Why this project is worth a look

Live and work separately

Three main floors plus the half-level configuration create more opportunities to keep private and work areas apart than in a conventional two-storey townhome. The developer explicitly publishes residential and work-oriented planning concepts. That can suit a home office, studio or small professional workspace, although the permitted use of a specific house should still be checked against project rules and local requirements.

A 5.7-metre frontage

The 5.7-metre width can make a material difference to room proportions and the way the ground floor is divided. The developer also states that the design includes a double-height volume reaching about 5.4 metres. That feature adds spatial character, but it can also affect cooling, acoustics and the amount of floor area that is genuinely usable, so it is worth assessing in the actual house rather than from renderings alone.

Only 30 homes

The compact scale means fewer neighbours and a simpler set of shared facilities. The official project information confirms visitor parking, green space and security rather than a large clubhouse programme. This format may appeal to buyers who would rather pay for their own multi-level space than for a pool, gym and leisure facilities they may not use.

Northern Bangkok access

The project has a clear geographic use case: Sai Mai, Phahonyothin, Don Mueang and the northern road network. With the nearest Green Line stations about 2.4–2.7 km away, a car remains important for many daily routines. Two parking spaces at the house and substantial visitor parking support that car-oriented pattern better than a transit-first lifestyle.

About the project

BRITTON Phahon - Thep Rak is a 30-home, 3.5-storey townhome development in Soi Thep Rak 45, Khlong Thanon, Sai Mai, on the northern side of Bangkok. Its proposition is more specific than a standard suburban townhouse estate. Baan Sang Mit markets the homes around a 5.7-metre frontage, a large double-height volume and flexible internal space that can be configured around both living and working. For a buyer, that means the useful comparison is not with a compact two-storey townhouse but with larger urban homes that can separate private rooms from a studio, office or client-facing area.

The location is consistently identified as Soi Thep Rak 45, Khlong Thanon, Sai Mai, Bangkok 10220. It sits within the northern Bangkok road network linking Thep Rak, Phahonyothin and Vibhavadi-Rangsit. Home.co lists Saphan Mai BTS at roughly 2.4 km and Sai Yud BTS at about 2.7 km. That makes the project connected to the Green Line, but not genuinely station-adjacent; most residents will still use a car, taxi or local connection for the first leg. The location makes more sense for households whose routine is already centred on Sai Mai, Don Mueang, Phahonyothin and the northern expressway network than for someone commuting into central Bangkok entirely by rail every day.

The site area is reported as 2 rai 3 ngan 92.2 square wah. Multiple independent sources repeat 30 homes, 3.5 storeys, land plots of roughly 22–36.8 square wah and a headline usable-area range of 220–280 sqm. There is, however, a meaningful inconsistency on the developer's own project page: the YOUR HOME - LIFE SPACE plan is shown at 220 sqm, while YOUR WORK - LIFE SPACE is shown at 295 sqm. That 295 sqm plan sits above the published headline maximum of 280 sqm. Rather than smoothing the numbers into one convenient range, this dossier keeps the developer's plan labels as published and flags the mismatch for unit-level verification.

The current pricing signal is relatively consistent. Home.co, updated on 7 July 2026, lists a starting price of THB 8.39 million, and a current PropertyHub sale listing carries the same starting figure. This should be read as a market floor, not a fixed project-wide price. Older listings show substantially higher asking prices for larger plots and different configurations, so the amount paid for a specific house will depend on plot size, built area, fit-out and remaining stock. A buyer should confirm the exact unit, inclusions and transfer conditions rather than assuming that the lowest advertised number applies to every available home.

Completion timing is less tidy than the sales price. PropertyHub records the project as completed in 2025, Homenayoo reported that some homes were ready for occupation in 2025, while ZmyHome currently shows 2026 as the completion year. The developer's own page does not provide a single definitive completion date. The common thread is that the project is now being sold as a completed or ready product rather than as a distant off-plan scheme. For due diligence, the practical question is the completion and handover condition of the exact house being purchased, together with the relevant transfer documents, rather than which aggregator has the better year label.

Shared facilities are deliberately limited. The developer confirms a pocket park, visitor parking for around 30 cars, 24-hour security with CCTV and a separate waste-management area. PropertyHub displays a much broader generic facility list that includes a pool, fitness room, sauna, restaurant and other amenities, but those items are not supported by the developer page or the more detailed local project reviews. They are therefore excluded here. Buyers should approach BRITTON as a low-rise townhome community with practical common areas, not as a club-style residential compound whose value proposition depends on extensive shared leisure facilities.

Foreign ownership needs separate attention because this is landed housing, not a condominium unit. Thailand's Department of Lands and BOI guidance make clear that foreign individuals generally cannot own land directly, subject to narrow statutory exceptions. The project materials reviewed for BRITTON do not publish a foreign-buyer structure, land-title type or a specific to the project leasehold route. That does not make a transaction impossible, but it means the legal structure cannot be inferred from the marketing page. A foreign buyer should resolve land rights, building ownership, registration and the contracting party before paying a reservation amount.

Taken as a whole, BRITTON Phahon - Thep Rak is most compelling as a large, flexible home for a household that genuinely benefits from 220 sqm or more and wants the option of incorporating work space. Its small 30-home scale, wide frontage and northern Bangkok location create a very different ownership experience from a central condominium. The trade-off is equally clear: rail is not at the gate, common amenities are basic, and the land component makes foreign-buyer structuring more complex. A serious inspection should focus on the specific plot and house—usable area, stairs and double-height voids, fit-out level, parking, land documentation and what is actually included in the quoted price.

Home types & sizes

YOUR HOME - LIFE SPACE
220 sqm

The developer presents this as the more residentially oriented layout. The project-wide specification is 3.5 storeys with a 5.7-metre frontage and two parking spaces at the house. Public sources do not provide a consistent bedroom-by-bedroom breakdown for this exact plan, so conflicting aggregator data is not carried into the card. A buyer should ask for the current floor plan for the specific unit and check how much of the stated area is taken by stairs, double-height space and rooms that function as everyday living space.

YOUR WORK - LIFE SPACE
295 sqm

The developer publishes a separate 295 sqm plan aimed at a combined home-and-work use case. That figure is higher than the 220–280 sqm headline range shown elsewhere on the same developer page and repeated by several independent sources. We therefore retain 295 sqm as the stated size of this specific plan without treating it as the confirmed upper limit for every house. The contract area, land plot and permitted business use should be checked for the actual unit before reservation.

The developer simultaneously publishes a 220–280 sqm headline range and a separate 295 sqm work-oriented plan. Both published layouts are retained without forcing the mismatch into one range. Bedroom and bathroom counts by plan are omitted because aggregator figures are inconsistent. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Soi Thep Rak 45, Khlong Thanon, Sai Mai, northern Bangkok. The map point is supported by local project reviews; the registry uses a wider radius because the public address is tied to the soi rather than a confirmed individual house number.
  • About 2.4 km to Saphan Mai BTS and 2.7 km to Sai Yud BTS on the Green Line. These are short local trips, not true doorstep rail access.
  • Around 1.5 km to North Bangkok University and roughly 2.3 km to CGH Phaholyothin, with the everyday retail and services of Saphan Mai and Sai Mai nearby.
  • Home.co places Don Mueang Airport at about 7.6 km, making the location more relevant to northern Bangkok and airport-oriented routines than to a daily central-Bangkok rail commute.

Price & purchase terms

  • Current price: From THB 8.39M on Home.co as of 7 July 2026 and a current PropertyHub listing in July 2026. This is a lower market anchor; the exact house, availability, fit-out and transaction terms need separate confirmation.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families looking for a large multi-level home in northern Bangkok with two parking spaces and substantially more internal area than a typical townhouse.; Buyers who genuinely need a home office, studio or small work area and are prepared to confirm the permitted use of the selected house.; Households whose routine already centres on Sai Mai, Phahonyothin, Don Mueang and northern expressway access, and who are comfortable using a short local connection to the BTS.; Buyers who prioritise 220 sqm or more of private space over a large pool, clubhouse and extensive shared facilities.; may not suit: Foreign buyers who need a simple, already-published direct ownership structure: BRITTON does not disclose a foreign-buyer land structure, while Thai land ownership rules require separate legal analysis.; Car-free buyers expecting to walk to rail every day; the nearest Green Line stations are roughly 2.4–2.7 km away.; Buyers choosing primarily for resort-style shared amenities; the developer's confirmed common facilities are much more limited than the generic list shown on some portals..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts across sources: PropertyHub says 2025, ZmyHome says 2026, and Homenayoo reported some homes ready in 2025. The project is treated as completed today, but no single completion year is asserted.
  • Area figures conflict within the developer's own materials: the headline range is 220–280 sqm, while the published YOUR WORK - LIFE SPACE plan is labelled 295 sqm. The contractual area of the selected house must be checked directly.
  • The land-title type, foreign-buyer ownership structure, common fee and payment schedule were not found in public project materials. Pool, gym, sauna and other facilities shown in PropertyHub's expanded list are also not treated as confirmed because they are absent from the developer's project page.
