Useful, not central

The location works because daily services are already there. Big C is beside the project, the Pink Line is within the developer's stated 800-metre range, and Min Buri has schools, hospitals and local retail around it. That can be a strong residential proposition for someone whose life is already in eastern Bangkok. It is a different proposition from buying for tourist demand, nightlife access or a short commute to the most central office districts.

Check the current scheme

This development has a real version-control problem. Older databases, reviews and assignment listings continue to show three buildings and much higher unit counts, including references to Building C, while Origin's live page now describes two buildings and 529 residential units. A direct developer purchase should be checked against the current plans. An assignment purchase requires more care because the original contract may belong to an earlier configuration that was later revised.

Small homes by design

The 24–34 sqm range keeps prices within reach, but it is not neutral. A compact one-bedroom can be efficient for one resident and still feel more private than a studio. For two people working from home, long-term storage or a growing household, the trade-off becomes more visible. The best viewing is therefore not just a tour of finishes; it is a test of furniture clearances, kitchen function, wardrobe space and where a real desk would go.

Pet-friendly needs detail

Pet-friendly positioning can make the project stand out at this price point, especially for owner-occupiers. The practical value depends on the house rules: size or breed restrictions, pet routes through common areas, cleaning obligations and any additional charges. Those rules can change the ownership experience materially, so buyers choosing the project for a pet should request the current regulations before committing.

Handover is the key unknown

The public record still carries 2026 completion references, but Origin's current page does not publish a fresh handover date. The progress section shows approvals in place while the visible structural, architectural and building-services counters remain at zero. That gap is more important than the marketing launch price. A buyer should anchor the decision to the contractual handover schedule and delay provisions, not to a portal's 'year built' field.

The developer is still advertising an entry price of THB 1.49 million. That low headline price is meaningful, but the more important point is what kind of product it buys: compact one-bedroom homes in an established eastern Bangkok district, not a resort investment or a large family residence.

The location is straightforward. Thailand's official EIA database places the project on Suwinthawong Road near Soi Suwinthawong 3 in Min Buri. Origin lists Big C Suwinthawong at about 180 metres and Setthabut Bamphen station on the Pink Line at about 800 metres. It is therefore not a station-integrated condominium, but rail can still be part of a normal commute rather than an occasional option. The road address also matters: the project connects directly into Min Buri's existing street network, which is useful for residents who mix rail, buses, motorbike taxis and private cars.

The present unit mix is deliberately narrow. Origin publicly lists one-bedroom layouts around 24 sqm and 29 sqm, plus a larger one-bedroom-plus format around 34 sqm. That keeps the entry budget accessible, but it also limits the audience. A 24 sqm unit can work well for one person and can still give a proper bedroom rather than a studio feel; it is less forgiving if two people work from home or expect substantial storage. The 29–34 sqm options are more practical for longer stays, yet this is still a project built around compact households rather than two- or three-bedroom family demand.

Amenities are conventional but useful: swimming pool, fitness room, lobby, meeting room, work space and a clubhouse area. The official page also lists 24-hour CCTV, key-card access and security. Parking is stated at 171 spaces. With 529 residential units, car ownership should be treated as a management question, not as an assumed one-space-per-unit entitlement. A buyer who drives daily should ask how parking rights are allocated and whether access depends on unit size, first-come rules or future juristic-person regulations.

The project is also marketed as pet-friendly, which can be a real differentiator in Bangkok's entry-level condominium segment. The label is not enough on its own, though. Pet size limits, number of animals, lifts or entrances designated for pets, cleaning charges and use of common areas are operational rules that can affect daily life more than the marketing phrase. Anyone buying specifically because pets are allowed should obtain the current house rules rather than relying on portal facility lists.

On the documentation side, there is a useful official trail. Smart EIA Plus records environmental approval for The Origin Setthabut Station on 18 March 2025 and names Origin Setthabut Station Co., Ltd. as the project owner. Origin's own group structure also lists that company within the group. This matters because the seller or contracting party can be a project company rather than the listed public developer brand. Buyers should match the legal entity in the reservation and sale documents to the project documentation instead of assuming every contract will simply say Origin Property Public Company Limited.

The biggest due-diligence issue is that several versions of the scheme remain online. Origin's live page now says two buildings, 529 residential units and one retail unit. Other portals still show three buildings, 550 units, or an older 742-unit configuration with a clubhouse; assignment listings even refer to Building C. That does not automatically mean there are several different projects. It is more consistent with a project whose scope was revised while older databases and contracts remained in circulation. New developer stock should be checked against the current plan, while an assignment purchase needs a document-by-document check of building, unit number, floor plan and any amendment to the original contract.

The completion date is less settled than many portal cards suggest. A 2025 project review expected completion in August 2026, and several databases label 2026 as the completion year. Origin's current page does not state a new handover date. Its latest visible progress block says the EIA and construction permit have been obtained, while structural, architectural and building-services progress counters remain at zero. Other live platforms still classify the project as under construction. The practical conclusion is not that one source is definitely right; it is that a buyer should ask for the current construction programme and contractual handover date before treating 2026 as a firm promise.

Foreign ownership also needs a unit-level answer. Thai condominium law allows qualifying foreign buyers to own units freehold within the foreign ownership quota, capped at 49% of the aggregate unit area in the condominium. Public project material does not show how much of that quota is still available at The Origin Setthabut Station or which units are being sold under it. For an international buyer, the reservation should therefore identify the tenure for the chosen unit and confirm foreign-quota availability rather than relying on the fact that the development is a condominium.
