Why this project is worth a look
A genuinely small building
One eight-storey block with 79 apartments is much smaller than many current Bangkok launches. The trade-off is financial as well as social: a smaller ownership base shares the cost of lifts, the pool, security and major capital repairs, so the juristic person's reserves matter.
The market is visible through live listings
Fresh sale and rental inventory repeatedly centres on roughly 44–45 sqm apartments, letting a buyer compare floor, renovation, asking price and quota across real units instead of relying on a historical developer price list. Duplicate broker advertisements can still represent the same apartment, so listing count should not be treated as unique inventory.
Quota changes the true entry price
The lowest unit found at THB 4.59M is labelled Thai quota, while a separate 59.6 sqm unit at THB 5.1M is labelled Foreign quota. A foreign buyer's relevant comparison set begins with legally transferable units, not with every listing in the search results.
Ari and Saphan Khwai are real; N6 is not
Some portals measure only about 330 metres to the planned Sena Ruam N6 infill station. That station remains unbuilt in 2026. Daily transport should therefore be evaluated against operating Ari and Saphan Khwai stations rather than against a future station point.
Age is a diligence issue, not an automatic rejection
The strongest evidence points to a 2011 completion. Buyers can inspect a functioning building and observe its resale market, but should focus on engineering condition, repair history, arrears, current common fees, parking rules and planned capital works rather than on the original brochure.
About the project
Chateau In Town Phaholyothin 11 is a small completed condominium in Samsen Nai / Phaya Thai, inside Soi Phaholyothin 11, which many property databases also call Soi Sena Ruam. It is a single eight-storey building with 79 units. The project now functions as a resale property rather than a developer launch: CMC's own page marks it sold out and current availability comes from individual owners and agencies. That makes present building condition and the exact apartment more relevant than the original launch brochure.
The developer attribution has two useful layers. CMC officially keeps Chateau In Town Phaholyothin 11 in its portfolio, and current property databases identify Chaopraya Mahanakorn Public Company Limited / CMC Group as the developer. Home.co.th's archived advertising disclosure, however, names Phraya Panich Property Co., Ltd. as the project owner and manager. These do not need to be presented as mutually exclusive: CMC is the public group/developer brand, while Phraya Panich Property appears to have been the historical project entity.

The completion-year issue is much clearer than it was in the discovery master. Home.co.th's archived disclosure says construction began in 2010 with completion expected around February 2011. PropertyHub, Tooktee, Dot Property and several other project databases also use 2011, with Tooktee publishing 11 April 2011. DDproperty still displays 2013 in its headline metadata while its own longer project text refers to completion in 2011. The working year can therefore be 2011, but the exact condominium registration date should remain unconfirmed until a primary juristic or registration record is obtained.
Core scale is consistent across the stronger sources: one building, eight floors and 79 units. Home.co.th gives a 30–59 sqm unit range, while DDproperty extends its legacy range to 61 sqm. Current resale inventory is concentrated around 44–45 sqm but also includes examples around 34 sqm and 59.6 sqm. The page should therefore avoid presenting one rigid floor-plan catalogue; the selected unit's registered area, bedroom count and any later alteration need to be checked against its title and plan.
Today's resale pricing is materially above the old launch figures of roughly THB 2–2.8M that still survive on legacy project pages. As of 3 October 2026, fresh public asks cluster around THB 4.9–5.1M for roughly 44–45 sqm apartments, with some higher-priced units also visible. The lowest active anchor found is THB 4.59M for 45 sqm, but the portal labels that apartment Thai quota. That distinction matters: the cheapest headline price is not automatically a foreign buyer's accessible entry price.
Rental inventory is active as well. PropertyHub carried numerous September 2026 asks around THB 25,000–31,000 per month for 44–45 sqm apartments, alongside a 34 sqm one-bedroom at THB 16,000. Dot Property shows a visible project range around THB 15,000–31,000 per month. These are asking rents, not achieved leases. Any investment case should be built from the exact apartment, renovation, vacancy, agent costs, common charges and an achievable rent rather than from a portal-wide range.
Current quota labels are particularly useful for foreign buyers. On 108Siam, a 59.6 sqm unit at THB 5.1M is labelled Foreign quota, while the lower-priced 45 sqm unit at THB 4.59M is labelled Thai quota. That is evidence that foreign-quota stock can appear in the building, not a guarantee that quota will remain available. The condominium juristic person should confirm the selected unit's position immediately before transfer.
The verified facility core is reasonable for an older low-rise building. Home.co.th confirms two passenger lifts, a second-floor pool, a seventh-floor garden, CCTV and 24-hour security. PropertyHub also lists parking, access control and additional amenities, although some facility indicators are not consistently presented across its interface. A public page should keep to the repeated core and verify the fitness room, parking rules and current condition from fresh project-level evidence rather than reproducing every portal icon.
The location is better described as an inner urban pocket between Ari and Saphan Khwai than as a condo beside an operating BTS station. One current DDproperty dataset reports roughly 330 metres to `N6 Sena Ruam BTS`, but Sena Ruam N6 is still an unbuilt infill station in 2026. Real-world access should be described using the operating Ari and Saphan Khwai stations: ZmyHome gives roughly 0.8 km to Ari and 0.9 km to Saphan Khwai, while DDproperty's own project description uses about 1.1 km to Saphan Khwai. NovAsia should not publish the 330-metre figure as normal BTS walking distance without explaining that N6 does not exist yet.
The project's decision profile is straightforward. There is no construction risk, and buyers can inspect the actual unit and common areas, but building age moves due diligence toward lifts, waterproofing, pool systems, reserve funds, meeting minutes, arrears, current common fees and parking rules. In a 79-unit building, a large capital-repair bill is shared by a relatively small ownership base, so the financial health of the condominium juristic person can matter as much as the apartment's interior finish.
Overall, Chateau In Town Phaholyothin 11 should not be sold as a `new condo steps from BTS`. Its real case is a compact completed CMC building in an established Phaya Thai neighbourhood, with visible resale and rental activity and practical access to both Ari and Saphan Khwai. The trade-offs are age, inconsistent legacy metadata and unit-by-unit quota and condition checks. For NovAsia, the strongest page is a calm resale dossier built around what the building and the selected apartment are today, not a recycled launch narrative.
Ownership format
The project is a condominium, so a foreign buyer can hold a unit in freehold only if capacity remains within the building's foreign ownership quota. Current listings show both Thai-quota and Foreign-quota units, which means one listing's status cannot be applied to the whole project. Before paying a reservation deposit, the selected unit's quota position should be confirmed by the condominium juristic person together with the transfer documents.
Unit types & sizes
PropertyHub carries a fresh THB 16,000/month rental example for a 34 sqm apartment. It is a lower unit-specific example, not a project-wide typical rent.
This is the most visible core of current resale inventory. In late September 2026, PropertyHub showed multiple sale asks around THB 4.9–5.1M and rents around THB 25,000–31,000/month. Broker duplicates should be removed before counting unique stock.
108Siam shows a current THB 5.1M unit labelled Foreign quota. It is useful evidence that foreign-quota stock appears in the building, not a guarantee that quota will be available for other apartments or at transfer.
This is not an official developer floor-plan catalogue. It combines legacy project ranges with current resale examples. For a transaction, floor area, bedroom/bathroom count, alterations and quota must be checked against the selected unit's title and documents.

Best for: Buyers who want a completed small-scale condominium in Phaya Thai and are comfortable underwriting an individual resale apartment rather than buying a standardised new product.; People who like the Ari–Saphan Khwai pocket and do not require a building immediately beside an operating BTS entrance.; Foreign buyers willing to filter by foreign quota before comparing price and renovation quality.; Long-term rental investors who underwrite the exact achievable rent and building costs rather than relying on portal averages.; may not suit: Buyers who specifically want a new building, developer warranty and contemporary club-style facilities without age-related common-system history.; Anyone who requires a 300–400 metre walk to an operating BTS station: the 330-metre figure used by some databases refers to the unbuilt Sena Ruam N6 station.; Foreign buyers planning to reserve the cheapest unit before checking foreign-quota eligibility.; Investors who treat an asking price or asking rent as a guaranteed transaction price or yield..
