Why this project is worth a look
A neighbourhood you can inspect
Pave is a completed 308-home estate rather than a proposed set of houses. Streets, neighbouring plots, access arrangements and the buildings themselves are there to examine. That removes construction-delivery uncertainty, but replaces it with a different question: how well has each individual house been maintained?
Three meaningful house plans
The original Linear, Circle and Infinity designs covered 168, 178 and 217 square metres with three, four and five bedrooms. Infinity's original flexible ground-floor rooms may be particularly useful for extended families. The value is in how the space works, not in simply buying the highest bedroom count.
Independent outdoor space
Detached houses offer their own plots and two parking spaces in the original designs. Garden potential, privacy and vehicle access will vary with the plot and any changes made by former owners. Buyers can select for the way they actually live rather than assume all examples of the same model are interchangeable.
Shared estate amenities
The development was planned around a clubhouse, pool, gym and green spaces, with managed access and security. These services can support daily family life, especially for households spending time at home. Their current condition, rules and costs are resale due-diligence items, not facts established by the original marketing materials.
Real assets, real paperwork
A resale purchase allows physical inspection and a direct view of neighbours and roads. It also means dealing with the current seller's title, liabilities and any renovation history. Foreign buyers face an additional land-ownership constraint that cannot be solved by the name of the developer or the word 'freehold' on a listing.
About the project
Pave Ramintra-Wongwaen is an established estate of two-storey detached houses in Sai Mai, on Bangkok's northeastern side. It offers a different proposition from a condominium apartment: a building of your own, a separate land plot and an estate with shared services. There are 308 houses. This is suburban family housing rather than a secluded holiday villa, and that distinction matters. The space and independence can be attractive, but the owner also takes responsibility for a roof, drainage, garden, utilities and a much more complicated land transaction if the buyer is not Thai.
The project is associated with SC Asset, and its identity is unusually well documented for an older resale estate. SC Asset's 2018 corporate report lists PAVE Ramintra–Wongwaen as a 308-house development, with launch-era selling prices of THB 4.3–8.2 million. A separate company filing names V.Land Property as the entity holding the development land at that time. The brand behind the project and the person selling a house today serve very different legal roles. In a resale, it is the present owner and the present title that decide what can actually be transferred.

Construction began in May 2017, according to the company's regulatory filing. That document described the estate as about 90% built at the end of 2018, with completion expected during 2019. Major property directories also use 2019, while some websites give November 2018. Rather than claim a definitive handover date for every house, it is safer to treat Pave as a completed, occupied estate from that period. The benefit of buying now is the opportunity to judge an actual building and an existing neighbourhood instead of interpreting renders and future delivery promises.
The geography explains much of the appeal. The estate sits off Soi Kanchanaphisek 4 in O Ngoen, Sai Mai, near the frontage road serving Bangkok's eastern outer ring road. The road network links toward Ramintra, Khu Bon, Sukhaphiban 5 and the Chatuchot junction. For households that drive to schools, business districts or other parts of Bangkok, several road choices are useful. They are not a guarantee of a predictable commute. A short route on a map can become slow at the interchange, and travel times should be tested at the hours that matter to the household.
Daily life here is likely to be organised around a car. Earlier site visits described a residential setting with local shops and markets, while larger shopping destinations such as Fashion Island and The Promenade sit within the broader Ramintra area. One original review noted that a regular bus did not stop directly at the estate gate. Public transport may have changed since that review, so this is not a claim about the exact 2026 timetable. It is a reason to test the last part of the journey, not merely establish whether a rail line exists somewhere in the wider district.
A buyer choosing between listings should begin with the floor plan, not the estate's name. Three original house designs were marketed: Linear at 168 square metres, Circle at 178 square metres and Infinity at 217 square metres. Each had two floors, three bathrooms and two parking spaces. The headline difference is the number of bedrooms—three, four and five respectively—but their real value lies in how the rooms are arranged. A family that spends its evenings together will not necessarily prefer the largest number of enclosed spaces; someone working from home may feel differently.
Linear keeps its original sleeping accommodation upstairs. Three bedrooms occupy the upper floor, while the living and dining spaces and kitchen sit below. That separation can help a family maintain a quieter private floor when visitors come round or children are playing downstairs. It is less convenient for an older relative who cannot regularly use stairs. Before comparing asking prices for two 168-square-metre houses, ask whether either has been extended, whether the kitchen has been changed and how much of the land plot remains as usable outdoor space.
Circle offers four bedrooms within 178 square metres. It is worth looking beyond the ten-square-metre difference from Linear because an extra room changes the ratio of bedrooms to communal space. One of those rooms could be used as a study, but it may also make bedrooms feel smaller or circulation less generous. The original drawings establish a starting point; they are not proof of a resale property's present internal layout. Owners may have combined rooms, enclosed a terrace or altered the downstairs kitchen. A current measured plan and physical viewing carry more weight than a launch brochure.
Infinity, at 217 square metres, was the most expansive of the three original types. An early detailed walk-through describes two rooms on the ground floor and three bedrooms upstairs. The demonstration interior used downstairs rooms for flexible activities rather than necessarily as two conventional bedrooms. That flexibility is valuable to a multigenerational household, but a ground-floor room alone is not enough to establish accessibility. Consider the entrance step, bathrooms, door widths and the route from parking to the room before promising an older family member they will be able to live entirely on one level.
Land sizes introduce another dimension that the floor areas do not capture. The official development filing gave an original plot range of 50.6 to 147.8 square wah, the Thai land-area unit. The smallest and largest sites are therefore very different propositions even where houses started from the same design. One may suit someone who wants a small garden requiring little care. Another might make outdoor dining, children's play or a more private edge to the neighbouring house practical. Position within the estate and any roadside exposure can matter just as much as the stated size.
The two-car provision is a starting point, not an assurance that two current vehicles will fit comfortably. A gate that has been moved, a storage area added under the canopy or a wide vehicle can change the reality. Check whether passengers can open their doors, how a car reverses into the road and whether deliveries can reach the entrance without blocking neighbours. For a household with more than two vehicles, it would be unwise to assume that the communal road can serve as overflow parking. Site rules, not an owner's preference, determine the answer.
Original project coverage describes a clubhouse, swimming pool, gym, communal greenery and children's activity space. Access control, CCTV and guards also formed part of the estate's marketed facilities. That is meaningful in a gated community, but the existence of a facility in a 2017 photograph says nothing about its current opening hours, maintenance budget or staffing. Families may want to use the pool frequently; other households will be paying for amenities they rarely visit. The operating arrangements are a financial question as much as a lifestyle question.
A historical review quoted an estate maintenance charge of THB 35 per square wah of land per month and referred to an additional charge for using the clubhouse. Those figures should not be carried into a 2026 budget as if they were current. Fees, management arrangements and access rules may have changed. An informed buyer obtains the latest bill, checks for any unpaid dues attached to the home and asks what the shared budget pays for. Security, landscaping, road repairs and pool upkeep do not happen without an operating organisation and a reliable flow of contributions.
Current pricing is resale pricing. A DDproperty advertisement refreshed on 30 September 2026 offered a three-bedroom, three-bathroom house with 168 square metres of floor space on a 51-square-wah plot for THB 4.8 million. That is the lower asking-price example found in this review, not a verified transaction or a promise of availability. Other advertisements for larger or differently altered houses can be much more expensive. The number on a listing needs to be read beside the land plot, condition, documents, renovation history and seller's circumstances, not simply divided by floor area.
Do not confuse this resale anchor with the project's early sales literature. SC Asset's 2018 annual report gave an original THB 4.3–8.2 million price band, and a 2021 editorial review reported a different contemporary marketing range. Neither proves where an individual house should trade in October 2026. An apparent discount might come from older fittings, a modest plot, a pressing need to sell or a perfectly ordinary pricing strategy. It might also conceal defects. A comparison between two homes only becomes useful when their land rights and physical condition are understood.
A completed estate lets buyers investigate issues that cannot be seen in a sales gallery. Visit after recent heavy rain if possible, or ask residents how water behaves along the road and around the plot. Look at roof and ceiling marks, exterior cracking, drainage falls, electrical work, plumbing and air-conditioning systems. None of those items should be assumed to be faulty simply because a house dates from 2018 or 2019. The point is that ownership costs depend on condition. An independent building inspection can turn an attractive advertised price into a much clearer total budget.
The ownership structure is a separate decision that should be settled before deposits become non-refundable. Pave comprises houses standing on land, so Thailand's 49% foreign ownership quota for condominium units does not solve the issue. A foreign individual generally cannot own a Thai land plot outright. A registered lease, commonly for a period of up to 30 years, may be possible, and separate ownership of a building may be arranged where the documents support it. Future lease extensions must not be treated as automatic, and nominee-company shortcuts carry serious legal risks.
A resale agent may label a house 'freehold', reflecting the tenure offered to a qualified landowner. That does not establish that the same ownership can be registered in a foreign individual's name. The land title, registered owner, encumbrances, rights of access and any structure-related documents all need to match the transaction being proposed. The specific title type—potentially a Chanote, which records registered land rights and boundaries—has not been independently verified for the houses being advertised. The buyer should also know which party signs the sale or lease and whose account receives the money.
For a buyer seeking a long-term family base in Bangkok, Pave offers a coherent choice: detached space, several genuine floor-plan options and the ability to inspect a mature estate before committing. It is a less obvious fit for someone who expects to commute by train every day, wants the simplicity of condominium title or requires a guaranteed rental return. Resale opportunities will be highly individual. The sensible comparison is between actual houses, their legal position and the cost of living with them—not between a developer's old concept image and a present-day asking price.
Ownership format
These are landed houses, not condominium units subject to the 49% foreign quota. Foreign individuals generally cannot hold Thai land directly. A properly registered land lease of up to 30 years, potentially alongside separate ownership of the building, may be considered where the documents and seller permit it. Neither the title nor a viable foreign-buyer structure is confirmed for any particular resale home.
Home types & sizes
The original layout puts all three bedrooms upstairs, keeping living and dining areas on the ground level. It can work well for a household that prefers generous shared space over a fourth bedroom, provided stairs are not an obstacle. Two parking spaces were part of the initial design. For a resale, assess kitchen alterations, the condition of bathrooms and the plot itself; the model name does not fix the land size or the current finish.
Circle adds a fourth bedroom while increasing the original floor area only modestly over Linear. It may suit children who need separate rooms or a dedicated home office, but room dimensions and storage deserve close attention. The original arrangement provided two car spaces. No single reliable October 2026 asking-price floor has been established specifically for this unaltered plan, so compare actual resale houses rather than relying on a model-wide price.
The largest original design offers a notably different distribution of space. An early walkthrough records two ground-floor rooms and three upstairs bedrooms, allowing the lower level to be used for guests, work or potentially an older relative. Whether it genuinely supports someone with limited mobility depends on thresholds, bathrooms and the actual resale layout. Confirm any modifications and the present room count before treating a listing as a standard Infinity house.
These are the original developer-era house designs, not a guarantee that every resale still matches the drawings. Listings can reflect extensions or changed room configurations. Building floor area and land area in square wah are separate measurements; the current layout and registered plot boundaries must be checked for the selected property. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families planning to live in Bangkok full-time, who rely on a car and value a private plot more than a central rail-linked address. The three original layouts create meaningful options without waiting for construction.; Buyers comfortable judging an older resale property on physical condition, land size, common charges and renovation costs. The ability to inspect the actual house is an advantage when used properly.; Multigenerational households that need flexible ground-floor accommodation, provided accessibility and bathroom arrangements can be verified on site rather than assumed from the model brochure.; Eligible Thai land buyers, or foreign purchasers who have obtained independent advice on a lawful lease-and-building structure before offering deposits or signing binding documents.; may not suit: People whose main requirement is walking to a rail station and completing most daily journeys without a car. A ring-road location is a different trade-off.; Foreign individuals expecting the straightforward registered ownership available to qualifying condominium buyers. Landed homes require a separate and more restrictive legal analysis.; Anyone requiring a brand-new handover, assured rental yield or a price that can be accepted without reviewing the individual house, its maintenance history and the seller's documents..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates differ: the developer's 2018 filing projected 2019 and major directories use 2019, while some platforms state November 2018. The precise completion or handover date of an individual resale house remains undocumented.
- Site-area figures conflict: SC Asset's filing records 78 rai, 0 ngan and 41.10 square wah, while editorial directories publish 78 rai, 3 ngan and 4 square wah. The corporate filing also uses Nam Wong Road, whereas property guides locate the entrance off Soi Kanchanaphisek 4; the plot documentation should resolve the formal address and boundaries.
- Public resale materials do not establish the particular land title, a foreign purchaser's permissible house-and-land arrangement, current communal charges or whether a particular property has outstanding estate dues.
