Why this project is worth a look

Walkable Phrom Phong

The building sits by Sukhumvit Road at Soi 28, with major sources placing Phrom Phong station at roughly 300–380 metres. That is a practical walking distance rather than a marketing radius, which matters to both owner-occupiers and long-term tenants who want central Sukhumvit without relying on a car for every trip.

Generous legacy layouts

One-bedroom homes start around 45 sqm and two-bedroom plans begin around 66 sqm, with much larger two-bedroom configurations approaching 94 sqm. The project therefore rewards plan-by-plan comparison: bedroom count alone hides meaningful differences in living space, storage, room proportions and likely furnishing options.

Readable floor density

Residential accommodation starts on level 8. Detailed floor plans show up to 12 units per floor on levels 9–17, fewer homes above that and seven units on level 30. It does not guarantee quiet, but it gives buyers a useful way to understand how the 246 units are distributed through the tower.

Rooftop amenity floor

The principal shared facilities are concentrated on level 31, including the pool, children's pool section, gym, sauna, showers and landscaped sitting areas. The arrangement remains attractive on paper, but in a resale building the decisive question is maintenance quality today, not the launch-era specification.

A market you can inspect

There is an active secondary market with multiple units for sale and rent, allowing buyers to compare real inventory rather than reserve from a single developer price list. That shifts due diligence toward the unit, juristic-person records, foreign quota, maintenance history and negotiated transaction price.

About the project

The Address Sukhumvit 28 is an established AP high-rise in central Sukhumvit, so the buying decision is very different from purchasing a new launch. There is no need to underwrite a rendering or a promised completion date: the building has been operating for years, the layouts can be inspected, and the resale market offers multiple real units to compare. The core project facts are unusually consistent across major sources: one tower, 31 floors and 246 units. A detailed historical building review also shows a relatively modest number of homes per residential floor, with up to 12 units on floors 9–17, around 10 on floors 18–29 and seven units on floor 30. That makes unit selection more important than the project label itself. Floor, orientation, view, renovation quality and the seller's documents can create a much bigger difference between two apartments than the headline name of the condominium.

Location is the clearest reason buyers continue to look at this building. It sits by Sukhumvit Road at Soi 28, within roughly 300–380 metres of Phrom Phong station depending on the mapping source. Emporium, EmQuartier and Benchasiri Park are all part of the same immediate neighbourhood, while the building can be approached from the main road and from Soi 28. For an owner-occupier, that means everyday errands, rail access and a large part of central Sukhumvit can work without a car. The trade-off is the same one that applies to prime inner Sukhumvit generally: this is a dense urban location. Noise, outlook, privacy and natural light are therefore unit-specific, and a serious buyer should inspect the actual exposure rather than assume every apartment gets the same experience.

The apartment mix is more nuanced than the simplified data shown on some portals. A detailed floor-plan review records 21 layouts: one-bedroom units from roughly 44.9 to 52 sqm, two-bedroom plans from 66.1 sqm through larger configurations of about 93.6 sqm, and a three-bedroom plan of about 118.8 sqm. Some major portal summaries instead show a three-bedroom size around 93 sqm, which conflicts with the detailed plan schedule. For a buyer, the useful point is not the discrepancy itself but what it reveals: bedroom count is a poor shortcut for judging these units. The project contains materially different two-bedroom formats, including much larger layouts, so usable proportions, room widths, storage, circulation and the position within the tower deserve more attention than a generic '2BR' tag.

The amenity arrangement is vertical and easy to understand. Lower levels are used substantially for parking, residential floors begin at level 8, and the main leisure facilities sit on level 31. Historical project documentation describes a rooftop swimming pool with a separate children's section, gym, sauna, showers and landscaped sitting areas, plus a smaller garden on level 8. The same source records three passenger lifts and one service lift, together with 24-hour security, CCTV and controlled building access. Because this is a completed resale building, the current condition of those shared assets matters more than the original brochure specification. Buyers should walk the common areas, test the lift experience at busy times and review the juristic person's financial and maintenance records before treating the amenity list as a benefit.

The project still has a visible resale and rental market in 2026, with multiple active listings across the major portals checked for this dossier. The lower asking-price edge was around THB 7.89 million on 7 October 2026, but this should be read only as a market entry point. Asking prices vary substantially with size, floor, view, fit-out and seller circumstances, and the cheapest advertised unit is not automatically the best value. For a foreign purchaser there is also a legal step that cannot be inferred from a listing: freehold ownership depends on foreign-quota capacity in the building at the time of transfer. The condominium juristic person must confirm the quota position for the selected unit. In an established building such as this, the central risks are therefore unit condition, building management, documentation, quota and price discipline rather than construction completion.

Ownership format

The building is a freehold condominium. A foreign buyer may register a unit in freehold only while the building remains within Thailand's foreign-ownership quota, capped at 49% of the aggregate unit area. Quota availability must be confirmed for the specific unit by the condominium juristic person before transfer.

Unit types & sizes

1 bedroom
44.9–52 sqm

There are several one-bedroom plans rather than a single standard layout. At roughly 45–52 sqm, the category ranges from a more compact entry unit to versions with more room for storage, a work area or a less compressed living space. The exact plan should be checked against the unit type and title documents.

2 bedrooms
66.1–93.6 sqm

Two-bedroom units fall into two noticeably different size bands: roughly 66–74 sqm and larger layouts of about 84.5–93.6 sqm. A headline price for a '2BR' is therefore not enough for a fair comparison. Buyers should compare living-room width, bedroom sizes, storage and the unit's position on the floor.

3 bedrooms
about 118.8 sqm

The detailed archived floor-plan schedule shows a distinct three-bedroom type of about 118.8 sqm. This conflicts with simplified portal summaries that attach roughly 93 sqm to three bedrooms. For a specific purchase, the unit title, registered area and actual floor plan should take precedence over portal labels.

Areas are based on the detailed floor-plan schedule. Major portals often simplify the unit mix, so the registered area and bedroom configuration of a specific resale unit should be verified from its documents rather than from a listing label alone. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 7.89M based on the lower end of current FazWaz and Dot Property resale listings checked on 7 October 2026. This is a secondary-market anchor, not a fixed project price; the chosen unit, condition, availability, foreign-quota status and transaction terms need to be confirmed separately.
  • Completed: 2010

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want an established Phrom Phong address with genuinely walkable rail and shopping access.; Buyers who value larger layouts: even the one-bedroom category starts around 45 sqm, while two-bedroom units span materially different size bands.; Investors who prefer selecting from an existing resale market and underwriting a specific unit, floor, fit-out and price rather than construction-stage promises.; Buyers prepared to review condominium-juristic-person records, foreign quota, seller arrears, common-area condition and major future maintenance before transfer.; may not suit: Buyers who specifically want a new building, current new-build warranties and minimal age-related wear in common systems.; A buyer with a hard budget below the current advertised entry edge of roughly THB 7.89M.; Anyone planning to buy remotely from a listing alone; unit condition, view, noise exposure and documentation can materially change the quality of the purchase here..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts across sources: FazWaz, DDproperty and ThinkOfLiving report 2010, PropertyHub reports 2011, and some later project reviews use 2012. The main field uses 2010 because it is repeated by several major sources including FazWaz.
  • Unit-type data also conflicts: some portals attach about 93 sqm to three bedrooms, while the detailed archived plan schedule classifies 93–93.6 sqm layouts as large two-bedroom units and shows a separate 118.8 sqm three-bedroom plan. The registered area and plan of the selected unit should decide the issue.
  • Public sources do not establish the building's current foreign-quota availability, the current common-area fee or the condition of the sinking/reserve fund for a specific transaction. These must be obtained from the condominium juristic person for the selected unit.
