Why this project is worth a look
Only 16 homes
The small scale is the project's clearest differentiator. Pieamsuk states 16 houses across more than eight rai, so there is no large sequence of phases or hundreds of households moving through the internal roads. That can create a quieter residential setting, but it also makes the quality of estate management, access control and shared-road maintenance more important because a very small ownership base supports the common environment.
Genuinely large houses
At roughly 481–720 sq m, these are not ordinary three- and four-bedroom houses with extra floor area. The scale allows separate family, guest and service zones, and some resale homes have been modified beyond the published base layouts. The right choice depends on the household: multigenerational living, live-in staff, a serious home office or frequent guests can justify the space; a smaller household may simply inherit higher cooling and maintenance demands.
Private pools
The project is positioned around detached homes with private pools rather than a shared clubhouse pool. That changes daily use: the pool is immediately accessible and private, but its water treatment, equipment and surrounding finishes belong to the individual home's maintenance burden. A pre-purchase inspection should therefore treat the pool plant and waterproofing as core building systems rather than lifestyle extras.
Western Bangkok access
The location makes the most sense for a household whose routines already run through Ratchaphruek, Pinklao, Taling Chan or Bangkok's western road network. Multiple arterial roads and the expressway are the documented mobility advantage. The trade-off is that this is not an obvious walk-out-the-door urban district, so the real commute to school, work and family destinations should be tested at the times that matter.
Live prices have diverged
The 2026 listing market sits well below the original project pricing in some cases. That creates useful negotiating evidence, but it should not be treated as a blanket discount for every home. Plot size, completion specification, furniture, modifications and seller motivation can all explain a large gap. The meaningful comparison is between similar houses of the same model, not between the cheapest listing and the most expensive brochure example.
About the project
The Master Ratchaphruek–Pinklao is a very small community of large detached houses in Taling Chan, on Bangkok's western side. With only 16 homes spread over more than eight rai, it behaves less like a mass-market gated estate and more like a private residential lane. The two core house types make the positioning clear. Legend 481 offers roughly 481 sq m of usable area, while Legend 720 stretches to about 720 sq m. Those are genuinely large houses by Bangkok standards. The value proposition is therefore not simply 'three bedrooms versus four bedrooms'; it is the amount of shared family space, the plot, private pool, parking, service areas and the ability to separate formal, family and private zones. The project is reported as completed in 2025, yet the 2026 market contains a mix of developer-linked stock, unoccupied houses and resale listings. That matters because the project no longer has one meaningful price list. Two homes with the same model name can differ materially in plot size, furnishing, modifications and seller motivation. For a buyer, the individual house now matters more than the headline project price.
The layout concept is easiest to understand through scale rather than marketing language. The published base configuration for Legend 481 is three bedrooms, five bathrooms and three parking spaces; Legend 720 is four bedrooms, five bathrooms and four parking spaces. Pieamsuk also highlights an internal courtyard and a double-volume living area of about seven metres. Those features change how the house works: the courtyard can bring daylight and greenery into the middle of the plan, while the tall living space creates a central room that feels distinct from the bedrooms and more private family areas. But a 481–720 sq m home should be judged by circulation as much as by spectacle. During a viewing, pay attention to how groceries move from the car to the kitchen, whether service zones are discreet, how a ground-floor bedroom works for older family members, how the high-volume living space is cooled, and whether the rooms that look impressive on a plan will actually be used. For a multigenerational household the scale can be valuable; for two people it may simply mean more space to cool, clean and maintain.

Soi Suan Phak 29 places the project in Taling Chan, a greener, lower-density part of Bangkok where road access is generally more relevant than being able to walk to a BTS station. Documented connections include Ratchaphruek, Nakhon In, Borommaratchachonnani and Kanchanaphisek roads, plus the Prachim Ratthaya Expressway. The wider catchment includes Central WestVille, The Circle Ratchaphruek, The Walk, home-improvement retail, international schools and private hospitals. Rail is mentioned across project material, but the references are not perfectly consistent: some sources point to the Red Line and future Ban Chim Phli extension, while others refer more broadly to Taling Chan. A buyer should therefore treat this primarily as a car-oriented location rather than assume a current station-at-the-door lifestyle. If the household commutes toward Sathorn, Silom or Sukhumvit, an actual peak-hour drive test from the house will tell you more than a brochure map.
Pricing is unusually fragmented. Pieamsuk's project page still carries a THB 55–79M range, while the developer's current project index shows a starting figure around THB 52.9M. At the same time, a Connex Property listing for a Legend 481 house is active at THB 28.45M, and current DDproperty/PropertyHub listings show other 481 sq m homes around the mid-THB 30M range. Larger Legend 720 houses sit materially higher. Averaging these numbers would be misleading because they may represent different plot sizes, furnishing packages, completed specifications, seller types and negotiation positions. The practical way to use the data is to compare like with like: same house model, similar plot, similar condition, same level of furnishing and a clear distinction between developer stock and resale. The low listing is useful as evidence that the live market has moved away from the original brochure price; it is not proof that every Legend 481 can be bought for the same amount.
For a foreign buyer, land ownership is the decisive legal issue. Listings often label these houses as freehold, which makes sense in Thailand's domestic market because the asset is a detached house sold with land. It does not, however, mean a foreign national can simply register the land personally in the same way they can own a qualifying condominium unit. Thai law allows direct foreign land ownership only in narrow statutory circumstances. Before paying a reservation or deposit, a foreign buyer should see the title document for the actual plot, confirm the registered owner, identify what document covers the building, and understand the proposed lawful structure for the land. One other gap is recurring estate cost: a reliable public figure for the common or estate-management fee has not surfaced. With a private pool, large internal area, landscaping and multiple building systems, ongoing ownership costs will matter even if the shared estate itself remains relatively simple.
Because the estate is already completed, due diligence should look more like a technical inspection of a finished private house than an off-plan review. Even a new or barely occupied home should be checked for moisture around the pool and external walls, drainage performance after heavy rain, roof and gutter condition, the actual cooling capacity in tall-volume spaces, water pressure and the operation of automated systems. Plot geometry also matters more than the model name suggests. Two houses with the same internal area can feel very different because of setbacks, pool orientation, usable garden space and privacy from neighbouring plots. In a project with such a wide spread of asking prices, condition and land can explain more of the difference than the headline floor area. That is particularly relevant on the resale market, where some homes are furnished or owner-modified while others remain much closer to the developer's original specification.
Ownership format
Houses in the project are marketed on the Thai market as freehold house-and-land property, but that does not mean a foreign buyer can automatically register the land in their own name. Direct foreign land ownership in Thailand is available only under narrow statutory exceptions; for a typical foreign purchase, the legal structure for the land and the building needs to be verified against the documents of the specific transaction.
Home types & sizes
The published two-storey base model has three bedrooms, five bathrooms and three parking spaces. An active Connex Property listing checked on 30 Sep 2026 sits on a 127.2 sq wah plot, is offered furnished and is priced at THB 28.45M. That plot size and fit-out belong to the individual house, not to every Legend 481.
The larger published base model has four bedrooms, five bathrooms and four parking spaces. Current listings also show Legend 720 houses with different bedroom or bathroom counts, which appears to reflect individual modifications or listing-level descriptions. This card therefore uses the published base layout; the selected house should be checked against its actual plan.
The project publishes two core house models, Legend 481 and Legend 720. 2026 listings show modified configurations on individual homes, so bedroom count, bathrooms, plot size and furnishing should not be carried from one listing to the whole model. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is on Soi Suan Phak 29 in Taling Chan, western Bangkok. Sources consistently place it within the road network of Ratchaphruek, Nakhon In, Borommaratchachonnani and Kanchanaphisek, with access toward the Prachim Ratthaya Expressway.
- The broader car-based catchment includes Central WestVille, The Circle Ratchaphruek, The Walk Ratchaphruek, international schools and private hospitals serving western Bangkok.
- Rail references are inconsistent: some material points to a future Ban Chim Phli Red Line extension, while other sources refer more broadly to Taling Chan. Buyers should not treat this as a station-at-the-gate project without checking the actual current route.

Price & purchase terms
- Current price: From THB 28.45M for a specific Legend 481 house in an active Connex Property listing, also indexed by PropertyHub and other platforms as of 30 Sep 2026. This is a lower market anchor, not a single project-wide price: Pieamsuk's own website simultaneously shows a higher starting figure, so availability, plot size, fit-out, condition and the final price must be checked for the selected house.
- Completed: 2025
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A large or multigenerational household that can genuinely use 481–720 sq m, separate zones for parents, children, guests or staff, and several parking spaces. The scale works best when the space supports daily routines rather than existing mainly as an impressive number.; A buyer whose life already revolves around Ratchaphruek, Pinklao, Taling Chan, Nonthaburi or Bangkok's western road network. For that profile, the project's road connectivity may be more practical than a smaller house in a more central district.; Someone who values a private pool and very low neighbour density more than a large clubhouse or a long list of shared amenities. Privacy here comes primarily from the individual house and the small number of plots.; A buyer willing to select the actual house rather than buy 'the project' in the abstract: compare plot, orientation, layout changes, furniture, building systems and seller motivation. The current spread in asking prices makes that property-level work especially worthwhile.; may not suit: A foreign buyer looking for the simplicity of direct individual freehold registration without a separate land-rights structure. A qualifying condominium is usually legally simpler for that objective; here, the land is a central part of the due-diligence work.; A household that requires a highly walkable urban district, an operating station immediately beside the project and day-to-day life without a car. The documented strength of this location is road connectivity, not central-Bangkok walkability.; A buyer prioritising minimal running costs and minimal maintenance. A very large house, private pool, landscaping and multiple home systems require regular attention and spending even if the shared estate itself remains modest..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Current project pricing conflicts across sources: Pieamsuk shows about THB 52.9M in its project index and THB 55–79M on the project page, while the live market includes a Legend 481 listing around THB 28.45M. The chosen unit and seller status should be reconfirmed before publishing a transaction price.
- Public material does not provide a reliable plot-by-plot title description or a project-specific foreign-buyer structure. 'Freehold' on market portals describes domestic-market tenure but does not replace legal verification of a foreign buyer's rights to the land and building.
- A confirmed common-fee figure and complete current management scope were not found. Individual houses also appear in the market with bedroom and bathroom counts that differ from the published base layouts.
