Why this project is worth a look
An occupied, inspectable property
The two eight-storey buildings are established homes rather than a construction promise. Buyers can inspect a real apartment and assess the condominium's management and maintenance record.
Working Pink Line connection
Min Buri Market station on the Pink Line is now an operating transport option. Its usefulness depends on where a resident actually needs to travel and which transfers that journey requires.
Access from two streets
Historic project plans show entrances towards both Sihaburanukit and Suwinthawong roads. That flexibility is useful but does not eliminate busy intersections or road-facing noise.
More than one small layout
The original one-bedroom range extended from 24 to 40 square metres. Comparing the kitchen, storage and actual living area matters more than relying on the bedroom count alone.
Shared amenities in Building B
The pool, gym and saunas were grouped on the second floor of Building B. A current visit should establish how those spaces are maintained and whether their hours meet the resident's needs.
About the project
The Cube Plus Minburi is an established residential condominium in eastern Bangkok, not an off-plan development selling apartments from a new-launch price sheet. The buildings have been occupied for years, so a buyer can examine the working property rather than rely on what a brochure says it might become. That is particularly relevant for someone seeking a compact home near everyday shopping, local services and the Pink Line. The trade-off is that individual apartments now come from different owners. Condition, legal title, furnishings and the way a sale is structured matter far more than the price advertised when the project first opened.
The address sits on Sihaburanukit Road near the Min Buri intersection. A detailed site inspection describes a main entrance from that road and a second access point from Suwinthawong Road. Having two ways in and out can be helpful when traffic builds up around the intersection, although it is no guarantee of an easy commute. The street frontage is also a reason to consider a unit's exact position. One apartment may face passing vehicles while another looks into the development or towards neighbouring property. A price comparison that ignores the aspect and the route from the street to the front door misses an important part of what a resident is buying.

There are two eight-storey residential buildings, identified as A and B, with 336 condominium units in total. The Thai Department of Lands records the development as one registered condominium comprising two buildings. A few international listing profiles compress the description into a single-building entry, but that does not change the identity of the property. A and B are not separate developments or independent phases. Their different layouts still matter to everyday life: they determine which entrance and lift a resident uses, how far the shared facilities are and what lies immediately outside the windows. The building letter should match across the sale listing, title documents and physical inspection.
The name associated with the legal registration is Cube Real Property Co., Ltd. This is more useful information than assuming every condominium carrying the Cube name has the same legal seller. The wider The Cube brand appears on Soken Group's corporate website, alongside other developments in Bangkok. A group's portfolio is relevant background, but not a substitute for understanding the management of an individual building. For an occupied condominium, the annual accounts of the condominium juristic person, minutes of owners' meetings, repair history and reserve position tell a buyer more about the asset they will live in or own than an old developer campaign ever could.
The project has several dates circulating online. Some listing websites show 2016; others say late 2017, and a few Thai portals list 2018. The Department of Lands recorded this condominium on 1 November 2017, while several project descriptions place completion towards the end of that year. Construction had begun in April 2016, which helps explain why a launch date may have been mistaken for a completion date. For a purchase in 2026, the practical question is not which marketing database rounded the year differently. It is whether the actual building, lifts, waterproofing, common areas and management have been maintained properly through the years since occupation.
New-development pricing is also a poor guide here. Early articles describe furnished units sold by the developer, but a Thai project directory updated in September 2026 marks the original development as sold out. Available opportunities are therefore principally resale properties offered by their owners or agents. A unit may have been renovated, rented for several years, stripped of furniture or advertised with a tenant in place. The offer price can include or exclude appliances and can come with different arrangements for taxes and transfer fees. A cheap headline price is only meaningful once the buyer knows exactly what is included and whether the seller can complete the proposed transaction.
Public transport is one of the stronger practical reasons to consider this address. Min Buri Market station, PK29 on the MRT Pink Line, is the closest station cited in project material. An earlier neighbourhood review puts it at about 600 metres; current listing portals give around 680 metres. The Pink Line is no longer a future promise: Thailand's transit authority records its service launch in December 2023. A prospective resident should still walk the actual route, paying attention to crossings, pavement conditions and weather exposure. A distance from a marketing map does not tell you how comfortable the walk will feel in midday heat or during a heavy shower.
The Pink Line serves the Ram Inthra and Chaeng Watthana corridors and provides connections elsewhere in the rail network. It does not deliver a passenger directly from Min Buri to every central Bangkok business district. Work in a nearby part of eastern Bangkok can make this a convenient residential base; a daily journey to Silom or central Sukhumvit is a different proposition. There may be transfers as well as the first and last walk. That is why a real test trip from the apartment to a workplace or university gives a more useful answer than the phrase 'near the MRT' on its own. The route should fit the person's life, not the other way around.
Min Buri has its own extensive day-to-day infrastructure. The surrounding streets bring together traditional markets, shops, food outlets, bus services, supermarkets and hospitals. Someone who prefers to buy groceries locally or handle errands without going into the central city may find this appealing. The same activity makes the area feel different from a quiet suburban estate. The roads and market environment can be busy, and the character of the neighbourhood changes through the day. Visiting once on a peaceful afternoon is not the same as experiencing the junction during the weekday morning rush or as traders and commuters return in the evening.
Drivers gain access to several major routes across eastern Bangkok and the wider road network. The two-site-entrance arrangement was documented in a detailed review when the condominium was relatively new. It is sensible to check whether both gates still operate under the same access rules today. Traffic direction, turning restrictions and peak-hour congestion can alter the value of a second exit considerably. For someone who drives every day, the meaningful test is the journey from their actual parking space to the road they usually need, rather than a stylised diagram showing arrows in two directions. The Min Buri intersection deserves particular attention during a viewing.
Parking is an important limitation to understand rather than an amenity to assume. Historical project information gives 112 conventional parking spaces, excluding tandem parking, against a condominium containing 336 homes. The existence of those spaces does not mean every owner is allocated one permanently. Access and priority may depend on the building's current rules, registered vehicles and demand at different times. A listing that simply says 'parking available' does not establish a personal, transferable parking right. Buyers who rely on a vehicle should establish how parking actually works for the chosen unit, including whether renters are treated differently and what happens when the bays are full.
The internal organisation of A and B creates a genuine choice. Building A is predominantly residential, while the second floor of Building B contains the project's main recreational facilities. The historical floor-by-floor review describes a saltwater pool, a fitness room and separate men's and women's saunas there. Each building has a lobby and two passenger lifts. Living in B may make a quick trip to the gym easier; living farther from the recreational area might appeal to someone who values separation from common-space activity. Ground-floor entrances, lift lobbies and the parking area also shape noise and foot traffic, especially for lower-floor apartments.
The pool was described as measuring five by fifteen metres at the time of the site inspection. The original facilities list also included landscaping, card-controlled access, surveillance cameras and round-the-clock security. Those are evidence of the property's planned and observed facilities, not independent confirmation that every service is operating in the same condition in October 2026. Residents and the juristic office can explain current opening hours, equipment upkeep and any repair work or special levies. A functioning lift and a well-run maintenance fund may have more value in daily life than a longer list of facilities whose condition has not been checked for several years.
The original apartment catalogue offered considerable variation within the one-bedroom category: 24, 28, 30.5, 33.5, 34 and 40 square metres. A two-bedroom design measured 49.5 square metres. The 24 and 28 square metre layouts made up the most common types, so 'one bedroom' can refer to quite different living arrangements. Space for a bed alone is not the whole question. Storage, a usable kitchen, a work surface and a comfortable route to the balcony determine how the unit functions once someone moves in. It is worth looking at the original floor plan and then seeing how the particular owner has furnished or altered that plan.
The 24 square metre layout is most naturally suited to one resident who travels light. The model apartment described in the original inspection separated its sleeping area with sliding panels and put the kitchen next to the balcony. That can be workable for someone who spends most of the day away from home, but a permanent home office may quickly take over the living area. There is little benefit in deciding from photographs alone whether a small room will feel adequate. Opening cupboards, checking that a chair can be pulled out and standing where a dining or work table would go reveals constraints that floor-area figures tend to conceal.
The 28 square metre apartments provide a little more flexibility and appear frequently in resale listings. Units in the low-to-mid 30s may be better suited to a couple, regular guests or someone who needs a proper desk, although extra area does not automatically produce a better room. Walls, columns, doors and kitchen positioning determine whether the apparent space can actually be used. Resale advertisements sometimes round unit sizes or label an apartment as 'studio' when the original catalogue described a one-bedroom layout. The legally registered area and configuration should therefore be checked against the title rather than inferred from whichever category the advertiser selected.
Larger formats are a different search altogether. The original breakdown included just seven two-bedroom apartments of 49.5 square metres and a single 40 square metre one-bedroom unit. These figures do not establish scarcity-driven price appreciation; they merely explain why buyers may not find several examples to compare at any one time. If two distinct bedrooms are essential for children or regular visitors, the supply within this particular project may be limited. It may be more realistic to compare other buildings nearby than to compromise on a floor plan that will be uncomfortable every day simply to stay within a preferred address.
When the developer was marketing the condominium, the furnishing package featured Modernform products, fitted and loose furniture, prepared kitchen elements and electronic door locks. Those were original delivery specifications, not a promise about a privately owned resale unit in 2026. An owner may have kept everything, replaced the furniture, or removed appliances when a tenant moved out. The sale contract should state which items remain and which do not. Air conditioners, washing machines, curtains and even access-card arrangements can make a noticeable difference to the cost of moving in. Old photographs of a show unit should never be treated as an inventory of the apartment being sold.
The project profile lists ceiling height at 2.4 metres. This is relevant to how a compact interior feels, particularly when bulky cabinetry occupies several walls. Apartment aspect is just as important. Rooms facing the road may encounter traffic noise or dust; those near the pool can hear users at certain hours. A historically open view to the east is not a perpetual guarantee against future development on adjacent land. During a viewing, spend time with the windows open and closed, examine ventilation around the kitchen and bathroom, look for water staining and test the air conditioning. What mattered on the original brochure may have changed substantially during years of occupation.
Resale asking prices give a more realistic starting point than launch advertisements. Among identifiable 2026 offers is a 28 square metre unit advertised for THB 1.45 million. This is a lower listing reference, not the project's fixed selling price and not confirmation that the particular apartment is still available. Other examples are priced higher, even within broadly similar floor areas. Availability, seller conditions and the final amount payable must be checked personally with a specialist or seller. Historical launch figures such as THB 1.49 million or THB 1.59 million cannot be treated as current developer stock, especially where the original sales programme has ended.
Rental advertisements show that apartments are being offered to tenants as well as buyers. Listings refreshed in October 2026 included smaller units advertised from around THB 7,000 per month, while some larger or differently furnished units were offered for more. Asking rent is not collected rent. Vacancy, repair bills, tenant-finding costs, management charges, taxes and the owner's financing can change the financial outcome substantially. The development does not come with a verified project-wide return, and there is no basis for presenting a guaranteed yield. Anyone buying primarily to let should examine comparable completed tenancies and the net costs of ownership, not multiply the most attractive online rent by twelve and call it profit.
Running costs deserve the same level of attention. Historic project profiles record a common-area charge of THB 36 per square metre and an initial sinking-fund figure of THB 500 per square metre. Those are useful questions to take to the juristic office, but not a confirmed 2026 statement of current dues or the timing of payment. The owner may also have outstanding fees, and the building may have agreed special collections for repairs. A condominium with a pool, lifts and staffed access points has ongoing obligations. The condition of its common areas and its financial records should be assessed together: a low quoted fee is no bargain if expensive maintenance has simply been postponed.
Foreign ownership in a Thai condominium can be possible on a registered freehold basis, provided the statutory requirements are met and the building still has space within its foreign quota. That ceiling is 49% of the combined floor area of condominium units, not merely 49% of whichever apartments happen to be advertised. A seller describing a unit as 'freehold' does not prove that the foreign allocation is available for this specific transfer. The condominium juristic person must provide the relevant quota confirmation, and the Land Department reviews documentation at transfer. The buyer's eligibility and evidence of how purchase funds were brought into Thailand also need to be addressed. None of this should be replaced by assurances from a listing agent.
As with any occupied resale condominium, the legal seller and the state of the particular title require careful attention. Is there a mortgage or another registered encumbrance? Are maintenance fees outstanding? Will a tenant remain after transfer? Who pays each tax, duty and transfer cost, and when does the seller receive the proceeds? A registered project is a useful starting point, but it does not answer those unit-level questions. A deposit should not depend on oral assumptions about foreign quota, furniture or the date the apartment will be empty. The written arrangement must reflect the specific transaction, not a generic developer payment plan that no longer applies.
The Cube Plus Minburi is therefore most compelling as a practical, existing small-apartment development for someone whose life centres on Min Buri or the parts of Bangkok served by the Pink Line. It is less suitable for a household that requires abundant two-bedroom options, guaranteed personal parking or a direct rail commute into the central business districts. The strongest choice is not necessarily the cheapest listing. It is the individual unit where the layout, outlook, transport routine, actual building condition, ownership eligibility and total purchase cost all make sense together. That is what the buyer can test here, in a completed building rather than a future rendering.
Ownership format
Foreign freehold ownership is possible only if the unit qualifies and the condominium has capacity within its 49% foreign floor-area quota. A resale listing marked freehold does not establish that capacity. The juristic-person quota letter, buyer eligibility and inward remittance evidence must be checked for the specific transfer.
Unit types & sizes
The smallest original layout, with 114 units listed in the project mix. A sliding divider separates the sleeping area, while the kitchen leads towards the balcony. Most persuasive for a single occupant with modest storage needs.
One of the core formats, originally comprising 126 apartments. Resale examples are available, but individual furnishings and condition vary. The extra space compared with Type A can make a noticeable difference to work and storage.
A less common mid-size format, with 13 apartments in the original schedule. Its arrangement may matter more than the small numerical step up from 28 sqm; current availability of this exact type was not verified.
Only seven units were identified in this original configuration. It offers a larger one-bedroom footprint, but the specific plan, registered area and current availability should be established for the unit on offer.
A larger one-bedroom design, with 68 units in the original inventory. It can work for someone who wants more comfortable living and storage space without paying for a separate second bedroom. Listings may round the registered area.
A single apartment of this design appeared in the original schedule. That is an inventory fact, not evidence of an available resale unit. Price and outlook should not be inferred without an actual offer and floor plan.
The project's original two-bedroom format, with seven units in the early inventory. It gives a household two separate sleeping rooms but remains compact overall. A resale listing around 49 sqm does not imply more examples are currently available.
These are the seven originally published layouts, not a live inventory of apartments for sale. Resale advertisements may round the floor area, and contents and legal terms depend on the individual owner. No price is shown for a layout without a checked relevant offer. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Completion databases disagree between 2016, late 2017 and 2018. The official registration confirms the condominium was recorded on 1 November 2017; it is not itself the individual unit's completion certificate.
- Published land-area figures vary, and one listing directory reports 335 apartments. The Department of Lands records two buildings, 336 units and land measuring 2 rai 3 ngan 4 square wah; unit-specific records still govern a transaction.
- Current common charges, equipment condition, parking rules and the foreign quota position of any particular unit have not been verified with the condominium juristic office. The historic THB 36/sqm figure is not a confirmed 2026 bill.
