A buyer seeking the simplicity of foreign condominium ownership without separate land-right structuring.; Someone who requires genuinely walkable BTS access and central-Bangkok convenience without a local-transport connection.; An investor who needs a documented rental programme or guaranteed yield; the researched sources do not show such a product here..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Zmyhome still shows an owner listing at THB 2.93M, but its refresh history is older than the fresh October PropertyHub inventory; it is not used as the primary price anchor until the seller confirms it is still actionable.
  • An early project profile and an owner listing both state a common fee of THB 40 per square wah per month, but no current 2026 management invoice or tariff was found in public sources.
  • The land-title type and any separate building-right documentation for a specific resale house are not confirmed in public sources; these depend on the chosen property and the seller’s documents.
