Why this project is worth a look
Only 28 homes
The defining feature is scale rather than branding. Four residences share each typical floor and only 28 homes share the whole building. That means fewer people in the lobby, corridors and lifts, although it also means the project does not compete with large Bangkok developments on the number of communal facilities.
Two bedrooms only
Grand Unity publishes four layouts of 60.00, 61.00, 60.00 and 61.50 sq m, all with two bedrooms. Buyers can therefore focus on floor, orientation, condition and price rather than navigating a large unit mix. Anyone looking for a studio or a compact one-bedroom apartment will need a different project.
One parking space per home
The original project review documents 28 parking spaces for 28 residences: four conventional spaces and 24 automated spaces. That is useful in this part of Phaya Thai, but a buyer should still inspect the mechanical system in operation and understand current maintenance charges and procedures.
Ari without station frontage
KARA belongs to the broader Ari-Rama VI location rather than the station-front Ari market. Homenayoo placed Saphan Khwai BTS at about 1.8 km, while Grand Unity highlights the expressway connection. It is better suited to residents who drive or accept a short ride to rail transit than to buyers whose first requirement is a walk-to-BTS address.
The building can be inspected now
This is a completed condominium rather than an off-plan promise. Buyers can inspect the real access, road noise, lift waiting time, automated parking, corridor condition and the exact apartment before committing. The due-diligence focus therefore shifts toward the juristic person's finances, ongoing maintenance and the specific title and foreign-quota position of the unit.
About the project
KARA Ari - Rama 6 is unusually small for a central Bangkok condominium: 28 homes in an eight-storey building, with four residences on each typical residential floor. The scheme is not built around studios or entry-level one-bedroom units. Every published layout is a two-bedroom plan of roughly 60 to 61.5 sq m. That shapes the project more than any luxury label does. It is a compact residential building aimed at buyers who want a proper city apartment and a quieter shared environment rather than the lowest possible ticket into the Ari area.
The building sits just off Rama VI Road at Soi 41 in Phaya Thai. This is close to Ari as a wider urban district, but it is not a station-front Ari address. Saphan Khwai BTS is about 1.8 km away, while expressway access is considerably closer. In practical terms, KARA makes more sense for residents who use a car or are comfortable taking a short taxi or motorcycle ride to the rail network. The project compensates with parking for 100% of its 28 units, mostly through an automated parking system.

The building plan is deliberately uncomplicated. The ground floor accommodates the lobby, juristic-person office and parking, while floors 2 to 8 are residential, with four units per floor. Two passenger lifts serve only 28 homes, and the access-control system described in the original project review restricts lift access to residents' own floors. This is a very different living pattern from Bangkok mega-projects with hundreds of units and extensive resort-style amenities. KARA offers fewer shared attractions, but it also has far fewer people using the entrance, lifts and corridors.
As of 7 October 2026, the developer still lists KARA Ari - Rama 6 as a ready-to-move project with prices starting from THB 8.99 million. Current resale advertising is around THB 9.45 million and above for approximately 60.6 sq m two-bedroom units. These figures should not be treated as interchangeable stock. Developer-held inventory and resale units can differ by floor, fit-out, seller motivation and foreign-quota eligibility, so the useful comparison is between specific apartments rather than a headline starting price.
There is a genuine completion-date conflict in the public data. Contemporaneous project material supports the building being fully completed and ready for occupation in 2019, while some major property platforms now label completion as December 2021. We use 2019 in the main record because it is supported by the project's own documentation and an independent review from that period, while retaining the later date as a source discrepancy rather than silently reconciling it.
The developer is straightforward to identify. Grand Unity Development is part of the Univentures group, which lists a 100% holding in Grand Unity. That corporate link helps establish who stands behind the project, but it does not replace unit-level due diligence or an inspection of how a small completed building has aged. KARA's operating economics deserve particular attention because only 28 owners share the cost of security, lifts, common areas and the mechanical parking system. Older public data quotes a common-area fee of THB 85 per sq m per month, yet the current 2026 rate and reserve position are not published in the developer's current material. Before buying, ask for recent juristic-person statements, current common-fee invoices, automated-parking rules, records of major repairs and confirmation that the chosen unit has no outstanding charges. In a 28-unit building, management quality and the condition of shared equipment can have an outsized effect on daily convenience and eventual resale.
Unit orientation also matters more here than the narrow spread in floor area suggests. The site meets Rama VI Road and Soi 41, with a mix of low-rise residential buildings, commercial uses and a busy urban road around it. Two apartments of almost identical size may therefore feel quite different in terms of traffic noise, outlook and daylight. Because the building is already complete, there is little reason to buy a layout type blindly. Visit the exact unit during a normal weekday, open the windows, watch the automated parking system in operation and test the real route from the entrance to the places you expect to use every day. This is a project where a physical inspection can tell you more than another page of specifications.
Foreign buyers also need to separate the apartment itself from the ownership quota attached to the transaction. Thai condominium law allows foreign freehold only while the building remains within the 49% foreign-ownership limit. Two otherwise similar units in KARA can therefore differ in whether foreign freehold is available at the time of transfer. Before paying a substantial amount, obtain the juristic person's quota confirmation for the exact unit and make sure the seller can transfer the title in the intended form. A previous foreign-owned sale in the same building does not prove that quota remains available for the next transaction.
Ownership format
A foreign buyer may register a condominium unit in freehold provided the building remains within Thailand's 49% foreign ownership quota. Availability of foreign quota is unit-specific and should be confirmed by the condominium juristic person before transfer.
Unit types & sizes
One of two 60 sq m variants. Match the actual unit number to the floor plan before buying: the project has four similarly sized layouts, but their orientation and internal arrangement differ.
Slightly larger than the 60 sq m variants. The extra square metre alone should not drive the decision; orientation, floor, fit-out condition and the actual asking price matter more.
This is the only typical unit type on a residential floor that is not a corner unit. For this layout, view, daylight and shared-wall exposure deserve particular attention at inspection.
The largest published standard layout, yet only 1.5 sq m larger than the smallest. Its practical advantage therefore comes more from room arrangement and position in the building than from headline floor area.
All published layouts are two-bedroom, two-bathroom homes. Confirm the exact registered area, layout type, floor, furniture, fit-out and current price against the specific unit and its documents.

Best for: Buyers seeking a completed two-bedroom home of about 60 sq m without needing a large resort-style amenity package.; Residents who value low density: 28 units, four homes per residential floor and two passenger lifts.; Car users who benefit from 100% parking provision and relatively quick access to the expressway network.; Buyers who prefer inspecting a finished building and a specific apartment rather than relying on off-plan promises.; may not suit: Buyers looking for studios or one-bedroom apartments; those layouts are not part of the published unit mix.; Residents who require a genuinely walk-to-BTS daily commute.; Buyers choosing a condominium primarily for a large pool, gym and extensive communal amenities; KARA's confirmed shared-facility package is much more restrained..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict: Grand Unity's official brochure says the building was fully completed and gives condominium registration No. 96/2562, while Homenayoo described it as complete in September 2019; FazWaz and Hipflat currently show December 2021.
- PropertyHub and Homenayoo report a common-area fee of THB 85 per sq m per month, but the current juristic-person rate as of October 2026 is not published in Grand Unity's current material.
- The building's current foreign-quota balance and the eligibility of any specific apartment for foreign freehold are not published; the juristic-person certificate should be checked before transfer.
