This creates a different street environment from a condominium facing the arterial corridor, while still leaving access to the wider Phahonyothin and neighbouring road network. Buyers who rely on public transport should walk the route themselves and verify the current shuttle operation instead of assuming an old facility list reflects today’s timetable.
Parking is finite
Original technical material records 33 spaces, about 44% of the unit count. That is not unusual for a compact urban condominium, but it is decisive for an owner who expects to keep a car. Current parking rules, automatic versus conventional bays, waiting arrangements and any second-car restrictions should be confirmed with the building management before purchase rather than inferred from the historic capacity figure.

The consistently verified categories are one-bedroom apartments from roughly 23.13 to 29.69 square metres and larger one-bedroom-plus units from 31.88 to 33.55 square metres. Detailed historic plans show several sub-types within those bands, which means two units with similar total area may allocate space differently between the bedroom, living room, kitchen and flexible area. A resale buyer should therefore work from the actual plan and title details rather than the category name alone. There is a small published discrepancy at the top end of the standard one-bedroom range: some sources state 29.52 square metres while the developer page states 29.69. The selected unit’s registered area resolves that question.
The amenity package is practical rather than extensive: a swimming pool, fitness room, co-working or meeting space, lobby and mail area, access control, CCTV and 24-hour security are repeatedly documented. Independent project profiles also identify a garden area and parking. The co-working/meeting area is on the seventh floor and the shared pool is on the eighth. Two lifts are reported. Parking deserves particular attention for an owner who drives: early technical material lists 33 spaces, equivalent to about 44% of the 78 units. That figure describes project capacity, not an individually guaranteed bay, so the current allocation rules and eligibility for a second vehicle need to be checked with the condominium juristic person.
There is an active resale market rather than a developer launch price to rely on. As checked on 16 September 2026, the lowest verified asking price found was THB 2.65 million for a one-bedroom unit of about 26 square metres on the third floor. The same level appears on current listing platforms, while other recent offers are higher. This is a market entry point, not a promise that every unit can be bought at that level. Furniture, renovation, floor, outlook, tenancy status, encumbrances, ownership eligibility and the seller’s terms can materially change the deal. The useful comparison is therefore between live units after document and physical checks, not a generic project-wide price per square metre calculated from an advertisement.
The developer identifies the project as freehold, but foreign ownership still has to be checked at unit level. Thai condominium rules cap foreign freehold ownership at 49% of the total unit area in a registered condominium. A foreign purchaser needs the condominium juristic person’s certification of the foreign ownership proportion for the transfer process, together with the documentation required for that particular transaction. If the quota is unavailable for the selected unit, another contractual structure should not be treated as equivalent to freehold without separate legal and commercial review. The key point is simple: the project’s freehold status establishes the legal form of the condominium, but it does not by itself confirm that a particular resale unit can be registered in a foreign buyer’s name on the intended date.
Na Veera Phahol-Ari is strongest as a relatively small, completed urban building with compact layouts and a location tucked just inside a major Bangkok corridor. Its limitations are equally concrete. The apartments are small, the verified mainstream mix does not provide conventional two-bedroom family units, parking capacity is lower than the unit count, and some published project information dates back to the original launch. That makes resale due diligence especially practical here. A buyer should line up three things before treating an asking price as a deal: the selected unit’s title and ownership eligibility, its physical condition and occupancy history, and the current rules and charges confirmed by the condominium juristic person. Those checks tell far more about the real purchase than an old brochure does.

The project is a freehold condominium. A foreign buyer can register freehold only within the statutory foreign quota of no more than 49% of the total unit area in the building; quota availability must be confirmed for the selected unit before transfer.
