Why this project is worth a look
A meaningful choice of home types
This is not one standard townhouse repeated 81 times. Buyers can compare lower-rise townhouses with larger three-storey semi-detached plans in the same setting, making it easier to weigh household needs without also changing neighbourhood.
Two ways to travel
AP places Taling Chan Red Line station roughly 400 metres away and the Sirat Expressway about a kilometre away. Having both options is useful for households with different commutes, although route quality and actual journey times must be tested rather than inferred.
A compact residential community
An 81-home estate can be walked and understood at a human scale. You can inspect the exact row, circulation, proximity to communal facilities and neighbouring plots, but should not confuse the estate’s relatively small size with a promise of lower management fees.
Five distinct space arrangements
The published range includes three-bedroom, four-bedroom and five-bedroom designs across two and three storeys. The right layout depends on who uses each floor, how many cars the family owns and how much daily maintenance they are willing to take on.
Legal clarity comes before decor
For a non-Thai buyer, the land element deserves more attention than the sales presentation. Establishing who owns the plot and which rights can be registered is a prerequisite for comparing price, furnishings or future resale prospects.
About the project
Baan Klang Muang The Edition Pinklao – Boromarajonani 2 is a small, gated housing estate in Bangkok’s Taling Chan district, not a condominium and not simply a new name for another AP development nearby. There are 81 plots within the site, which measures 14 rai, 3 ngan and 82.2 square wah in the developer’s documents. It combines two-storey townhouses with three-storey semi-detached homes. That mix matters: some buyers want the narrower footprint and simpler routine of a townhome, while others value an extra level and a more substantial family layout. With a project of this size, the relevant question is less about how impressive the masterplan sounds and more about what life feels like on the particular internal street where a house is offered.
Location is probably the first reason to consider it. The entrance is associated with Soi Suan Phak 29, also identified as Soi Chim Phli 14, along the road beside the Southern Railway tracks. This is firmly within Taling Chan, Bangkok, even though the marketing name includes Pinklao and Boromarajonani. AP quotes Taling Chan station on the Red Line at approximately 400 metres, the Sirat Expressway at about 1 kilometre and Central Westville at 3.5 kilometres. Those are developer-published location distances, not walking-time guarantees. A station can be close on a location diagram and less straightforward to use once traffic crossings, entrances, weather and the walk from an individual house are taken into account. Test the journey that you would actually make.

Five layouts are published, spanning 151 to 237 square metres of usable space. They serve rather different households. Three-bedroom models cover the more manageable end of the range; larger options add a fourth or fifth bedroom and more separation between household activities. Frontages range from 6 to 12.8 metres, with parking for two or three cars depending on the design. Number of floors should be part of the decision too. A household that expects grandparents to stay may care much more about a usable bedroom and bathroom on the same level than about the headline floor area. A family with teenagers or regular visitors may appreciate the extra storey, provided everyone is comfortable with the stairs.
The smallest home, MANIK, is a 151-square-metre, two-level townhouse. NEELAM uses a different arrangement at 153 square metres, with a double-height area highlighted in the developer’s brochure. ONYX is the more substantial two-storey townhouse at 200 square metres and four bedrooms. TOPAZ and TOPAZ PLUS are three-storey semi-detached formats measuring 218 and 237 square metres. A larger plan can make working from home easier, but it also brings extra space to furnish, cool and maintain. These names are useful when reading a brochure; they are not a substitute for the actual floor plan and title information attached to a house being sold. Some portal listings describe modified or unusually sized homes that do not map neatly onto AP’s published types.
Shared facilities include a two-storey clubhouse, a saltwater swimming pool with a children’s area, landscaped common space and a gym advertised as operating around the clock. AP also describes guards on duty 24 hours, cameras and the KATSAN controlled-entry system. The distinction between a facility being designed into an estate and being managed well today is worth making. AP’s own brochure says that access conditions for the 24-hour gym may change when the developer no longer manages the communal areas. Ask for the current estate rules, the management body’s accounts and the common-area fee before treating any particular service as part of the value of a purchase. Portal checklists sometimes add amenities that the developer does not substantiate; these have not been included as confirmed facilities here.
As for the project’s age, a developer brochure anticipated completion in December 2024, while PropertyHub identifies 2024 as its completion year. AP now markets the estate among homes ready to move into. That points to an established housing project rather than a speculative off-plan purchase. It is not the same as documentary confirmation that a particular plot has been legally transferred, that any alteration to the building is approved or that there are no outstanding fees. With completed housing, the useful diligence shifts from construction promises to inspections, title documents, the condition of services and a clear handover schedule. A resale property deserves the same scrutiny even when the overall development is familiar.
There is no single reliable number that describes today’s asking prices. The AP area listing currently displays a townhouse starting point of THB 9.29 million and a semi-detached starting point of THB 12.9 million. The project’s own page still shows THB 8.88 million for a townhouse, but it also contains a promotion explicitly ending on 30 September 2026. An external directory carries a much lower THB 6.39 million figure last updated in October 2025. Meanwhile, PropertyHub had resale advertisements around THB 11.9 million in early October 2026. These are neither like-for-like valuations nor a verified list of available homes. Compare the specific plot, title, furnishings, renovations, transfer costs and date of the quotation before concluding that one seller is cheaper than another.
Ownership creates the biggest distinction for an overseas buyer. Thailand’s condominium foreign-ownership quota is irrelevant here: these are landed houses. Foreign nationals generally cannot directly own the land, apart from limited statutory exceptions. A land lease and a separately recognised interest in a building may be legally possible, but no public brochure establishes a transaction structure for the particular home you might choose. The AP brochure identifies Asian Property Co., Ltd. as the project’s landholding and operating entity and refers to underlying land title deeds. This is useful company and project information, not evidence of who currently owns a specific plot or what a buyer can register. The deed, seller identity, proposed agreement, term and registrability have to be examined together.
Finally, pay attention to the edges of the estate as well as its central facilities. Proximity to rail infrastructure and major roads is an advantage for access, but the experience of living there can differ from one row of houses to the next. It is sensible to check traffic noise, drainage, natural light, neighbouring windows and the location of outdoor equipment at different times of day. None of those concerns should be assumed to be a defect without an inspection. Also check whether the advertised parking capacity works with the vehicles actually used by the household and whether guests can park without blocking internal roads. These details tend to matter every day, long after the novelty of a new house has worn off.
Ownership format
These are landed homes, not condominium units. Foreign buyers generally cannot hold direct title to the land. A properly registered land lease, generally for up to 30 years, and separately documented ownership of a building may be possible, but the actual structure for any particular home has not been established from the public sales material.
Home types & sizes
A two-storey, 151-sqm design with a 6-metre frontage and two parking spaces. It is the smallest published option and may suit a household that wants separate bedrooms without committing to a larger, higher-maintenance property.
Two levels, a double-height interior feature, a published 12.2-metre frontage and two parking spaces. With only a small increase in area over MANIK, the layout rather than the size number becomes the main reason to choose it.
A 200-sqm, two-storey option with an 8-metre frontage, four bedrooms and three parking spaces in AP’s current plan summary. It offers more rooms while avoiding the extra floor of the semi-detached designs.
Three floors, a 9.8-metre frontage and two parking spaces. Four bedrooms across a taller layout can offer separation, but accessibility and the number of flights used every day deserve attention.
The largest published design: 237 sqm over three storeys, five bedrooms, a 12.8-metre frontage and three parking spaces. It suits households that will genuinely use the extra rooms rather than merely appreciate the headline area.
These are AP’s five published house designs, not a live inventory of homes for sale. The figures are usable floor areas, not plot sizes. No verified price schedule has been found for every plan, and asking prices will vary with land plot, finish and seller. An older independent preview differs from AP’s later specification on parking for some models; verify the spaces assigned to the particular house. Resale listings may also contain extensions or inaccurate model labels.

Location
- The address is around Soi Suan Phak 29, also known as Soi Chim Phli 14, beside the Southern Railway corridor in Taling Chan district, Bangkok.
- AP states a distance of roughly 400 metres to Taling Chan Red Line station. Check entrances, crossings and the walk from the exact house, not simply the distance on the brochure.
- The developer lists the Sirat Expressway at about 1 km and Kanchanaphisek Ring Road at around 3 km. Neither figure predicts peak-hour driving time.
- Central Westville is listed at about 3.5 km and The Crystal SB Ratchaphruek at about 4 km, giving the estate access to established shopping options.
- AP places Srisawan Hospital at roughly 4 km and Siriraj Hospital at around 8.6 km; the practical route and travel time will vary.
- Where a home sits within the estate matters for rail and road noise, privacy and the ease of using the internal roads.

Best for: A family living in Bangkok full time and needing several proper bedrooms, parking and space for work or study. The 200–237 sqm options are worth comparing, particularly if separate zones would be used every day rather than kept largely empty.; Households whose routines combine rail journeys and driving. The advertised proximity to the Red Line and expressway offers flexibility, but the value of that flexibility depends on the real walks, connections and congestion at the times you travel.; Buyers who prefer inspecting completed housing to relying on construction milestones. The estate setting, neighbouring plots, shared facilities and the condition of an individual property can be experienced directly before money changes hands.; Extended families or people who host regularly and want four or five bedrooms. The three-storey models provide more scope to separate activities, subject to the practical implications of stairs and bathroom placement.; Thai buyers, others legally entitled to acquire the land, and overseas buyers who have already obtained professional advice on a registrable structure. The underlying land title is not a detail that can be resolved after agreeing on a price.; may not suit: Foreign buyers expecting the straightforward freehold route available for eligible condominium units. This is a landed development, and the usual condominium foreign quota does not grant ownership rights over its plots.; Occasional visitors seeking a low-maintenance lock-up-and-leave property. A multi-storey house and its plot bring greater responsibility for upkeep, services and security than a small managed apartment.; Anyone requiring a fully walkable neighbourhood with shops, schools and appointments accessible without a car. A nearby station is helpful, but does not make every daily destination convenient on foot..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- AP’s own pages display different townhouse entry prices of THB 8.88 million and THB 9.29 million. The promotion attached to the lower figure ended on 30 September 2026, so that offer cannot be treated as confirmed stock on 10 October.
- A developer brochure projected completion in December 2024 and PropertyHub reports completion in 2024. Publicly available sources do not establish the documentary completion and transfer status of any individual plot.
- Some resale ads describe the 153-sqm NEELAM as semi-detached even though AP lists it as a townhouse; others state 230 sqm, outside the five standard floor plans. Those listings require unit-level verification before being matched to a model.
