Noble Reform
Noble Reform is an established high-rise condominium in Ari, positioned at the mouth of Soi Phahon Yothin 7 rather than deep inside the neighbourhood. That changes the buying question.

Why this project is worth a look
BTS access is real
Current portals put Ari BTS about 210–240 metres from the building. That is close enough to shape daily behaviour, not just a marketing map. For an owner-occupier or tenant who uses the Sukhumvit Line regularly, the short walk can be a stronger advantage than a longer list of shared facilities in a less connected project.
Layouts feel substantial
One-bedroom plans are commonly cited at roughly 46–55 sqm and two-bedrooms at about 63–73 sqm, with live listings in similar size bands. That is generous by the standards of many newer station-area condos. Buyers should still rely on the registered area of the selected unit rather than assume every apartment matches the original brochure range.
Resale choice is visible
Dozens of sale listings and a large rental pool are visible in 2026. That does not guarantee a quick exit, but it gives buyers real comparables across floors, condition and views. The building can be priced from observable secondary-market stock rather than from a developer's launch narrative.
Age can be inspected
A completed and occupied building lets a buyer see how the common areas, lifts and individual units have actually aged. The same maturity makes financial and technical checks more important: current juristic-person accounts, arrears, planned capital works and the condition of shared systems deserve attention before price alone.
Developer identity is clear
Noble Development is a listed Thai property company and Noble Reform appears in Noble's own historical project timeline. That gives the development a traceable corporate origin. The resale transaction remains separate, however, so the selected unit's title, seller and transfer documents still need their own verification.
About the project
Noble Reform is an established high-rise condominium in Ari, positioned at the mouth of Soi Phahon Yothin 7 rather than deep inside the neighbourhood. That changes the buying question. This is not an off-plan purchase where the buyer is trying to predict what the building, management and surroundings will eventually become. The tower has been occupied for years, resale and rental units are regularly advertised, and the surrounding part of Ari is fully formed. A buyer can therefore inspect the actual apartment, common areas, traffic noise, views and day-to-day access before committing. The trade-off is age: the strongest sources place completion in 2012, so the condition of building systems and the selected unit now matters more than the original launch brochure.
The core project facts are unusually consistent across the main databases: one 22-storey tower and 191 residential units, with several sources also recording three retail units. The developer is Noble Development. The Stock Exchange of Thailand identifies Noble Development Public Company Limited as a Bangkok property developer incorporated in 1991 and listed on the SET since 1997. That makes the project lineage straightforward to verify. It does not, however, turn a resale purchase into a developer transaction. The seller will normally be an existing owner, so title, outstanding condominium charges, foreign-quota eligibility and the condition of the individual apartment remain transaction-specific checks.

Location is the clearest reason to shortlist the building. Current portals place Ari BTS roughly 210–240 metres away, depending on the measurement and station exit. Noble Reform sits by Phahon Yothin Road at Soi Phahon Yothin 7, so the Skytrain is genuinely walkable rather than merely described as nearby. The immediate area combines the transport corridor with Ari's established restaurants, local retail and La Villa Ari. For residents who commute along the Sukhumvit Line, that can be more valuable than a newer development with a larger amenity deck but a longer last-mile journey. It also gives a prospective tenant a simple location story that can be verified on foot in a few minutes.
The original unit mix is another distinguishing feature. Multiple project profiles cite a studio of about 31.94 sqm, one-bedroom layouts of roughly 45.77–55.15 sqm and two-bedroom layouts of roughly 62.69–72.74 sqm. Live resale stock broadly reflects those proportions, with studios around 32 sqm, many one-bedrooms in the high-40s to mid-50s and two-bedroom listings around the low-70s; some advertised units extend to about 75 sqm. Those figures should be treated as a guide to the building, not a substitute for the title deed. On an older resale project, the registered area of the specific unit is the number that matters, especially where portal categories have been rounded or a layout has been altered internally.
As of 7 October 2026, DDproperty shows dozens of active sale listings in the building. The lowest visible asking level is THB 6.85M for a 32 sqm studio. Current one-bedroom offers include units around 49 sqm from roughly THB 6.99M, while two-bedroom stock includes asking prices around THB 13.95M for apartments in the low- to mid-70 sqm range. This is a market snapshot, not a project price list. Duplicate agency ads are common, some units are sold with tenants in place, and two apartments with similar floor area can differ materially in renovation quality, view and furniture. The useful conclusion is that buyers have enough visible supply to compare real units rather than negotiate against a single seller's reference price.
There is also substantial rental inventory. PropertyHub carried many freshly updated Noble Reform rental listings in early October 2026, spanning studios, one-bedrooms and two-bedrooms. Visible examples included studios around THB 18,500 per month, several one-bedroom offers around THB 22,000–30,000 and two-bedroom units around THB 45,000. These asking rents should not be converted into a promised yield: vacancy, furnishings, management costs, taxes, agency fees and the exact purchase price all matter. What the listings do show is that Noble Reform participates in an observable resale and rental market, so an investor can benchmark a target unit against competing stock instead of relying on a developer's projected return.
Facilities are conventional for an urban high-rise of its generation: a swimming pool, gym, sauna and steam facilities, garden or rooftop outdoor space, barbecue areas, parking, 24-hour security, CCTV and controlled access. Portal data commonly states a management fee of THB 50 per sqm per month and a sinking-fund figure of THB 600 per sqm. For a resale buyer, those portal figures are only a starting point. The more important documents are the current statement from the condominium juristic person, confirmation that the seller has no arrears, recent budgets and any planned special assessment. In a building of this age, upcoming work to lifts, pumps, waterproofing, façade elements, the pool or other shared systems can matter more to ownership cost than the published monthly fee alone.
Completion year is the main factual conflict in the public record. FazWaz, DDproperty and Dot Property use 2012, with some listings specifying June 2012. PropertyHub, Lazudi and several agency databases use 2013. We therefore keep 2012 in the structured field because it is supported by the higher-priority project source and corroborated by DDproperty, while recording 2013 as an unresolved alternative. Noble's own 25-year project timeline places Noble Reform in its 2009 portfolio history, which helps confirm identity and launch period but does not resolve the handover-year discrepancy. There is no benefit in inventing a single precise date where the sources do not agree.
The street number also varies between databases even though the building itself is not ambiguous. Sources use 2/21, 8, 18 and 1269/1 for addresses associated with Noble Reform. They consistently locate the same tower at Phahon Yothin Road and Soi Phahon Yothin 7 in Samsen Nai, Phaya Thai, and the OpenStreetMap building object provides a consistent geographic point. For a public project page, it is safer to present the road, soi, subdistrict, district and postcode without forcing a disputed number. For an actual purchase, the address on the condominium title and the seller's legal documents takes precedence over any portal entry.
Foreign ownership is possible, but the building-level rule and the unit-level transaction should not be confused. Thai government guidance states that foreign ownership in a registered condominium may not exceed 49% of the aggregate unit area. The condominium juristic person must certify the foreign-ownership proportion for transfer, and the transfer documentation also includes a debt-free certificate from the condominium. A listing labelled freehold or foreign quota is therefore helpful for screening but is not final evidence for another apartment. The selected unit still needs title verification, seller verification, a current quota letter and the required banking evidence for the buyer's funding route.
Noble Reform ultimately makes most sense for buyers who value a mature Ari location, direct BTS access and roomier layouts more than the feel of a brand-new project. Its age is not automatically a disadvantage: an existing building lets the buyer see what they are getting, and the active resale market creates real comparables. But age raises the standard of due diligence. When two 49 sqm one-bedroom units are both advertised in the same tower, the better purchase may be determined by plumbing, air-conditioning, renovation quality, road exposure, view obstruction, tenant status and the building's current financial position rather than a small difference in asking price. This is a project where a careful unit-by-unit comparison is more useful than a generic ranking of the building.
Ownership format
A foreign buyer can own a condominium unit freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. The remaining quota and the eligibility of the selected resale unit must be confirmed by the condominium juristic person before transfer; portal listings marked freehold do not establish the status of every unit in the building.
Unit types & sizes
The smallest format in the building and the current lower entry point. DDproperty shows a 32 sqm studio at THB 6.85M on 7 October 2026. Because compact units can command very different prices per sqm, condition and the registered area deserve more attention than headline price alone.
The building's core format, with many current resale units in roughly the 47–55 sqm range. At this size, layout efficiency, storage, view and renovation quality can meaningfully separate one apartment from another. Recent listings include units around 49 sqm from about THB 6.99M.
A more practical long-stay option for buyers who need a genuine second bedroom. Current stock includes asking prices around THB 13.95M for units in the low- to mid-70 sqm range. Where an advertised area sits outside the original profile range, the title deed should settle the number.
The size bands come from the project profiles on FazWaz and Dot Property and match long-running Noble Reform project data. Live resale ads sometimes show slightly different areas, so the selected unit's registered area should be taken from its legal documents rather than a portal card.

Location
- Ari BTS is roughly 210–240 metres away in current portal data; the exact walk depends on the station exit and measurement point.
- The building sits at the entrance to Soi Phahon Yothin 7 by the main Phahon Yothin corridor rather than deep inside Ari's residential lanes.
- La Villa Ari and everyday retail around the station are within the immediate walkable area, which keeps many daily errands local.
- The location's strongest transport feature is quick access to the BTS Sukhumvit Line; driving times still depend on normal Phahon Yothin traffic conditions.
- The building footprint is identifiable in OpenStreetMap at 13.78135, 100.54468.

Best for: An owner-occupier who values a short walk to Ari BTS and a relatively spacious one-bedroom more than the feel of a newly completed project.; An investor who prefers to underwrite from observable resale and rental competition rather than a projected yield; Noble Reform has enough live stock to build real comparables.; A buyer willing to inspect several units in the same building and choose on condition, view, noise exposure and documentation, because resale-unit quality can matter more than nominal layout type.; A foreign buyer comfortable with condominium ownership rules and prepared to confirm the remaining foreign quota for the specific unit before transfer.; may not suit: A buyer who specifically wants a brand-new building, fresh construction warranties and a developer instalment plan; Noble Reform is an established resale project.; A buyer unwilling to investigate the selected unit and the condominium juristic person's finances. In a building of this age, those checks are part of the purchase decision rather than optional paperwork.; Someone whose overriding goal is the lowest price per square metre in Bangkok. Ari BTS proximity is already reflected in seller expectations, and the smallest units can carry a comparatively high price per sqm..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across major sources: FazWaz, DDproperty and Dot Property use 2012, while PropertyHub and Lazudi use 2013. The structured field uses 2012 by source priority; the exact registration or handover date should be checked in condominium records.
- Street numbers vary between sources, including 2/21, 8, 18 and 1269/1. The road, Soi Phahon Yothin 7, district and building location agree, so the public address intentionally omits the disputed number.
- There is no single public live register showing the remaining foreign quota for the building or the eligibility of a specific resale unit. The condominium juristic person must confirm that position for the selected apartment before transfer.
