Why this project is worth a look
Transit without the detour
Sam Yan MRT is next to the development, with retail integrated into the complex. Living here can simplify a city-centre routine when the alternative would be a daily drive through congested streets.
A separate residential wing
The homes occupy their own part of the wider commercial property, with a clubhouse, pool and gym. That combination is convenient, provided current entry controls maintain the separation residents expect.
Room for a household
Original layouts include substantial three- and four-bedroom apartments, rather than only compact studios. This may suit households seeking distinct areas for work, family life and privacy.
Inspect, don't imagine
A completed 2008 building allows buyers to see its actual lifts, corridors and facilities. It also makes a realistic maintenance review more important than promises about finishes.
The lease defines value
The advertised price is only one side of the transaction. The duration and transferability of the remaining leasehold right determine what a buyer receives and may later be able to resell.
About the project
Chamchuri Square Residence occupies the residential wing of Chamchuri Square, a mixed-use development beside Sam Yan MRT in central Bangkok. The distinction matters because the name also appears on the shopping plaza and an office tower. A buyer looking at the office building's specifications, entrances or photographs may be looking at the wrong part of the development. The residential address is associated with Property Management of Chulalongkorn University, usually shortened to PMCU. You may also encounter Chamchuri Residence or Chamchuri Square Residences in listings. Those names refer to the same residential building, not separate phases with their own launches or completion dates.
The complex stands at 315, 317 and 319 Phaya Thai Road, close to the Rama IV intersection in Pathum Wan. Sam Yan station is directly adjacent, with the plaza providing a convenient connection into the surrounding transport and shopping network. For someone whose daily schedule runs between university, offices, hospitals and central Bangkok, this can remove much of the need to drive. It also means the setting is busy. Traffic, deliveries, shoppers and office workers are normal features of this part of town. A unit facing a road junction may feel quite different from one looking inward; inspect the particular exposure rather than relying on a general description of the address.

PMCU presents the residential tower as a distinct living environment within the larger complex, with relatively few homes per floor and resident-oriented facilities. These include a clubhouse, swimming pool, fitness space, areas for meetings or relaxing, and parking. An earlier detailed building review places the clubhouse facilities on the fifth floor and describes separate ground-level approaches to the residence. This arrangement gives residents immediate access to retail while keeping domestic space above the commercial activity. Whether it genuinely feels private depends on how access cards, visitor procedures, lifts and shared entrances work today. A brochure description cannot answer that on its own.
There are also genuine trade-offs in living above a commercial complex. Having food, errands and transport close at hand is attractive if you use them frequently. If your priority is a peaceful residential enclave, the same concentration of people may be less appealing. Noise and privacy are highly unit-specific here; do not make assumptions from a quiet viewing at an unusual hour. Ask how deliveries reach the residential floors, whether guests enter through a controlled lobby, and which amenities are for residents rather than general visitors. The best viewing is one that tests ordinary daily routines, including a commute and an evening at home.
The ownership question deserves attention before discussing interiors. This is widely advertised as a 30-year leasehold project, and PMCU itself offers assistance with transactions involving residential occupancy rights. A person taking over an existing interest is not necessarily buying a freehold condominium title. The familiar Thai rule that eligible foreign buyers may own units within a 49% foreign floor-area quota should not be used to assume freehold is offered here. Ask what legally transfers, who grants or approves the transfer, where the right is registered, and whether the terms permit occupation, letting and later assignment. Those questions define the asset much more clearly than the headline sale price.
The original lease timetable is especially important for a building completed years ago. PropertyScout cites 2043 as the end of an original lease period; an older individual advertisement says 2042. Neither provides the executed documents for the unit under consideration. A general reference to a 30-year lease does not mean a fresh 30-year term necessarily starts on the day a resale purchaser pays. Nor is any renewal automatically secured merely because a listing describes an extension option. The remaining term, renewal mechanism, consent requirements, possible payments and legal enforceability need to be read together in the actual contract and registration papers.
DDproperty's listings reviewed on 10 October 2026 put the lower asking-price reference at about THB 4.6 million for a residential leasehold interest. More recent examples include a 61-square-metre one-bedroom apartment advertised around THB 4.7–4.9 million and 100-square-metre two-bedroom units around THB 7.8–8.4 million. These are asking prices, not recorded transaction values or confirmed stock. An apparently cheaper listing is not necessarily a better purchase if the rights expire sooner, transfer costs differ, arrears exist, or refurbishment is needed. Request the exact listing status and contract particulars before using any displayed number in a purchase budget.
Apartment sizes span an unusually wide range. Historic project descriptions give a 43-square-metre one-bedroom type, two-bedroom layouts of 80–100 square metres, three-bedroom homes of 196–208 square metres, and four-bedroom residences of 223–244 square metres. Recent resale and rental advertising also features 61-square-metre one-bedroom units and 100-square-metre two-bedroom homes. A rental listing even describes three bedrooms within 100 square metres, which is inconsistent with the original three-bedroom size schedule. These are useful clues about what the market is advertising, not proof that every alteration or room count matches the building's official plans. Ask to see a measured floor plan for the actual unit.
Family-sized units may be the most distinctive part of the original design. In a location where many buyers compare compact, newly finished condos, a residence of roughly 200 square metres can offer separation between living areas, bedrooms and work space. That is not automatically the right answer for every family. A broad floor area can conceal inefficient corridors, inconvenient kitchens or limited natural light, and advertised parking capacity does not guarantee an allocated bay. Check the apartment's actual bathrooms, storage, window orientation, permitted renovation works and the status of any parking arrangement. The usable room configuration matters more than the label attached to a floor plan.
The residence is a completed 24-storey building dating to 2008. What is less straightforward is the number of apartments. A Bangkok Metropolitan Administration study records 144 units in one residential building, whereas major portals commonly show 220. The discrepancy does not make the building's identity uncertain, but it does mean the published unit count is a poor shortcut for judging privacy or management costs. Prospective residents will learn more from the actual floor arrangement, lift traffic and building registration records than from a single number repeated across property portals. The municipal figure is the better-supported baseline, pending confirmation from the current building register.
The building's age gives buyers a valuable advantage: there is an actual residence to inspect rather than a promise of future facilities. Walk the corridors, wait for the lifts at a busy hour, look at the pool and check the condition of the windows, air conditioning and drainage in the chosen apartment. At the same time, a finished building can carry maintenance obligations that are less visible than fresh paint. Some project databases still quote a common-area fee of THB 53 per square metre per month. Treat that as a published reference, not a verified 2026 invoice. Current statements and any additional contributions should determine your real running cost.
The rental case starts with practical demand, not a spreadsheet yield. Nearby university activity, workplaces around Silom, healthcare facilities and the MRT create reasons for different types of people to look at this address. A one-bedroom unit may suit a professional or graduate student; a larger residence may appeal to a family seeking a central base. Rental portals show advertised asking rents across several layouts, but they do not show the same investor's occupied months, concessions or actual maintenance expenditure. Any forecast should allow for vacant periods, tenant turnover and the restrictions contained in the specific lease. A convenient station cannot turn an uncertain cash flow into a guaranteed return.
For an owner-occupier, the address and existing facilities can make Chamchuri Square Residence worth a serious inspection. For a purchaser looking for a long holding period or an easy eventual exit, the legal term of the acquired rights may dominate the financial analysis. The building can be well located and still be unsuitable if the lease documentation does not meet the buyer's needs. Compare the price with the real term, transfer conditions, service charges, unit condition and intended use. Only after those elements are established does a discussion about payment or investment performance become meaningful.
Ownership format
Leasehold: resale offers concern time-limited residential rights, not evidenced perpetual condominium freehold. The original arrangement is described as a 30-year lease; verify the actual expiry, assignment permissions and any renewal terms in the unit's documents. The 49% foreign condo quota does not itself establish freehold availability here.
Unit types & sizes
The 43-sqm layout appears in the original schedule. Later listings show other one-bedroom areas, so it should not be assumed that every one-bedroom home follows this plan.
A recurring size in 2026 resale advertisements. The exact floor plan, transferred rights and finish still depend on the individual apartment.
An option for residents needing a dedicated bedroom plus a home office or child's room. Compare the real arrangement rather than the bedroom count alone.
A large family layout in the original specification. One rental advertisement reports three bedrooms within 100 sqm, which should be checked against the legal and as-built plans rather than treated as typical.
The largest stated homes. Their appeal depends on usable configuration, running costs, parking rights and the enforceable lease term as much as floor area.
The original size schedule and the current listing inventory are not identical. Room count, floor area and legal layout should be checked against the exact unit's plans and registration documents. Prices shown are asking references, not completed sales. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
