Why this project is worth a look

Central, still low-rise

Two eight-storey buildings offer a different scale from Asoke's large residential towers. The trade-off is that unit position matters more than a project label: outlook, corridor traffic, pool proximity and building orientation can make two apartments in FYNN Asoke feel quite different.

Park plus rail

The address sits inside Sukhumvit Soi 10, with FYNN quoting roughly 550 metres to BTS Asoke and 200 metres to Benjakitti Park. That is a useful combination for a central lifestyle, but the walking route should be tested in person rather than reduced to a map distance.

A building you can inspect

FYNN Asoke is completed and operating. Buyers can review the actual common areas, noise, management, parking arrangements and condominium documentation instead of relying on renderings or launch promises, which is a major advantage when comparing resale stock.

Multiple entry points

The original mix runs from compact one-bedroom homes to 104-120 sqm penthouses. Resale pricing spans a wide range and can undercut the developer's advertised starting figure, but the meaningful comparison is unit by unit after checking condition, area, fit-out and foreign-quota availability.

About the project

FYNN Asoke is a completed low-rise condominium on Sukhumvit Soi 10, positioned between the Asoke transport hub and Benjakitti Park. It is not one of the tall towers that define the Asoke skyline. The project is split into two eight-storey buildings on 1-3-70 rai of land, with 263 residences in total: 144 in Building A and 119 in Building B. That distinction matters because the proposition is less about skyline height and more about having a central Sukhumvit address in a horizontally planned development. The confirmed address is 28 Soi Sukhumvit 10, Khlong Toei, Bangkok 10110, and mapping data places the project inside the soi rather than directly on Sukhumvit Road. A buyer should therefore judge the actual approach, street environment and selected unit rather than assuming it feels like a tower sitting on the main road.

The location works around two very different pieces of Bangkok infrastructure: mass transit and green space. FYNN's own project page gives approximately 550 metres to BTS Asoke and 200 metres to Benjakitti Park. Other mapping services quote different station distances because they measure from different points and routes, so the exact number is less useful than the underlying geography. Asoke connects the BTS Sukhumvit Line with MRT Sukhumvit, while Benjakitti offers a major open-space option close to the central business districts. For someone who expects to walk, use rail and spend time outdoors, that combination is meaningful. It is still worth walking the route before buying, especially at the times of day that matter to you, because a map cannot show pavement quality, crossing convenience, rain exposure or the feel of the soi at night.

The development's scale is another reason buyers may shortlist it. Two eight-storey blocks create a very different living pattern from a 40- or 50-storey condominium with a much larger resident population. FYNN built the landscape around an established rain tree between the buildings and uses planted rooftop areas as part of the common-space concept. This should not be turned into a vague claim about exclusivity or tranquillity; there are still 263 homes sharing the project. The practical point is simpler: circulation, facilities and outlooks are distributed through a low-rise compound. Buyers who care about privacy should therefore look beyond the project-level unit count and inspect the exact corridor, lift access, facing direction and relationship of the chosen unit to the pool and common areas.

The original unit schedule is broad enough to cover several buyer profiles. FYNN lists one-bedroom homes from 24 to 49 sqm, one-bedroom-plus layouts from 40 to 62 sqm, two-bedroom units from 46 to 68 sqm and penthouses from 104 to 120 sqm. Current resale advertising does not always follow those labels. Portals also show units described as larger two-bedrooms around 88 sqm and three-bedroom homes around 104-110 sqm. That difference is important because resale terminology is not a substitute for the registered unit documents. A serious comparison should start with the title deed, registered area, approved plan and actual internal layout, then use the broker's bedroom label as a convenient description rather than as the legal identity of the property.

Completion timing is the clearest factual inconsistency in the public record. FYNN's overview says Q1 2022, yet the developer's own construction log shows 83% overall progress at the end of June 2022 and 100% as of 31 December 2022. FazWaz records completion in May 2022; DDproperty uses 2023; PropertyHub uses 2021. The building is unquestionably operating as a completed, ready-to-move condominium today, so the sensible registry treatment is to use 2022 as the completion year while preserving the conflicting month or year labels as a due-diligence note. For a resale purchase in 2026, the current condominium registration, unit title, juristic-person records and building condition matter more than an old marketing completion target.

Common facilities are substantial for a low-rise project. Current project material identifies a swimming pool, fitness space, sauna and steam facilities, a yoga area, co-working or meeting space, a children's pool, lobby and reception on the first floor. A rooftop garden is part of the scheme, and a separate outdoor children's area is listed on the eighth floor. Security includes CCTV and 24-hour coverage. The project also states 125 parking spaces. With 263 residential units, a buyer who drives should not assume that a permanent parking bay comes automatically with every apartment. The condominium rules should confirm how spaces are allocated, whether the selected unit has any specific entitlement and what happens if a household has more than one car.

Pricing has to be read as two overlapping markets rather than one project price. FYNN's current corporate site still marks Asoke as ready to move in and advertises a starting figure of THB 4.99 million. At the same time, live resale stock can be cheaper. PropertyHub recently carried a roughly 25 sqm one-bedroom at THB 4,590,480, while broader project pages show a large spread across unit sizes, floors and fit-out levels. The lower figure is useful as a market entry point, but it is not evidence that every comparable unit is worth the same amount. A low asking price may reflect size, floor, condition, view, furnishing, ownership quota or a seller's timetable. Those variables need to be separated before treating a listing as a benchmark.

Foreign ownership requires a unit-level check even though major project directories describe FYNN Asoke as freehold. Under Thailand's condominium rules, foreign freehold ownership is limited to 49% of the aggregate unit area in a registered condominium. That means the project can be freehold in general while a particular resale unit may or may not be transferable to a foreign buyer under the quota at the moment of purchase. The condominium juristic person is expected to confirm the foreign ownership proportion for the transfer process. Buyers should therefore verify quota availability and the required inward-remittance documentation before making a large non-refundable payment. If a seller proposes leasehold because foreign quota is unavailable, that is a different legal structure and should be reviewed on its own terms rather than treated as equivalent to freehold.

FYNN Asoke makes the most sense for a buyer who wants a finished home in central Sukhumvit, values access to Asoke and Benjakitti Park, and prefers a low-rise setting over a very large high-rise complex. The project also offers enough size variation to cover compact owner-occupied units, conventional one- and two-bedroom homes and much larger top-end layouts. Its main advantage as a resale purchase is that much of the uncertainty can be inspected rather than imagined: common areas are operating, the route to transit can be walked, noise and outlook can be checked from the actual apartment, and juristic-person records can be requested. The decision should be made on that concrete evidence. Old awards, launch-era descriptions and generic investment language are secondary to the exact unit, its title, foreign quota, physical condition, fees, parking rights and the seller's documentation.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer may register freehold ownership only within Thailand's foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Quota availability must be confirmed for the specific unit; if it is unavailable, any leasehold structure and its terms need a separate contract review.
