Why this project is worth a look
Space on separate floors
The original three-level plan spreads sleeping rooms, a second sitting area and everyday living apart. It offers a front door and planned parking outside the house, although the actual driveway matters as much as the brochure layout.
An estate of seventy
Seventy houses share the garden, pool and access routes, making this a modest-sized residential community rather than an enormous condominium tower. Small scale does not remove the need for sound management or properly funded common-area maintenance.
Made for drivers
Suan Phak Road feeds into Ratchaphruek Road and western Bangkok's road network. That arrangement can suit a car-based household, but the word Sathorn in the title does not shorten a rush-hour commute.
Established, not off-plan
Because the development was completed in 2016, the buyer can inspect the actual roof, alterations, access lanes and shared facilities. Houses from the same original design can have very different repair histories.
Distinct resale choices
Advertisements range from the developer's three-bedroom layout to renovated houses and larger corner properties. Comparing floor area alone misses plot size, approved changes and structural condition.
About the project
Buying at Cherkoon means choosing an established townhouse rather than an apartment or a new-build promise. NYE Estate developed this 70-home estate in Taling Chan, and the project was completed in 2016. Every property has an individual history now: some appear close to their original layout, while others are marketed with new interiors and different floor-area figures. That distinction is the starting point of a sensible purchase. The development may look uniform from its internal road, but a well-kept middle unit and an extended corner home should not be valued as interchangeable products.
The address deserves more attention than the brand name. Cherkoon Ratchapruek – Sathorn is on Suan Phak Road, between Soi 11 and Soi 13, west of central Bangkok. It is not in Sathorn district. For anyone working in the financial centre, the appeal is access to road connections rather than proximity to an office tower. That can work well for a household with a car and flexible hours. Someone hoping to walk from home to a rapid-transit station would be buying the wrong kind of convenience.

When the estate launched, the core house was a three-storey townhouse with 168 sqm of advertised usable floor space, three bedrooms, three bathrooms and room for two cars. The original frontage was about five metres. Marketing material generally gave land plots of 20–30 square wah, although the contemporary site review also documented a larger corner plot. It is worth keeping two measurements separate: the land plot determines the footprint and legal land interest, while the floor area describes space inside the building. Neither should be substituted for the other in a resale comparison.
The original ground floor is organised around family routines rather than a formal show-home entrance. The living space runs into the dining area; the kitchen is a separate room, with a downstairs bathroom and a rear utility space. That combination can be very practical in a family where people actually cook. Yet a renovated kitchen, a roof over the rear court or an enclosed utility area can alter how the home breathes, drains and receives light. The attractive additional square metres in a listing may come from changes made long after the developer finished the estate.
Upstairs, the layout is less predictable than the façade suggests. The initial scheme put an ensuite bedroom and a separate family sitting area on the second floor, with two more bedrooms and a shared bathroom on the third. That creates a degree of privacy between household members: children can have their own rooms, guests can stay out of the main living space, and one area might serve as a study. But it is still a stair-led house. Carrying groceries, checking on young children at night or helping an older relative between floors requires a lifestyle that a single-level condominium would not.
There is a clear trade-off to a compact townhouse community. Seventy homes make it easier to understand the scale of the shared facilities and circulation. At the same time, a narrower house frontage and shared internal access roads can make parking more sensitive than it looks on a sales sheet. The 2015 field review described internal cul-de-sacs without generous turning areas at the very end. Two planned parking spaces do not automatically mean two large vehicles will fit comfortably beside a neighbour who parks close to the entrance. Seeing the home during a normal weekday evening is revealing.
The facilities were designed for residents who spend time at home: a communal garden, a clubhouse, an exercise room, meeting space and an outdoor pool with separate adult and children's areas. The early inspection recorded an adult pool measuring 14 by 3 metres and described a modest fitness room. Those are useful clues about scale, not a fresh operational audit. The buyer needs to distinguish amenities shown in the original plan from equipment that is clean, maintained, insured and accessible in 2026. A pool with irregular upkeep does not have the same value as one used daily by the residents.
Access control is one example of why original specifications cannot stand in for current observations. The development was promoted with an electronic gate, CCTV and household alarm features. An early independent walkthrough described a model that avoided stationing a guard at the entrance, while present-day listing databases frequently state that there is 24-hour security. Both descriptions may reflect different points in the estate's life, but neither establishes what actually happens tonight. The operating rules, gate staffing and maintenance of electronic systems are matters for the current management and residents.
Local geography is more convincing than ambitious statements about reaching all of Bangkok. Suan Phak Road joins the Ratchaphruek corridor, and older driving instructions place the estate entrance close to that connection. Shopping, medical facilities and schools lie within the wider Taling Chan and Ratchaphruek area. There is also a connection to the SRT Red Line via Taling Chan station, although published distances vary substantially from one property portal to another. The useful question is not which advertised kilometre figure to believe: it is how the whole journey works from the chosen house at the times its occupants actually travel.
With the original project sold through, available properties are generally offered by existing owners. That changes the nature of the negotiation. Instead of choosing a developer finish package, a buyer compares roof repairs, alterations, ownership papers, appliances and what is or is not included in the asking price. A recent DDproperty advertisement, checked on 10 October 2026, showed a renovated three-bedroom home with approximately 180 sqm at THB 3.99 million. Other advertisements are notably higher, including larger corner houses. These are sellers' asking prices, not recorded sales or a value assigned to every unit in the project.
Historical launch prices are a particularly poor shortcut. Contemporary 2015 reviews quoted starting prices around THB 4.85 million or THB 5.2 million at different points in the launch. Those numbers record what was being offered a decade ago; they say little about the condition or legal readiness of a house for sale today. A cheaper asking price may reflect a smaller land plot, deferred maintenance, seller urgency or something the advertisement does not disclose. Without a common basis for comparing the same condition and tenure, a price difference is merely a prompt for deeper questions.
Foreign purchasers face a legal issue that cannot be fixed by the word 'freehold' in an advertisement. Unlike a registered condominium unit, a townhouse normally involves a plot of land. Foreign nationals are generally prohibited from taking ownership of Thai land, apart from narrow legal exceptions requiring separate qualification and approvals. The condominium 49% foreign quota offers no route to buy a Cherkoon land plot. Registered land leases of up to 30 years and separately supported rights over a building may sometimes be discussed, but they require a genuine legal arrangement, clear documentation and realistic treatment of renewal risk. Buying through a nominal Thai owner is not a sensible substitute.
Running costs must also be treated as real money, not as a generic line beneath the asking price. The 2015 site review quoted a monthly estate charge of THB 60 per square wah of land; other contemporary sites now display a different area basis or different monthly totals. Neither establishes what a specific owner pays today. The sensible document is a recent invoice for the actual property, accompanied by confirmation of any outstanding fees and the condition of shared funds. An estate's garden, swimming pool, gate and roads can influence the value of the property only if someone is financing their upkeep.
Cherkoon is therefore a home-led proposition first. It offers a practical form of suburban space for residents whose routines suit western Bangkok and who value having several rooms under one roof. It also appears in rental advertisements, but advertised rents do not prove net income, consistent occupancy or a reliable exit price. An investor needs the same ownership clarity as an owner-occupier, plus evidence about achievable rent, vacancy and maintenance. Ultimately, the quality of the individual house and the enforceability of the rights being purchased matter far more than the marketing description of the development as a whole.
Ownership format
These are landed townhouses, not condominium units. Resale portals use the term freehold, but foreign individuals generally cannot take title to Thai land. A properly registered land lease of up to 30 years, potentially alongside separately documented ownership of the building, is a different arrangement requiring property-specific legal review. Renewal is not automatic, and the condominium 49% foreign quota does not apply.
Home types & sizes
The original design uses three levels: everyday living and a separate kitchen below, an ensuite bedroom and family room on the middle floor, and two bedrooms above. Two parking spaces were planned. Resale houses can differ considerably in finishes, extensions and room arrangement.
A resale example advertised with a renovation, a 20.6-square-wah land plot and two parking places. The larger floor area is a seller's description of this particular house, not a second confirmed original developer floor plan. Extensions and their approvals need checking.
A specific corner-house listing rather than evidence of a standard four-bedroom launch model. The advertised 200 sqm gives more room than the original 168-sqm type. Its planning history, corner plot and present condition warrant a property-specific comparison.
The launch documentation describes one principal 168-sqm house design. The 180-sqm and 200-sqm entries are resale advertisements for individual houses, not documented additional phases or original standard developer models. Land plot size and internal floor area are separate measurements, and extensions may affect quoted space. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The entrance is on Suan Phak Road between Soi 11 and Soi 13 in Taling Chan, western Bangkok. Sathorn appears in the marketing name, not in the property's administrative address.
- Ratchaphruek Road gives drivers a useful route across the western side of the city. The actual benefit depends on traffic, turning movements and how easily a particular home can be reached within the estate.
- Taling Chan SRT Red Line station is a relevant transport connection, but published distances to it disagree. Door-to-door travel matters more than a platform's straight-line figure.
- Local shopping, healthcare and schools are part of the broader Suan Phak–Ratchaphruek catchment. Whether they work for a household is best judged against real daily journeys rather than a generic amenities list.

Best for: A family already accustomed to driving in Bangkok and wanting living space spread over several floors. Two planned parking spaces, a separate kitchen and a second living area make the original layout workable for a busy household. Those benefits are most convincing after seeing the actual driveway and checking how the chosen home has been maintained.; Buyers who prefer physical evidence to an off-plan promise. With completion dating to 2016, it is possible to inspect finishes, check whether additions leak or settle, and see the real condition of shared amenities. The absence of construction-delivery uncertainty does not eliminate maintenance risk; it simply makes that risk more observable.; Households who like a relatively small gated community but understand that shared assets come with running costs. The garden, pool, access gate and internal roads form part of everyday life, and their management deserves almost as much attention as the walls inside the house.; Longer-term landlords researching family tenants in western Bangkok. Public rental advertisements confirm that the project is offered to the rental market, but they provide no reliable evidence of realised yield or occupancy. A landlord would need verified rent, vacancy and expenditure records before making an investment case.; may not suit: A commuter expecting a walk-to-the-train lifestyle or a central Sathorn address. Cherkoon is a Taling Chan development; the name should not be mistaken for a promise of city-centre convenience.; Anyone who needs the main bedroom and everyday living facilities on one level. The original arrangement involves stairs between sleeping areas, and a modified listing cannot be assumed to solve the access problem until inspected.; A foreign buyer seeking unrestricted personal freehold over both a townhouse and its land. Thai land law makes this fundamentally different from buying a foreign-quota condominium apartment..

- Launch-era documents quoted a THB 60 monthly fee per square wah of land, while some current portals use a square-metre basis or list different per-house totals. The actual billing method, current rate and any arrears remain unverified.
- Resale advertisements describe freehold tenure, but no land title, building-ownership evidence or property-specific foreign-buyer structure was available for review. A possible land lease must not be treated as guaranteed to renew.
