Why this project is worth a look
A visible resale product
The estate is complete and developer sales are closed, so buyers can inspect the actual street, house, neighbours and common areas rather than a promised end result. The trade-off is that condition now varies from property to property. Two houses that began with the same plan can differ substantially after a decade of use, renovation and extension work.
Real family space
The core product is a two-storey detached house on its own plot, with three bedrooms across most documented original layouts. That gives a household more separation and outdoor space than a condominium, but it also makes the roof, façade, drainage, garden, external services and any later additions part of the buyer’s due-diligence burden.
Established shared facilities
A clubhouse, pool, fitness room, green areas, children’s space and controlled security are supported across several project sources. In a mature estate, the important question is not whether those features appeared in the original brochure, but how well they are maintained today and what owners currently pay to keep them running.
Car-oriented Bangkok access
Soi Phraya Suren 30 feeds into the Ramintra road network and gives access toward the eastern ring road and expressway system, but the estate itself is set inside a residential area. It makes more sense for buyers who already expect to drive than for someone choosing a home primarily around walkable rail access.
Land is the legal issue
For a foreign purchaser, the ownership structure deserves attention before price negotiation goes too far. This is landed housing, so the straightforward condominium foreign-freehold route is not available. The specific title, any lease arrangement, building rights and registered encumbrances need to be reviewed for the individual house.
About the project
Chaiyapruek Ramintra - Phrayasurain is an established Land and Houses detached-home community in Bang Chan, on Bangkok’s north-eastern side. It is no longer a developer launch. The project opened for booking in 2015, most specialist databases place completion in 2016, and Home.co now marks the original developer sales as closed. That changes how the project should be assessed. A buyer is not choosing from a fresh price list, construction schedule and standard upgrade package; the real decision is between individual resale houses, each with its own land plot, maintenance history, alterations, orientation, immediate neighbours and title documents.
The community is large enough to have meaningful shared facilities without becoming a high-density housing estate. Most project databases consistently report 242 homes on roughly 52 rai, alongside a clubhouse, swimming pool, gym, landscaped areas, a playground and controlled security. Home.co is the notable exception, listing 225 units and a site area just under 52 rai. Rather than averaging those figures or pretending the discrepancy does not exist, we use 242 because it is supported by the wider set of dedicated project sources, while the conflicting number remains disclosed for due diligence.

The original design language focused on privacy and a cluster-style street arrangement. For a current buyer, the useful part of that story is physical rather than promotional: these are two-storey detached houses with their own plots inside a low-rise gated setting. Archived material shows original house sizes from about 106 to 164 sqm, generally configured around three bedrooms, while later project databases show plan families around 136 and 160 sqm. Resale houses may have been extended or internally reworked, so a four-bedroom listing today should not automatically be treated as proof that the developer originally offered that exact four-bedroom plan.
The address is Soi Phraya Suren 30, also referred to as Soi Saeng Sri, in Bang Chan, Khlong Sam Wa. The estate sits inside the residential fabric rather than directly on a major arterial road. For households that drive, this is a familiar outer-Bangkok pattern: local streets feed into the wider Ramintra road network and then toward Kanchanaphisek and the Chalong Rat Expressway. For someone hoping to rely on rail and walking for everyday life, the location deserves a realistic test. FazWaz places Bang Chan station on the Pink Line at roughly 3.9 km by road, so this is not a walk-out-the-gate transit project.
The wider Ramintra corridor provides the practical urban context. Fashion Island and The Promenade appear consistently in project material, along with hospitals, schools and everyday retail serving the eastern side of Bangkok. That makes the estate workable for normal family routines even though it is outside the central business districts. The trade-off is traffic sensitivity. A route that looks short on a map can take materially longer during peak periods, so anyone buying for their own use should test the actual school, office and weekend routes at the times they expect to travel, rather than treating straight-line proximity as a lifestyle guarantee.
The current market is resale-driven. On 7 October 2026, a THB 4.99M asking listing was still visible for a house on roughly 50 sq wah with three bedrooms and three bathrooms. Other active listings in the same project were around the high-THB-5M to mid-THB-6M range and above, depending on land size, usable area, renovation and configuration. The lowest asking price is therefore useful as an entry marker, not as a project-wide price promise. A meaningful comparison needs to include plot size, actual built area, roof and systems condition, renovation quality, unauthorised extensions if any, and the legal condition of the land title.
For a foreign buyer, the defining legal issue is that this is landed housing rather than a condominium. The condominium foreign-freehold quota does not solve ownership here. A foreign individual will generally not take direct freehold title to the land in a normal residential purchase, so any structure involving a registered land lease and separate rights to the building must be reviewed property by property. The lease term, registration, renewal language, title type, encumbrances and the relationship between land and building rights all matter. Nominee shareholding arrangements should not be treated as a safe substitute for a lawful ownership structure.
Taken on its own terms, Chaiyapruek Ramintra - Phrayasurain is best understood as a mature family housing community rather than a new-build investment product. A buyer can inspect the real streets, landscaping, common facilities and neighbouring homes instead of relying on renderings. That visibility is valuable, but an older completed project shifts more of the risk to house-level due diligence. Waterproofing, drainage, air-conditioning, electrical systems, extensions, pest history, common-area management and the actual title package can matter more to the purchase decision than the developer’s original marketing concept.
Ownership format
This is a landed house, not a condominium. A foreign individual generally cannot take direct freehold title to the land; if a registered land lease is used, the term, registration, building ownership, renewal wording and the specific land title need to be checked for the selected property.
Home types & sizes
The smallest documented original format: a two-storey, three-bedroom house on a plot of roughly 51 sq wah. It suits buyers prioritising a private plot and gated setting over maximum internal floor area.
A mid-size documented format with three bedrooms, three bathrooms and two-car parking. Plot sizes can differ on the resale market, so internal floor area alone is not enough for a like-for-like comparison.
The larger documented format across older and later project records. Archived material includes an additional family area, while current resale listings show that some houses of this size have since been reconfigured or extended, making an on-site check essential.
Project archives from different sales periods use different plan names. Earlier material refers to Cedar, Walnut and Rosewood, while later databases use Venti and Penesy. The sizes overlap, but there is not enough evidence to claim these are simple one-to-one renamings, so the cards above are normalised by confirmed size and room count. The original plan for a specific resale house should be checked separately. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
