Why this project is worth a look

A house of your own

The development has 194 individual two-storey houses, rather than a tower of apartments. Private parking and land around each home create an everyday kind of independence. The trade-off is that building upkeep and the condition of the plot matter more to the owner than they would in a conventional condominium.

Layouts serve different routines

The jump from MONET to EDVARD adds a fourth bedroom. The larger VINCENT and PICASSO designs instead make room for a second lounge and a third vehicle; PICASSO also provides a staff room. These differences should be weighed against the people who will actually live in the house, not just its headline area.

Existing rail access

The Pink Line already runs, and Bang Chan station is listed by AP at 2.2 km from the estate. That is meaningful transport infrastructure available today. It is also far enough to require a last-mile plan, especially for school-age children, older relatives or residents who do not drive.

Shared places beyond home

A pool, children’s swimming area, gym, gardens and working space give residents a reason to use the common areas. They can be useful without making the community a serviced resort. Maintenance fees, estate rules, operational condition and management standards still need to be considered.

More than one seller

AP advertises named homes, and resale listings also appear under the development. That gives buyers an opportunity to compare finished properties rather than relying on a single price range. The comparison only holds after confirming that the floor plan, land plot and title of each advertised house are what the listing says.

About the project

A detached house is a different purchase from a Bangkok condominium, and CENTRO Ramintra 2 should be judged on those terms. The development consists of 194 two-storey houses in Bang Chan, Khlong Sam Wa, on the northeastern side of the city. AP Thailand is the developer, and independent project directories record completion in 2025. There are four published designs, ranging from 193 to 274 sq m, each with parking beside the house. The appeal is not a hotel-style list of services: it is having distinct living spaces, a plot to look after and shared facilities beyond the front gate. Buyers also assume responsibility for the condition of a whole building rather than the interior of an apartment. In October 2026, individual developer offers and resale advertisements coexist. That makes the market more varied than a single launch price and means the words “completed project” do not guarantee every advertised property has the same handover history.

The floor plans reveal more about the proposition than an abstract price per square metre. MONET starts with three bedrooms, three bathrooms, 193 sq m and two parking spaces. EDVARD is only moderately larger at 210 sq m, but it moves to four bedrooms and five bathrooms without adding a third parking bay. VINCENT has 252 sq m, two family living areas and three parking places. PICASSO takes the layout to 274 sq m, adding a separate staff room while keeping four bedrooms and two living areas. The right comparison is therefore about a household’s routine. Does someone work remotely while children use the main lounge? Is an older parent going to stay for months? Is there a regular need for space for domestic help? A large number on a brochure may be less useful than one well-positioned room or an easy route from the kitchen to the laundry area.

Read moreShow less

Each house also comes with land, which must be evaluated independently of the built area. An early detailed review gives minimum plot sizes from 50.7 square wah for MONET to 59.8 square wah for PICASSO. Those are design starting points, not promises that every resale home has exactly that land area. AP, for example, advertises a named EDVARD-size property, B08, with a 53.2 square wah plot. A viewing should therefore go beyond the internal floor plan. Stand in the garden, look toward neighbouring windows, check how much shade reaches the living areas and see how usable the space around the building really is. Two homes with the same 210 sq m interior can feel completely different when one faces the estate garden and another is exposed to the afternoon sun. Lot boundaries and any additions to the house also deserve documentary attention.

The project’s official address is Soi Charoen Phatthana, also referred to as Ramintra Soi 117, in Bang Chan. This matters because AP and other developers have multiple estates with very similar Ramintra names. CENTRO Ramintra 2 is not THE CITY Ramintra 2, and it is not CENTRO Ramintra–Chatuchot 2. A location mistake would undermine every later comparison of sale price, plot size and commuting time. Once the address is correct, the practical question is how daily trips begin: the route from the estate gate to the main road, possible congestion at the junction, and the trip back at the end of the day. The surrounding network gives drivers several directions of travel, but road choice is only useful when it works at the hours a family actually travels. A weekend viewing cannot answer a weekday school-run question.

The MRT Pink Line is an established service rather than a promised future addition. AP quotes approximately 2.2 km to Bang Chan station and 2.5 km to Setthabutbamphen. Those figures can sound close, but they do not make the estate a walk-out-of-the-door rail address. Residents still have to bridge the distance between the gate and the station, potentially with another vehicle. That gap matters when it is raining, when carrying shopping or when accompanying children. For errands, AP lists Fashion Island shopping centre at 5.3 km, Synphaet Serirak Hospital at 3.3 km and Setthabutbamphen School at 2.7 km. They are useful reference points for the local family lifestyle, not predictions of travel time. The rail line broadens the choices; it does not remove the need to understand who in the household will still rely on a car.

Facilities are meant to make the estate more than a collection of individual plots. The developer shows a saltwater swimming pool with a children’s section, a fitness room, shared working space and landscaped gardens. Detailed project coverage also identifies a clubhouse, a playground and a pet area. Security personnel, CCTV and AP’s KATSAN access-control system are among the stated estate features. This creates the possibility of a convenient routine: exercise without driving to another gym, occasional work outside the house and a common outdoor setting for children. But amenities are an ongoing service, not an entitlement to permanently unchanged opening hours or equipment. Inspect their present condition, the rules on pets and guests, and the estate management’s record of repairs. A 2023 review included a maintenance fee, yet there is no verified current tariff in the developer material consulted for this dossier.

There is a benefit to considering an estate already described as completed in 2025: buyers can inspect streets, planted areas, neighbouring homes and built facilities instead of imagining them from a site plan. There is also a subtle complication. AP continues to market specified houses, while secondary-market advertisements appear separately. The transaction may involve a house that has never been occupied, one previously transferred to an owner, or one that has been altered since completion. AP publicly describes warranties for structure, architectural works and building systems, but the clock and eligibility depend on the sales and handover documentation. On a resale purchase, establish whether any cover remains with the property. Look at water ingress, drainage around the plot, workmanship, electrical systems, records of modifications and how the property has been maintained. These are sensible inspections of any detached home, not evidence of a known defect at this estate.

Advertised prices illustrate why the particular property must be identified before discussing the number. AP gives a broad project range of THB 8.79–12 million, yet its unit-level offers include a 210 sq m house, B08, at THB 7.89 million. Separately, a broker advertises a house in the project for THB 6.5 million. That lower listing claims 200 sq m, three bedrooms and two bathrooms, a combination that does not correspond to the published MONET, EDVARD, VINCENT or PICASSO specifications. It could reflect an alteration, imprecise listing data or a project identification error; the advert alone cannot settle the question. This dossier therefore treats the named AP offer as the lowest clearly traceable house price and discloses the cheaper unverified listing rather than quietly presenting it as a dependable entry point. Every advertised figure needs a new check of availability, title, fixtures, payment terms and costs of transfer.

Foreign buyers face a separate decision before price negotiation: the land cannot normally be transferred directly into their personal ownership under Thai law. These are detached houses on plots, not condominium units eligible for the familiar 49% foreign ownership quota. A long-term registered land lease and a separately documented right in the building may be possible in some transactions, ordinarily with an initial lease term of up to 30 years, but no project-specific arrangement of that kind has been established from AP’s public materials. A generic freehold label on a property portal describes a tenure category; it does not override the rules for foreign individuals. Unusual statutory exceptions exist under tightly defined conditions, but none should be presumed to apply to a normal house purchase here. The plot title, ownership of the building, seller’s authority, land-use rights, expiry terms and registration steps all need professional scrutiny before money changes hands. Nominee company structures are not a sound shortcut.

As an investment, a family house is not interchangeable with an apartment marketed for short stays. This project may appeal to residents who want several bedrooms, neighbourhood schools, parking and the Pink Line within reach. It could therefore be relevant to long-term residential demand, but that is a possible tenant profile, not proof of rent levels or investment returns. There is insufficient verified project-level rental evidence to quote a dependable net yield. Running costs for a detached house include maintenance of the building and outdoor space, along with estate charges, repairs and any management services used. On resale, the market may weigh the plot and the quality of the particular house more heavily than the brand alone. A sensible purchase starts with the household’s use of the home and a lawful, documented ownership structure. Only then is it useful to model rental income, holding costs or a future sale.

Home types & sizes

MONET — 3 bedrooms
193 sq m
3 bathrooms

The smallest of the published house designs is still a full two-storey detached home, with a living room and two parking spaces. A detailed early review gives its starting plot size as 50.7 square wah. It may be enough for a household that wants proper bedrooms and a private garden without paying for a second family lounge. That does not make every MONET plot identical: outdoor space, room use and what comes fitted should be checked against the actual property, not a generic sales drawing.

EDVARD — 4 bedrooms
210 sq m
5 bathrooms

EDVARD adds a fourth bedroom and a notably generous bathroom count while retaining two parking spaces. For many households, that extra room will be more useful than a much larger formal entertaining area: it can accommodate a child, regular guests or work at home. AP advertises a particular 210 sq m property, lot B08, with a 53.2 square wah plot at THB 7.89 million as checked on 10 October 2026. That is not a fixed price for the entire design, and appliances, furniture and final transfer terms are lot-specific.

THB 7.89M — AP-listed B08, checked 10 Oct 2026
VINCENT — 4 bedrooms
252 sq m
5 bathrooms

VINCENT is not merely a bigger EDVARD. Its main difference is how the extra floor space is used: two living areas and room for three vehicles. That separation can make a meaningful difference to an extended family, particularly when children and adults keep different schedules. The early project review cites plots from 56.1 square wah for this plan. AP listed lot G04, with 252 sq m of usable area, at THB 9.19 million when checked. The actual relationship between the two lounges, kitchen and outdoor space is worth assessing on site.

THB 9.19M — AP-listed G04, checked 10 Oct 2026
PICASSO — 4 bedrooms
274 sq m
5 bathrooms

PICASSO is the model to examine when a household needs several distinct ways of using the house, not simply larger bedrooms. It provides four bedrooms, two living spaces, three parking places and a separate staff room. The detailed project review describes a ground-floor bedroom with an en-suite bathroom, a potentially valuable feature for an older relative, subject to the as-built plan of the chosen unit. Its published plot starting point was 59.8 square wah. AP has advertised the 274 sq m D02 house at THB 11.7 million; that figure belongs to one lot and requires a fresh stock check.

THB 11.7M — AP-listed D02, checked 10 Oct 2026

The four headline areas — 193, 210, 252 and 274 sq m — describe the standard houses, while plot sizes are quoted separately in square wah. One cannot be read as the other. Plot position, aspect, garden, fittings and condition differ between properties, and an AP price for a named lot is not a tariff for every house of that design. Resale descriptions may reflect alterations or contain errors. In particular, the THB 6.5 million advertisement does not match the published bedroom, bathroom and floor-area combination of any standard plan.

  • The estate sits on Soi Charoen Phatthana, also known as Ramintra Soi 117, in Bang Chan, Khlong Sam Wa, Bangkok. It is not one of the similarly named Chatuchot estates.
  • The Pink Line is operating. AP quotes 2.2 km to Bang Chan station and 2.5 km to Setthabutbamphen; reaching the platform still requires a separate last-mile journey.
  • Fashion Island is listed by the developer at 5.3 km. It is a useful shopping destination for the area, rather than a mall at the estate gate.
  • Published developer distances are 3.3 km to Synphaet Serirak Hospital and 2.7 km to Setthabutbamphen School. School-run conditions matter more than a map label.
  • The estate uses the local Ramintra road network. Compare actual morning departures and evening returns for each household member before making a location decision.

Best for: A family that wants three or four genuine bedrooms, parking beside the home and some outdoor space. The estate offers a different kind of independence from apartment living, but maintenance of the actual building becomes the owner’s responsibility.; An extended household whose members need privacy without living in separate homes. The additional family lounge in VINCENT and PICASSO may solve a daily problem that another unused bedroom would not.; Residents whose work, schools and family commitments are mainly in Bangkok’s northeastern and eastern districts. The operating Pink Line helps, but this is unlikely to be a car-free address for every member of the family.; A buyer willing to inspect individual lots carefully, including orientation, light, garden area, handover status and alterations. Both developer-listed homes and advertised resales can be compared, provided their specifications are verified.; Someone whose intended ownership or long-lease arrangement has been checked for legality and practical enforceability before any deposit. For a foreign national, resolving land rights must precede yield projections or interior choices.; may not suit: Anyone expecting a home a short walk from a rail platform and a reliably car-free routine. The Pink Line is useful, but the estate has a meaningful last-mile gap.; A foreign buyer expecting an ordinary freehold transfer of the attached land into their personal name without meeting a lawful exception. Condominium foreign-quota rules do not apply to these houses.; An investor requiring a demonstrated short-stay rental yield on day one. No reliable project-level net-rent evidence has been established, and these are family houses rather than tourist apartments..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • A THB 6.5 million resale advertisement specifies 200 sq m, three bedrooms and two bathrooms. None of the four published AP designs has that combination. The precise house identity and specifications have not been independently verified from the advert.
  • PropertyScout labels the project tenure as freehold, but AP does not publicly establish a foreign buyer’s legal route to the land and house here. A generic freehold tag should not be treated as confirmation that a foreign national can take title to the plot.
  • A 2023 review quoted a common-area fee of THB 30 per square wah of plot per month. The current rate, calculation basis and services covered had not been independently confirmed from AP’s public information by October 2026.
