Why this project is worth a look
155 sqm, properly divided
Both house types provide a published 155 sqm, four bedrooms, three bathrooms and two-car parking behind a 5.2-metre frontage. The value is in having enough separate rooms to avoid turning one space permanently into a compromise between office, guest room and child’s bedroom.
A ground-floor room
Each layout has a separate room and bathroom access on the entrance level. It can work for an older relative, guests or a home office without sending everyone through the private bedroom floors, although the three-storey format still means stairs remain part of everyday life.
Rail that already runs
Taling Chan Red Line station is operating today rather than being only a future infrastructure promise. Homenayoo places it about 1.3 km from Flora, while SRTET’s August 2026 information shows a journey to Krung Thep Aphiwat of roughly 16 minutes once on the train.
Real community facilities
The clubhouse, saltwater pool, fitness room, co-working and meeting spaces, garden, playground and pet zone give residents more than a gate and internal road. The trade-off is a recurring common fee and the need to confirm which facilities are complete and usable when the chosen home is handed over.
About the project
Flora Ratchaphruek–Suanphak is a gated Narai Property townhome development on Suan Phak Road in Taling Chan, western Bangkok. The scale is residential rather than high-density: 154 three-storey homes share a site that Narai records at 14 rai, 1 ngan and 91.5 sq wah. Published plots range from 18.1 to 38.2 sq wah. There are only two house plans, Aster and Balsam, and both are specified at 155 sqm of usable area with a 5.2-metre frontage, four bedrooms, three bathrooms and parking for two cars. That makes the buying decision unusually clear. The question is not whether to pay more for a much larger floor area, but which arrangement of the same 155 sqm works better for the household and which individual plot, position and price are actually available.
Both plans put a genuinely flexible room on the ground floor, which is one of the project’s more practical features. Alongside the living and dining space, bathroom and rear service area, there is a separate room that can function as a bedroom for an older relative, a guest room or a work-from-home office. It reduces the need for one member of the household to use the stairs repeatedly, although it does not make the home step-free: Flora is still a three-storey product and the main bedroom zones remain upstairs. For a four- or five-person household, the benefit is less about headline bedroom count and more about separating private rooms, shared family space and work or guest use without sacrificing the living room.

Aster and Balsam use their upper floors differently. In Balsam, the second floor contains two secondary bedrooms and a shared bathroom, while the third floor becomes a more private principal-bedroom level with an ensuite bathroom, wardrobe area and balcony. Aster moves the principal bedroom and its ensuite to the second floor and places a separate family room beside it; two secondary bedrooms and a shared bathroom occupy the third floor. Those layouts create different daily routines. Balsam gives parents stronger physical separation from children or guests. Aster keeps a flexible family room close to the main bedroom, which can be useful as a study, dressing room, nursery or quiet sitting room. Because both plans have the same published usable area, this internal arrangement matters more than the plan name.
The location works best for households that accept a mixed car-and-rail routine rather than expecting a station immediately outside the gate. Homenayoo places the project about 1.8 km from Ratchaphruek Road, 2.6 km from Borommaratchachonnani Road and roughly 1.3 km from the operating Taling Chan Red Line station. The rail connection is already real, not a future sales promise: SRTET lists Taling Chan as an active station and, in its August 2026 service information, shows the trip to Krung Thep Aphiwat Central Terminal at about 16 minutes. The remaining 1.3 km is the practical caveat. Many residents will still prefer a car, taxi, motorcycle taxi or another last-mile option between the development and the station, particularly in heat or rain.
There is also a future transport story, but it should be kept separate from what buyers can use today. The western Red Line extension beyond Taling Chan toward Siriraj and Salaya moved into construction in 2026, with completion targeted later in the decade. That may change how this part of western Bangkok connects to hospitals, universities and outer districts, but it is not an operating amenity of Flora in August 2026. The useful transport fact today is the existing Taling Chan service. Buyers who are making a decision around a daily commute should therefore test the real door-to-door journey now, including the first and last kilometre, rather than price the house on the assumption that every announced extension is already available.
Daily retail and healthcare are already established around the area. Narai gives Central Westville at about 2.5 km, The Crystal Ratchapruek at around 3 km and HomePro Ratchapruek at about 3.7 km. Srisawan Ratchapruek Hospital is listed by the developer at roughly 3.4 km; Homenayoo gives a similar figure of about 3.1 km. Homenayoo also identifies Krung Non Market at approximately 450 metres, which is more relevant to everyday errands than a long list of regional malls. Families looking at international schooling should study the route rather than the brand names alone. Narai places Ruamrudee International School Ratchapruek at about 10 km and DBS at more than 15 km, so school traffic can materially affect the morning schedule.
For a 154-home project, the communal programme is fairly complete. Narai lists a clubhouse, fitness room, co-working space, meeting room, saltwater swimming pool, large communal garden, children’s playground and a pet zone. Security is described as 24-hour guard service with CCTV and licence-plate recognition at the entrance. These facilities make Flora more comparable to a managed housing estate than to a simple row of townhomes, but they also create recurring shared costs. Narai publishes a common fee of THB 70 per sq wah of land per month, prepaid for two years. The exact amount for one house should not be inferred from the project-wide plot range: it depends on the land area attached to the selected home and should be checked in the sale documents.
Flora should still be treated as under construction rather than as a fully completed estate. Narai’s project page gives December 2026 as the expected completion date. With the research date in August 2026, that date is still ahead, and the public project material does not provide a current percentage of construction completed. PropertyHub labels 2026 as the project year, but a year field on a portal is not evidence that a particular row of homes, clubhouse or common area has been handed over. A buyer should therefore ask about the exact house being offered, the contractual transfer or handover date, access to facilities at that point, and whether any nearby construction will continue after the selected home is ready.
Pricing is less transparent than the project’s physical specification. Older launch-era sources from 2023–2024 commonly showed a starting level around THB 4.69 million. A much fresher Think of Living article dated 15 June 2026 listed Flora Ratchaphruek–Suan Phak from THB 4.29 million. Yet Homeday’s July 2026 update no longer displayed a figure and instead directed buyers to contact the project. Narai still maintains the project page, registration form, sales contact and Flora entry in its current promotion navigation, but it does not publish a live list of remaining houses and prices. For that reason THB 4.29 million is used here only as a dated lower market anchor. It is not a promise that a developer-held house can still be purchased at that figure.
Foreign buyers need a different legal analysis from the one used for a condominium. A Flora townhome is tied to a land plot, and Thailand generally restricts direct foreign ownership of land except for narrow statutory exceptions. The public Flora material does not set out a foreign-buyer land lease structure, identify the title for each plot or explain whether ownership of the building can be separated from the land interest. The condominium rule allowing foreign freehold within a 49% foreign quota therefore does not solve the issue here. Before paying a reservation, a foreign purchaser should establish who will own the land, what registered right will support occupation of it, how the structure itself is held, what title applies to the selected plot, and whether any lease is registered and on what terms. This legal clarity matters more than the marketing label “townhome.”

Ownership format
Direct foreign ownership of the land attached to a townhome is generally restricted in Thailand, and Flora does not publish a specific to the project foreign-buyer structure. If a long land lease and separate building rights are offered, the title, registered rights and lease terms need to be checked for the selected home before reservation.
Home types & sizes
A three-storey, 5.2-metre-wide townhome. The ground floor combines two-car parking, an open living and dining area, a bathroom, a separate room and a rear service yard. The second floor places the principal bedroom, its private bathroom and balcony next to a family room, while the third floor holds two secondary bedrooms and a shared bathroom. This layout suits buyers who value an extra flexible room beside the main bedroom for a study, dressing room or quieter family space. The published plot range of 18.1–38.2 sq wah applies to the project as a whole; it does not mean every Aster is available on every plot size.
The Balsam uses the same 5.2-metre frontage and published 155 sqm of usable space, but rearranges the upper levels. Its ground floor follows the same family-oriented logic as Aster: two-car parking, open living and dining space, a bathroom, a ground-floor room and a rear service area. The second floor contains two secondary bedrooms and a shared bathroom. The entire third floor is reserved for the principal bedroom, including its own bathroom, wardrobe zone and balcony. This gives stronger separation between the parents’ level and the other bedrooms. The land size attached to a particular Balsam must be checked against the selected plot rather than inferred from the project-wide range.
Narai specifies both plans at 155 sqm of usable area with a 5.2-metre frontage. The published 18.1–38.2 sq wah plot range is project-wide; the exact land area, position and price must be confirmed for the particular available home.
