Why this project is worth a look
Space with a purpose
Both original layouts offered 170 square metres, but the experience is very different: one gives the main bedroom the upper floor, the other creates four separate bedrooms. That choice can determine whether the house works for a couple needing office space, a growing family or relatives with different daily routines.
An estate you can inspect
This is a completed neighbourhood, so the approach road, neighbouring rows and communal spaces can be assessed in person rather than imagined from a sales model. The visibility is useful, although it also means the house itself must be judged as a used property with a real maintenance history.
Shared facilities, real obligations
A pool, planted areas and security are meaningful advantages only when residents have reliable access and the homeowners’ budget supports them. Ask how the facilities operate today, who manages them and how contributions are collected instead of relying on the original amenity list.
Plot position really matters
Two houses of the same design may sit on very different plots or sections of the estate. A corner parcel can add outdoor flexibility, while another location may mean easier access, less passing traffic or a better aspect; each benefit needs to be weighed against the actual price and condition.
Comparable resale choices
Published offers provide a starting point for negotiation, including a lower asking-price reference of THB 3.2 million as of the research date. But there is no developer-wide price list: the economics are set by a specific seller, title, plot, repairs and any outstanding estate dues.
About the project
The Ricco Town Watcharapol is an established, low-rise townhouse estate in northern Bangkok, not a condominium and not a collection of detached villas. The development is attributed to Poonpholsap Co., Ltd. and is located along Soi Ruam Mit Phatthana in Tha Raeng, Bang Khen, beyond the Watcharapol five-way junction. Its documented scheme contains 245 three-storey homes on a site described in the original project material as 24 rai, 2 ngan and 39.5 square wah. That figure helps identify the estate, but it is not what decides a purchase. This is now a resale market: the house offered today may have been occupied, renovated, extended, refinanced or let to tenants. A buyer cannot assume that every property still looks like the original show home. It also matters that Poonpholsap developed several other Ricco Town schemes. The Watcharapol estate on Ruam Mit Phatthana must not be confused with addresses around Phahonyothin–Sai Mai or with the newer Ramintra–Watcharapol project.
There were two original layouts, both marketed with 170 square metres of usable floor space and accommodation for two cars. The architectural decision was about how the space should be divided rather than about buying a bigger building. In the three-bedroom arrangement, the upper floor becomes a substantial principal-bedroom suite, with an adjoining area that can serve as a sitting room or workspace and access to a balcony. In the four-bedroom layout, that volume is divided into two more conventional bedrooms, while the middle level also accommodates two. Neither is objectively better. A couple who work from home may welcome the retreat and quieter working area on the top level; a household with children or relatives may find an additional closed bedroom far more valuable. Buyers should look beyond the bedroom count to the rooms they will actually use each day, the circulation between floors and the cost of cooling the largest spaces.

The original standard plot started at 20.6 square wah, and contemporary coverage described a frontage of approximately five metres. Those dimensions explain the way the homes work: a relatively narrow frontage, a long internal plan and three levels that separate shared living from bedrooms. Ground floors were presented with living and dining zones leading back towards kitchen space. The original kitchen corner could be enclosed later, so present-day layouts may look quite different from the published floor plans. A larger land parcel is not evidence of a larger internal floor area, either. Corner homes and end-of-row properties can offer more space outside, but an added roof or a newly enclosed section of the ground floor may change light, drainage and access. On a visit, test whether two vehicles can actually be parked without making the front entrance awkward and whether the kitchen arrangement suits daily cooking rather than just looking tidy in advertising photographs.
Watcharapol is a practical residential district for people whose lives already run through northern or north-eastern Bangkok. Soi Ruam Mit Phatthana branches from the broader Watcharapol road network and provides connections towards Ram Inthra and Sukhaphiban 5. A visit to the estate is more informative than a distance figure because the site sits towards the inner end of the access road, after other housing communities and local commercial premises. That can reduce through traffic outside the immediate estate, yet it adds a distinct final stretch to any journey. Retail centres, markets, schools and hospitals serve the wider district. They should not be mistaken for amenities immediately outside the front gate. The Pink Line operates along the Ram Inthra corridor, but the townhouse complex is not a station-front address. Commuters should plan the journey from the actual gate at the hour they need to travel, including the first and last leg rather than only the train ride.
The communal amenities were a meaningful part of the original proposal. Descriptions from the launch period and the established estate directories identify a clubhouse, a pool, planted shared areas, a fitness space, security staff and CCTV. Some of the gardens and leisure facilities occupy central positions in the site plan rather than being attached to individual homes. That offers a different routine from a stand-alone house, particularly for families who want a shared outdoor space without maintaining their own pool. Yet an estate directory is not an inspection report. Equipment may have aged, the landscape may have been replanted, and homeowners' rules may have changed since those facilities were first advertised. The right question is not merely whether a swimming-pool icon appears on a portal, but whether the pool is maintained, accessible under current rules and funded through a workable estate budget. Service quality and residents' contributions influence the experience of owning here as much as the façade of an individual townhouse.
The developer-sales phase is over according to the specialist project directory, while multiple resale advertisements remain visible in October 2026. A three-bedroom property appeared at THB 3.2 million in a PropertyHub listing last refreshed on 23 August. More recently refreshed advertisements include a four-bedroom house at THB 3.595 million and another with a larger reported plot at THB 4.2 million. DDproperty also carries a lower-priced resale reference at THB 3.29 million. None of these numbers is a guaranteed transaction price or a developer offer. There may be overlapping agency advertisements for one property, and the specification attached to an advert may not have been measured in the same way as the original brochure. The THB 3.2 million figure is therefore useful as the lowest observed asking-price reference, not proof that a qualified purchaser can complete a transaction at that number today. An agent should confirm the exact unit, its availability, the seller's identity and everything included before a deposit changes hands.
Historical pricing needs careful handling. A site visit in April 2014 recorded a starting price of THB 3.69 million, whereas an offer publicised in May 2017 started at THB 3.19 million. They refer to particular marketing periods and plots; together they do not establish a meaningful appreciation or depreciation rate against today's resales. The same principle applies to estate charges. The 2014 review reported a maintenance rate of THB 40 per square wah of land per month, which is useful background on how fees were originally assessed but not evidence of what an owner pays in 2026. Ask for the current dues statement, any unpaid contributions and the estate's present operating rules. The price tag also says little about deferred upkeep. Waterproofing, roofs, drainage, electrical work and air-conditioning systems need close attention in a house that has already been lived in. A small headline discount can disappear quickly if major repairs have been postponed.
For an overseas buyer, the most consequential question may not be the price at all. A townhouse sits on land. Thailand's foreign condominium ownership rules do not provide a route to own that land outright, and a resale advert describing a house as freehold does not change the nationality rules for the buyer. A long-term, properly registered land lease and separate ownership rights in a building can be lawful arrangements in appropriate circumstances, but the publicly available information does not establish such a structure for any particular house at The Ricco Town Watcharapol. Ordinary land leases are generally limited to a 30-year registered term; further periods are not rights to assume without examining the legally enforceable documents and the landowner's consent. Exceptional legal avenues for foreign land ownership exist under narrowly defined conditions, not as a general alternative for ordinary buyers. The land title, registered encumbrances, registered building interests and identity of the counterparty need professional review before anyone describes a purchase as secure or straightforward.
This estate is easiest to understand as a place to live. The most persuasive aspects are tangible: the separation afforded by three floors, a choice between one generous top-floor suite and a higher bedroom count, private front-door access and communal leisure facilities. The limitations are equally tangible. Households with limited mobility may find the stairs burdensome; the final approach along the soi will not suit everyone; and resale condition can vary sharply from one door to the next. Anyone considering a rental strategy should start with verifiable tenant demand and ongoing costs rather than a projected percentage return. At a viewing, try the commute, inspect the roofline and wet areas, look for signs of water entering at the rear of the plot, and ask about the current rules for parking and alterations. Only after the physical property and title position make sense does a serious comparison of individual asking prices become possible.
Home types & sizes
The original design concentrates the main living and dining areas on the ground floor, leaves two bedrooms on the middle floor and devotes the top level to a large principal suite with space to sit or work and access to a balcony. Two parking spaces were part of the original design. Buyers who prefer fewer, more generous rooms may find it appealing, but the large upper space and daily stair use are practical considerations. Renovated homes can depart from this arrangement, so the floor plan for the actual unit matters.
This arrangement uses the same stated 170 square metres for four enclosed bedrooms, with two rooms on each of the upper levels and the living areas downstairs. The original design allowed for four bathrooms and two cars. It may be the more flexible family choice if separate bedrooms matter more than having a substantial master retreat. Resale advertisements sometimes show altered bathroom counts or a different land area; these variations should be treated as attributes of a particular home rather than a third official layout.
These are the two documented original house types, not a guarantee that every resale property retains the show-home specification. Launch-period plots started at 20.6 square wah, while some resale homes are advertised with larger parcels. Agent advertisements occasionally refer to 200 sqm or a different number of bathrooms; no verified developer plan establishes a separate 200 sqm product. Treat such figures as individual-listing claims until the measured space, actual additions and registered property details are checked. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- To find the correct estate, use Soi Ruam Mit Phatthana off Watcharapol Road, near the Watcharapol five-way junction, Tha Raeng, Bang Khen. It sits inside the residential soi rather than on the main road; the individual house number still needs confirmation before a viewing.
- Ram Inthra and Sukhaphiban 5 provide routes into the wider northern Bangkok road network. The final approach passes other residential compounds, so rush-hour conditions on that local stretch should be considered alongside the main-road journey.
- The MRT Pink Line serves the Ram Inthra corridor, including Vacharaphol station. That helps broaden commuting options but should not be read as direct station access from the estate gate; the connecting trip is a real part of the commute.
- Shops, markets, medical services and schools operate around the wider Watcharapol and Ram Inthra area. Their presence is useful for established local households, although the nearest convenient option for a particular family depends on its actual route and timetable.

Price & purchase terms
- Current price: From THB 3.2 million in a PropertyHub resale listing last refreshed on 23 August 2026 (checked 10 October 2026). This is a single advertised lower-market reference, not a developer price; availability, the actual asking price and transaction terms must be confirmed with a property specialist.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families already working or studying in northern Bangkok, particularly those who own a car and prefer a self-contained front door to an apartment lobby. The arrangement gives everyday living space downstairs and more private sleeping areas above, while the broader Watcharapol district supplies ordinary urban services.; Buyers who can use the three-level format intelligently. Some will value a full-floor principal suite; others need four independent bedrooms even if each is less generous. The differences are functional, not cosmetic, and they matter more than the common 170 sqm headline.; People who would rather inspect a finished neighbourhood than purchase from a plan. The actual neighbours, roads, gardens and building finishes can be observed now; however, that visibility comes with an obligation to budget for existing wear, repairs and estate contributions.; Thai nationals and other purchasers with a lawful, clearly documented route to holding the relevant land rights. Foreign buyers may still examine the project, but only after identifying an enforceable ownership or lease arrangement for the specific plot and building.; may not suit: Anyone needing single-level living or step-free access. Three floors can be demanding for older residents, people with mobility limitations and families who do not want stairs between everyday activities and bedrooms.; Commuters expecting to walk straight from the gate onto a train. The Pink Line provides another transport option in the district, but the estate is an inward-facing residential compound reached by a local road.; Investors who require a packaged, guaranteed rental return or foreign freehold ownership of the underlying land. Neither is demonstrated for these homes, and the second assumption conflicts with the ordinary land-ownership restrictions in Thailand..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published completion years conflict: Checkraka identifies 2015, while the Ps Property agency record says 2019. The estate is already occupied and offered on the resale market, but a definitive handover year cannot be established from these entries alone.
- Similarly named developments are sometimes combined by portals. The estate on Ruam Mit Phatthana is documented as 245 homes, whereas a FazWaz entry assigns the Watcharapol label to 165 homes in Khlong Thanon. Poonpholsap also has a separately listed 165-home Ricco Town Phahonyothin-Watcharapol scheme; those specifications should not be imported here.
- The published sale advertisements do not prove which rights a foreign buyer could register over a specific land parcel and building, nor do they establish current estate dues or outstanding arrears. A generic freehold label is not a substitute for the actual land and building documents.
