The lowest active sale we could verify on 21 September 2026 was THB 1.599 million for 33 sqm. A 76 sqm two-bedroom was being marketed at THB 2.8 million, while a 66.6 sqm one-bedroom appeared for rent at THB 12,000 per month. Those numbers should be read as individual-owner asking prices, not as an official project price list. In a building of this age, renovation quality, floor, outlook, furniture, title status and seller motivation can create a large gap between two apartments that look similar on paper.

The location works best for buyers who want Pinklao, Bangkok Noi and west-Bangkok access rather than a doorstep rail station. Address evidence points to Rung Pracha Road / Soi Song Charoen in Arun Ammarin, with access toward Borommaratchachonnani Road. BaanFinder places Bang Bamru station at about 1.5 km and Bang Yi Khan MRT at about 1.9 km. Central Pinklao, the wider Pinklao retail cluster and Siriraj Hospital are among the established destinations in this part of the city. The practical trade-off is clear: the building sits in a mature urban area with everyday services, but it is not a modern transit-integrated condominium where the station is effectively part of the project.
Building age deserves more attention here than brochure-level amenities. Open project profiles consistently mention a swimming pool, fitness room, sauna, lifts, parking, CCTV and security. What public sources do not show is equally important: the current condition of those facilities, major repairs, lift replacement history, façade or waterproofing work, reserve-fund strength, parking allocation and the present common-area fee. A serious resale review should therefore include the condominium juristic person’s documents, confirmation that the chosen unit has no outstanding common fees and a physical inspection that looks beyond the apartment interior.
Developer attribution is unusually weak. Several property portals associate the project with สุนทรีมั่นคง (2000) จำกัด, commonly romanised as Soontree Monkong (2000) Co., Ltd. or Suntharee Munkong (2000). The problem is chronological: the company record we found shows incorporation on 19 January 2000, while multiple independent property databases date the building to January 1997. That does not prove the portal attribution is false—it could reflect a later corporate relationship, ownership or data inheritance—but it is not enough to identify the original developer. For a completed resale asset, this uncertainty is manageable, yet it should remain explicit rather than being converted into a confident developer claim.
Ownership format
Units are sold on a condominium ownership basis. A foreign buyer can register freehold only within the building’s 49% foreign-ownership quota; quota availability for the selected unit must be confirmed with the condominium juristic person before transfer.
