Why this project is worth a look
A commute-friendly address
The Saphan Khwai BTS station is a short walk away according to multiple directories. That offers a tangible transport advantage in a city where road journeys can vary significantly. There is a trade-off: proximity to Phahonyothin Road means the unit's orientation and sound insulation are worth testing rather than assuming the whole building is quiet.
An established property
This is a completed, occupied condominium, so buyers can inspect what exists instead of relying on construction renders. Shared spaces, actual views and day-to-day building management are all observable. The corresponding responsibility is to assess a building that has already spent more than a decade in use.
Unusual layout choice
Alongside studios and conventional one-bedroom homes, the original scheme included duplexes and two-bedroom apartments. That gives buyers more than one way to use the location. A duplex can be appealing, but stairs, air circulation and the real usable area will matter long after the viewing.
Visible resale and rental markets
Sales and rental advertisements provide clues about what different unit sizes are being offered for in 2026. They help frame questions for sellers and agents, but they should not be mistaken for executed transactions or guaranteed tenancy income. Several agents may be promoting the same apartment.
Clear lifestyle trade-offs
Pool, gym and security are useful shared facilities, while historic parking provision was more limited than the apartment count. Someone relying on transit may see a sensible exchange; a two-car household may not. The right choice turns on how the residents actually intend to use the building.
About the project
Buying at Onyx Phaholyothin is a decision about an existing Bangkok apartment, not a promise of a building that has yet to appear. Sansiri developed the property as a single residential condominium tower with 620 units, just off the Saphan Khwai stretch of Phahonyothin Road. Buyers are dealing with individual resale owners now. That changes the questions worth asking. You can check the actual outlook, corridors, elevators and lobby before paying a deposit. The trade-off is that the name on the building tells you little about the condition of a particular home or the owner's willingness to negotiate. Two similar floor plans may represent quite different purchases once renovation costs, furniture, title and existing tenants enter the picture.
Start with the address rather than the promotional description. The mapped building is at 1505 Phahonyothin Road, Sam Sen Nai, Phaya Thai, Bangkok 10400. Saphan Khwai BTS station is commonly placed about 200–330 metres away in property directories. That is a useful indication of proximity, not a measured door-to-platform journey for every resident. Living near the Sukhumvit Line can take some uncertainty out of a daily commute across Bangkok. Yet this is an active main-road setting. Buyers sensitive to traffic sound should spend time inside the actual unit with the windows both open and shut; a tower's address alone cannot tell you how it feels several floors above the street.

There is more to Saphan Khwai than a train stop. Big C Saphan Khwai is across the road, Paolo Hospital is nearby, and the surrounding streets have ordinary shops, food options and services. Chatuchak Market and the broader transport connections to the north of central Bangkok are part of the area's appeal. This is practical city living rather than a secluded residential compound. Someone who prefers to do errands on foot may find that convenient. Someone looking for a quiet suburban atmosphere is likely to notice the road environment first. Neither response is wrong; the right answer depends on where the windows face and how the household actually moves through the city.
The condominium dates back to an earlier period of Bangkok development. Sansiri's November 2010 investor presentation identifies ONYX Phaholyothin as its own project, with 620 units and an original mix of studios, one-bedroom homes, duplexes and two-bedroom apartments. Resale directories describe completion around 2012 or 2013, depending on the provider. That puts the property well beyond the handover stage in 2026. Buyers can benefit from a settled neighbourhood and an established building, while taking seriously the less photogenic parts of ownership: lift maintenance, water systems, access control, shared-area repairs and the condominium's reserve funds.
Published floor counts are unusually inconsistent. Sansiri's launch-stage presentation called for 29 storeys. Several Thai sources describing the finished building, including Bangkok CitiSmart and established housing directories, report 26. FazWaz and some sites carrying similar listing data show 37. All of these sources identify the same Sansiri project and broadly agree on 620 homes; there is no evidence here of separate towers with different specifications. Twenty-six floors is the better supported description of the finished building, while the discrepancy belongs in the research record until a building document resolves it. A buyer should rely on a unit's actual floor and title details, not on a search filter's total-storey number.
The original apartment programme covered several distinct ways of using a relatively central address. Sansiri listed studios at 25–25.5 square metres, ordinary one-bedroom layouts at 29.5–41 square metres, one-bedroom duplex arrangements at 39.5–41 square metres and two-bedroom, two-bathroom homes at 61–67.5 square metres. Today's listings sometimes show larger areas within the same marketing categories, particularly for loft-style homes around 43 square metres. That does not necessarily signal a different development. It does mean the original brochure range should not be treated as the measured size of every resale unit. The area recorded on the condominium title, and the usable layout in front of you, matter more than a familiar label.
At the smaller end, an apartment of roughly 25–31 square metres can make sense for one resident whose day largely unfolds outside the home. Ownership costs and furnished asking prices tend to be lower in absolute terms than for large units, but compact living is unforgiving of poor storage and awkward furniture. A studio has to accommodate sleeping, cooking and often working within one main room. Even a small one-bedroom may not have room for a desk and two people working remotely. It is worth picturing an ordinary Tuesday rather than a weekend viewing: laundry, groceries, a video call, a friend staying over and the space left to move comfortably between furniture.
Onyx is also known for duplex or loft-style units. Local broker descriptions refer to certain loft apartments with more than 5.8 metres of ceiling height; that is not a specification for the entire tower or every duplex. These apartments can deliver a very different sense of space, but the elevated sleeping area introduces a staircase, changes how cooling works and may reduce headroom where it matters most. A photograph taken from the entrance rarely answers those questions. The most useful comparison is with an ordinary one-bedroom of similar legal area: which room feels usable, how private is the sleeping level, and what would the owner need to repair or replace?
The two-bedroom stock offers another proposition. A September 2026 listing on DDproperty advertised approximately 63 square metres with two bedrooms and two bathrooms at THB 8.3 million. An apartment like that may suit a couple who both need private rooms or a small household wanting a separate study. It is a substantial step up from an entry-priced one-bedroom, and it still shares the tower's lifts, parking arrangements and common-area expenses. The higher purchase budget may secure a better internal layout, but not the low-density atmosphere of a smaller building. Prospective family buyers should pay attention to circulation, lift waiting times at busy hours and the practical route in and out of the tower.
A visible low asking price as of 10 October 2026 was THB 3.32 million for a 31.18-square-metre one-bedroom apartment on Livinginsider. The advertisement was extended in early October. A different studio, around 26.5–27 square metres, was advertised at THB 3.34 million, while a DDproperty studio listing from late September showed THB 3.75 million. These are asking prices for different homes, not closed transaction prices or a reliable valuation of the entire building. The unusually low one-bedroom offer may have conditions that are not evident in a short listing. Availability, tenure, encumbrances, condition and the seller's actual terms should all be reconfirmed with a specialist before treating any figure as a purchasable price.
Other listings give the lower headline price some perspective. A one-bedroom apartment of about 30 square metres was advertised through PropertyHub for THB 3.79 million in September, while many 40–43-square-metre apartments were marketed above THB 5 million. Asking prices spread widely because floor level, view, renovation, furnishing, tenant status and seller motivation differ. Online portals can also display the same home more than once through competing agents. Counting advertising cards as unique homes would overstate supply. For a useful comparison, match the condominium title area, bed count, floor plan, foreign ownership status, parking rights and included furniture before concluding that one advertised unit is cheaper than another.
The shared facilities include a swimming pool, gym, gardens or outdoor sitting areas, lounges, lobby space, lifts, security monitoring and controlled access. Historical Thai property descriptions mention an infinity-edge pool and a sky lounge. These can be appealing additions to a centrally located apartment, but a facilities checklist is only a starting point in an established tower. Operation and condition matter. A beautifully described pool may be undergoing repairs, and some older advertising may not reflect today's opening arrangements. A visit to the residential floors, gym and building entrance often reveals more about the management standard than an inventory of amenities on a sales portal.
Parking is another reason to separate marketing from practical ownership. A local project review published a historical provision of roughly 60% parking relative to the apartment count, including tandem arrangements. That should not be read as a current guarantee of one dedicated space for a specific resale unit. Owners may face different access rules, waiting lists or arrangements for residents and visitors. For a commuter who usually takes the BTS, limited parking could be a manageable compromise. For a household running two cars, it might be a decisive drawback. The parking entitlement, rather than the mere presence of a garage icon in an advertisement, needs to be settled before an offer is made.
A common-area maintenance figure of THB 35 per square metre per month appears in historical reviews and property directories. It is a useful reference when thinking about ownership costs, but not a verified invoice for October 2026. Rates can change, special contributions can arise, and a furnished apartment brings its own equipment and replacement costs. Early launch material also mentions a one-time reserve-fund contribution, which should not automatically be treated as a charge payable again upon resale. A buyer should obtain the present fee schedule, any outstanding charges and the condominium's relevant management records. The real cost of keeping an apartment is broader than the price printed next to it online.
The rental market provides a reality check, though not a promise of investment returns. Early-October 2026 advertisements showed smaller one-bedroom units of about 31–33 square metres around THB 15,000–18,000 per month, with some 40–42-square-metre homes around THB 20,000–22,000. There are also advertisements for duplexes and larger apartments. Quoted rent is not collected rent: an owner may spend time between tenants, pay an agent to secure a tenancy, replace appliances or fund work in a bathroom. Rent levels vary even within the same tower. Anyone buying for income needs a unit-specific, after-cost budget rather than the gross yield percentage automatically generated by a listing website.
A foreign purchaser can potentially own a registered condominium unit outright, but only within Thailand's foreign freehold quota. The statutory cap is 49% of the aggregate unit floor area in a condominium, not simply 49% of apartment numbers. The condominium juristic person must confirm the available foreign share for the transfer, and the buyer normally needs the banking evidence showing eligible funds brought into Thailand. Advertisements tagged 'foreign quota' offer an initial lead, not conclusive documentation. If the unit cannot transfer as foreign freehold, a leasehold arrangement is a different legal interest with different risks and contractual conditions. Those distinctions should be resolved before money is committed.
What makes Onyx worth considering is not a single universal strength but a recognizable choice: a mature Sansiri development, pedestrian access to rail transport, several apartment configurations and an observable resale market. The limitations are equally real. It is an older, fairly substantial condominium beside a busy road; parking allocation may matter, common facilities need assessing, and each seller brings a different legal and commercial position. For a straightforward purchase, the essential evidence is the unit's title deed, ownership quota certificate, current debt-free statement, encumbrance position, contract terms and any tenancy documents. The building may fit your routine exceptionally well, but only the individual apartment can prove it is the right purchase.
Ownership format
Foreign freehold condominium ownership is possible only within the 49% cap on aggregate unit floor area. The condominium juristic person must certify quota availability for the specific transfer. Leasehold is a separate contractual interest and is not equivalent to freehold ownership.
Unit types & sizes
Studios trade space for a lower absolute entry budget and a walkable BTS location. The original design described slightly smaller studios than some resale advertisements, so the title area deserves attention. A studio around 26.5–27 sqm was advertised for THB 3.34M, but that is an individual seller's ask, not a standing project price. Storage, cooking space and the actual condition of the fitted furniture may determine whether it works as a full-time home.
A separate bedroom is useful, although a 30–32 sqm apartment can still feel compact when used for both living and remote work. One 31.18 sqm listing was being offered for THB 3.32M and extended in early October 2026. It is the lowest identified advertised entry point, not the typical asking price for one-bedroom homes in this tower. Compare actual room dimensions, the split between bedroom and living space, included appliances and any existing tenancy before treating two listings as equivalents.
Duplex units are the building's less conventional option. The upper level may give a small apartment a stronger separation between sleeping and living, though the stairs and cooling arrangement can dominate the experience. Local broker descriptions mention notably high ceilings in some loft units, not all of them. A roughly 43.14 sqm duplex was listed at THB 5.19M in September 2026. Its title area and layout should be checked rather than inferred from the original scheme's range.
The original two-bedroom, two-bathroom design gives a small household more flexibility than the compact one-bed layouts. A 63 sqm apartment was advertised for THB 8.3M in late September 2026. That asking price covers one particular property; it says nothing about an attached parking entitlement or the state of its kitchen and bathrooms. Buyers should establish whether both bedrooms appear in the approved layout and what, if anything, has been altered since handover.
The size ranges come from Sansiri's 2010 development presentation, while the price examples are separate resale advertisements observed by 10 October 2026. Some current listings round the area or describe larger duplex-style units than the original published range. That alone is not evidence of another tower or phase. The registered condominium title area and any approved alterations should take precedence over an agent's floor-plan label. Prices reflect different sellers, unit conditions and marketing dates; they are not an official price schedule. Listings may be duplicated, withdrawn or renegotiated, so a specialist must reconfirm any available unit and its terms. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.
