Why this project is worth a look
A practical bedroom layout
Both original house types contain three bedrooms and two bathrooms, with upstairs sleeping areas separated from the main living space. The choice between one and two parking bays can be just as important as floor area. All upper-floor bedrooms share a bathroom, so household routines matter.
A defined residential estate
Pruksa’s published figure is 201 townhomes rather than a tower of apartments. Residents have individual front doors alongside shared landscaping and a children’s play area. Privacy still varies with each house’s position in the row, neighbours and plot boundaries.
Useful eastern-city connections
The project suits buyers whose work, school and shopping trips centre on eastern Bangkok. The operational Pink Line adds an option for longer journeys, but getting from Sam Wa Road to a station remains a separate leg. The route should work in real life, not just on a map.
Inspect the real property
There is an established neighbourhood to walk through, rather than only a developer’s future rendering. Buyers can see how the shared spaces have aged and examine individual extensions. The advantage of an existing home is tangible evidence; the challenge is deciding which alterations and maintenance liabilities come with it.
About the project
The Connect Ramintra – Minburi 2 is a low-rise townhouse neighbourhood on Bangkok’s eastern side. Its appeal is quite different from that of a condominium tower. Each home has its own front door, living space on two floors, room for a car and a plot associated with the house. The development has 201 homes, not 201 apartments in a single block. That can make daily family life feel more independent, although it also introduces shared walls, building maintenance and the need to understand what happens to the land beneath the property. For a foreign buyer, that last point has to come before any conversation about fixtures or a bargain asking price.
You may see the address advertised under several names. The Connect Ramintra-Minburi 2 and The Connect 54 Ramintra-Minburi 2 refer to the same development, rather than two separate phases. Pruksa’s own 2018 project-launch record calls it THE CONNECT 54 (Ramindra-Minburi) and gives 201 townhomes, with an official launch in May of that year. The number 54 is part of the developer’s branding; it is not a building count. Other Pruksa projects in the Min Buri area have remarkably similar names, so a listing should be matched against the road, project layout and individual house rather than the headline alone.

The entrance is on Sam Wa Road, approaching from the Suwinthawong side, within Min Buri Subdistrict and Min Buri District. This is an established part of eastern Bangkok with local schools, markets, neighbourhood shops, businesses and family housing. It is not a holiday-resort address, nor is it a city-centre walk-to-everything location. Think about where the household spends its week: school, work, groceries, a hospital and family visits. Someone whose entire routine sits east of the city may read this location very differently from someone who needs to travel to central business districts each morning. A pin on a map is useful, but the direction of the commute matters more.
The original range was straightforward. Both main house designs offered three bedrooms and two bathrooms across two storeys. The smaller HL1 had approximately 95 square metres of usable space and one parking place; the larger HL2 offered roughly 110 square metres and space for two cars. A specialist project database quotes the more precise figures of 95.02 and 109.72 square metres. Original material also gives the frontage as 5.7 metres. The second parking space is a meaningful difference for many households. By contrast, buyers who do not drive may be more concerned about the size of the living room, how the staircase divides the floors or where a family member could work privately.
The internal arrangement reflects ordinary family use rather than a holiday-home concept. The ground floor accommodates living and dining, a kitchen area, a bathroom and access to a rear service space. Upstairs, the main bedroom sits towards the front, with two more bedrooms and a shared bathroom. Three rooms on the upper floor create some flexibility: children’s rooms, a guest bedroom or a home office could all make sense. But there are not three private bathrooms, and the bedrooms are not interchangeable in size or position. If several unrelated adults intend to share the property, the upper-floor bathroom arrangement may be a bigger practical constraint than the advertised bedroom count suggests.
The rear utility area deserves more attention than it usually gets in property listings. When the development was new, it was shown as laundry space that owners could potentially adapt into a more enclosed cooking area. Resale homes have since developed their own layouts. One seller may have covered part of the yard, moved cooking outdoors or extended the kitchen; another may have kept the original open space. More covered floor area is not necessarily more usable home. Ventilation, daylight, drainage, service access and approvals can all change. The photographed interior and the approved built area should be compared before an extension is treated as an asset.
Shared amenities were deliberately modest: landscaped space, a playground, controlled vehicle entry, security cameras and a guard service were included in the original descriptions. That is a sensible list to evaluate on site rather than from a marketing brochure. How good is the landscaping today? Is the gate actually supervised at night? Are cameras maintained and communal lights working? Can children use the play area safely? Detailed contemporary project information does not reliably establish a swimming pool or fitness centre, despite some portal checkboxes suggesting otherwise. Neither should be treated as part of the purchase without direct confirmation.
The historical timeline needs care. A 2018 inspection describes construction having started in 2017. Pruksa recorded its formal launch in May 2018, and present-day housing directories list the estate as completed, with homes being traded on the resale market. Yet the reported completion year differs between databases: one shows 2017, another 2019. A completed project and a verified completion date are not the same thing. The original handover documents, house registration and any building records are better evidence of when an individual property became ready for occupation than a generic field populated years later on a listing website.
Resale is now the relevant market. A PropertyHub advertisement checked on 10 October 2026 offered a three-bedroom home at THB 2.19 million, describing an added parking roof and kitchen work. Other listings ask more, sometimes for homes with larger plots or alterations that affect the reported usable area. These prices are sellers’ proposals, not transaction records. The lowest visible advertisement is useful as a starting reference, but an old listing can survive after a sale, and its condition may not resemble a house priced substantially higher. Availability, asking price, scope of included fittings and any negotiable terms should be confirmed through a specialist for the specific property.
The plot matters separately from the building. Historical project records show lot sizes starting at 17.8 square wah and extending to 38.8 square wah. Square wah is a Thai land-area unit, not another way of stating internal floor space. A corner property may have more exterior exposure or a different usable side area from a home in the middle of a row. This can improve flexibility, but it may also affect privacy, heat, security and upkeep. Buyers should identify the actual plot number, boundaries and any land outside the fence that belongs to the community. Similar interior photographs do not establish that two townhomes convey the same land rights.
Road access is central to how the location functions. Sam Wa Road connects towards Suwinthawong Road, and the wider network includes Ramintra, Seri Thai and other eastern Bangkok routes. Local schools and shopping are part of the surrounding urban fabric, making this more relevant to day-to-day residents than to visitors seeking attractions. Still, it is worth driving the journey that matters to you at the times you would actually travel. An easy-looking turn on a map can be awkward in heavy traffic; a destination located a short distance away can take longer than expected if a median strip or junction forces a detour. No reliable journey time can be promised without a particular route and departure time.
The Pink Line changes the transport picture, although it does not turn this into a station-front development. Older 2018 reviews described the rail line as a future project. The line entered service at the end of 2023 and reaches Min Buri, according to the transport authority. The catch is the last mile: the estate is on Sam Wa Road, not beside a platform. Residents who expect to travel primarily by public transport need to test the trip from their own front door to the station and back, including evenings or school runs. The presence of a rail line in the district is useful, but only if the connection from home is manageable.
A lived-in townhouse also carries a different inspection burden from a new developer handover. Kitchen additions, carport roofing, bathrooms, plumbing, water pumps, drainage, wiring and roof waterproofing should be assessed on the actual building. Signs of damp or repeated repairs deserve an explanation. Because houses touch their neighbours, noise transmission and work undertaken along adjoining walls also matter. A freshly decorated room can make a property easy to like, yet neither paint nor furniture tells you much about hidden moisture or whether an external addition was properly approved. These issues can shape both future costs and the ease of reselling the home.
Estate management is another real expense, not an abstract line in a comparison chart. An old 2018 site review quotes common-area charges of THB 38 per square wah of plot area each month, with an advance-payment arrangement used at initial sale. That was a historical term, not proof of the present fee. The current assessment, any unpaid charges on the house, the legal structure of management and the condition of shared roads or security equipment should all be established afresh. A competitively priced home with unresolved service debts or neglected shared facilities may be much less attractive after the full cost becomes clear.
Foreign ownership cannot be handled by copying the freehold label from a local property portal. These are landed townhomes. Thailand’s usual restriction on foreign individuals owning land applies, and the 49% foreign quota used for registered condominium units offers no solution here. A properly documented lease of land, generally for up to 30 years, together with a separately documented interest in the building may be possible in some circumstances. Whether any particular seller can and will offer such an arrangement remains unverified. Legal advice should address the actual land title, the seller’s rights, lease registration, renewal terms and inheritance or transfer implications. A nominee structure should not be mistaken for a safe workaround.
The Connect Ramintra – Minburi 2 makes most sense when assessed as an established place to live, not as a promise about investment returns. It offers the recognizable advantages of a two-storey family home—separate bedrooms, a modest yard and direct access to parking—with the compromises of a relatively compact plot and shared walls. Its road connections may work well for an eastern Bangkok routine, while regular rail commuters must still solve the first and last leg of their journey. A good shortlist here should begin with the exact house, its physical condition and its lawful ownership structure. Only then does an asking price become a number worth negotiating.
Ownership format
A townhouse transaction involves both the building and rights over the underlying plot. Foreign buyers generally cannot hold Thai land freehold; a legally documented land lease, commonly up to 30 years, and separately established building rights may be relevant. No such structure has been verified for an individual house here. The condominium foreign-ownership quota does not apply.
Home types & sizes
The smaller original format places everyday living and kitchen space downstairs and three bedrooms upstairs, with a rear service yard. Initial standard plots started at 17.8 square wah. A resale home of this size has been offered at THB 2.19 million with kitchen changes and carport roofing. Those are features of one advertised property, not guaranteed characteristics of every HL1 home. Inspect the actual yard, daylight and alteration documents.
The larger design keeps the three-bedroom, two-bathroom arrangement but provides more usable space and parking for two cars. Original sales material showed standard plots around 20.3 square wah and larger alternatives. That extra vehicle space may matter more to a two-driver household than the modest increase in interior area. Extensions, the remaining rear yard and the legally defined parking space vary by resale property; a current type-specific asking price has not been reliably verified.
The 95.02 and 109.72 sqm figures describe the two original layouts recorded by a specialist property directory. Another portal advertises a 112–130 sqm range under different design labels, without enough evidence to reconcile the figures. Resale extensions may further change the floor area stated in advertisements. Plot sizes are quoted separately in square wah, a Thai land-area unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- The estate entrance is off Sam Wa Road on the Suwinthawong side, within Min Buri Subdistrict and Min Buri District. This identifies the actual property, rather than the much wider Ramintra area used in advertising.
- Road links lead towards Suwinthawong, Ramintra and Seri Thai. Convenience depends on the direction of travel and the junctions used during commuting hours.
- The Pink Line now serves Min Buri, including Min Buri and Min Buri Market stations. The development itself is not station-adjacent, so the first and last leg needs to be planned.
- The surrounding district includes neighbourhood retail, schools, markets and medical services. Confirm particular services and their practical accessibility as part of a viewing.

Best for: A family looking for three upstairs bedrooms and a separate entrance, with daily activities on the ground floor. The two-storey plan creates a useful division between shared living and private rooms, provided two bathrooms meet the household’s needs.; Residents whose routine is focused on eastern Bangkok. Someone regularly travelling on the nearby road network may value this address more than a smaller apartment closer to the centre.; Buyers comfortable evaluating an established resale home. The property’s maintenance history, layout changes and position within a row become part of the decision, alongside its price and land documents.; A two-car household, assuming a suitable HL2 home is available and the parking arrangement is documented. Parking capacity is an individual property attribute, not something to infer from the estate name.; may not suit: Anyone expecting a station-front home and a fully walkable commute. The Pink Line reaches Min Buri, but getting to the train from this development remains a separate journey.; A foreign purchaser who assumes a townhouse plot can be owned on the same basis as a condominium unit within the 49% quota. The land-law position is different, and no individual sale structure has been verified.; Buyers who need a large private garden, no shared walls, or verified onsite swimming and fitness facilities. The original product is a compact landed townhouse estate, and the latter amenities are not reliably evidenced..

- the title format and what is registered against the unit
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict. PropertyHub gives 2017 and PropertyScout gives 2019, while Pruksa records the official launch in May 2018 and a detailed review describes construction at that time. The estate is completed, but the formal handover date for an individual house has not been verified.
- Layout areas are inconsistent: Home.co.th records 95.02 and 109.72 sqm, while Estopolis gives 112 and 130 sqm. Total estate land area also differs between two directories: approximately 18 rai plus 2 square wah versus 18 rai plus 2 ngan. These values have not been averaged; the individual approved building and plot plans govern a transaction.
- The exact land-title type, a foreign buyer's registrable rights in any individual resale, the current common-area charge and the approval status of past extensions remain unverified. A general freehold label on a portal is not documentary evidence of foreign land ownership, and the 2018 maintenance rate is not today's quotation.
