Why this project is worth a look
A visible resale asset
The building has been complete for years, so the buyer can inspect what actually exists rather than underwrite renderings and promised amenities. Views, traffic noise, corridor condition, lift operation, pool maintenance and the interior fit-out are all observable before a serious commitment is made. That is a genuine advantage in an older large-scale condominium. The flip side is that project branding matters less than the present condition of the exact apartment and the quality of ongoing management; two units with the same registered area can require very different post-purchase budgets.
Accessible entry pricing
Lower resale asking prices sit well below those of many newly launched Bangkok high-rises, which can make the project relevant to buyers prioritising a completed home and an established neighbourhood over new-build positioning. The low headline price needs context, however. A cheap unit can lose its advantage if it needs substantial refurbishment, carries outstanding common charges or cannot be transferred under the foreign quota. Value should be assessed at unit level after document and condition checks, not from the listing headline alone.
Mature Pinklao setting
The surrounding area already has the everyday infrastructure buyers normally wait for in an emerging district: a major mall, supermarkets, hospitals, cinemas, shops and local services. For an owner-occupier, that means the neighbourhood works now rather than depending on future phases. The trade-off is equally clear. This is not a condominium sitting directly on an MRT entrance, so rail-dependent buyers should test the real first-mile journey to their preferred station and see how it behaves during their normal commuting hours.
Depth of resale choice
A relatively large pool of advertisements gives buyers room to compare floors, orientations, renovation quality and furniture packages. In a compact-unit project, these differences can matter more than a one- or two-square-metre change in size. Listing volume still needs interpretation: the same apartment may be advertised by several agents. Anyone using online stock to judge liquidity should first deduplicate units by floor, area, photos and unit number where available, otherwise apparent supply can be overstated.
Traceable project history
Quality Houses' historical disclosures identify The Confidence, the 1,408-unit scale and the expected transfer period, giving the project a stronger documentary trail than a building known only through current brokerage pages. That historical record is useful but not sufficient for a 2026 purchase. The transaction still depends on present-day documents: a debt-free certificate, current foreign-quota confirmation, seller title, condominium rules and current owner charges. Old corporate records tell you what was built; live juristic-person and title documents tell you what can actually be transferred today.
About the project
The Trust Residence Pinklao is a large completed condominium on Borommaratchachonnani Road in Arun Ammarin, Bangkok Noi. It is not a new-launch proposition. Quality Houses documentation traces the project back to its 2010 launch cycle and expected transfers in late 2012, while current property databases also place completion in 2012. That changes the due-diligence priorities. A buyer is no longer underwriting construction delivery or a future amenity package; the real questions are the condition of the selected unit, the upkeep of the common areas, the condominium juristic person's management, seller documentation and the economics of an established building. There is an active resale market with numerous advertisements, so buyers can usually compare multiple floors, views, renovation levels and asking prices rather than accept a single developer-controlled inventory choice.
The building is a single 30-storey tower with 1,408 units. We use 1,408 as the primary figure because it is supported by Quality Houses' own historical corporate disclosures as well as several project databases. Some portals publish 1,399 units, but that secondary-source discrepancy is weaker than the developer-group documentation. The scale matters in day-to-day ownership. In a building of this size, a good apartment cannot be judged only by its interior photos. Lift traffic, parking rules, common-area maintenance, security operations, pool and gym condition, juristic-person finances and actual monthly charges all become part of the purchase decision. The upside is depth of resale stock: a patient buyer can often compare several broadly similar units and negotiate on condition and price rather than treating one listing as the market.

The original unit mix was deliberately compact. Most project profiles describe a core one-bedroom format of roughly 28.5 to 34.5 square metres. Older reviews sometimes describe the smallest layouts as studio-like or semi-one-bedroom plans separated by sliding partitions. Resale portals occasionally show larger or two-bedroom advertisements, but those should not automatically be treated as standard original layouts; they may reflect combined units, alterations or inconsistent portal classification. For due diligence, the registered area and title documents matter more than the marketing label. In a typical 29–30 sqm unit, the important practical questions are whether the sleeping area is genuinely usable, whether storage has been added sensibly and whether the furniture layout leaves enough circulation space. Two apartments with the same registered size can feel very different after years of owner modifications.
The location works primarily as a road-connected Pinklao address rather than a station-front condominium. The tower sits directly on Borommaratchachonnani Road, on the same corridor as Central Pinklao, Lotus and Chao Phraya Hospital. Sources place Central Pinklao at roughly 800 metres to 1.1 kilometres away. That gives the project mature retail and everyday services nearby, but rail is not at the lobby door. A buyer who expects to commute mainly by MRT should test the feeder leg in real conditions and at the times they would normally travel. For drivers, the proposition is more straightforward: the address is on a major route serving western Bangkok and provides practical access to the broader Pinklao area. The trade-off is that major-road convenience also means buyers should inspect traffic noise and the orientation of the exact unit rather than rely on the project name alone.
Project profiles consistently list a swimming pool, gym, landscaped common areas, access control, CCTV, 24-hour security and parking. Historical material also refers to elevated garden and walking areas. Because the building has been operating for well over a decade, amenity existence is less informative than current maintenance quality. A serious buyer should see the pool deck, gym equipment, lifts, corridors and parking operation in person and ask whether any major repair programme or extraordinary owner contribution is planned. Public databases also disagree on the current common-area charge, with figures around THB 28–30 per sqm appearing in different sources. That is a reminder not to build a budget around an old web profile: the current juristic-person invoice for the selected unit is the document that matters.
Pricing places The Trust Residence Pinklao in the relatively accessible end of established high-rise stock in this part of Bangkok. A PropertyHub resale advertisement updated on 12 September 2026 offered a roughly 29 sqm one-bedroom at THB 1.55 million, while other active listings were higher. That number is a market floor reference, not a blanket project price. Floor level, view, renovation, furniture, seller urgency, appliance condition and ownership status all move the real value of an individual unit. Foreign buyers also need to separate an attractive asking price from a unit that is actually transferable to a foreign owner. Some transaction databases explicitly identify units as Thai quota, and Thai law caps foreign ownership at 49% of the condominium's aggregate unit area. The sensible process is therefore to shortlist physically suitable units first, then compare title, quota eligibility, fees and building obligations before treating the cheapest advertisement as the best deal.
Foreign buyers need one additional layer of diligence that a generic 'freehold' label in an advertisement cannot replace. Thai condominium law permits foreign ownership only while the building remains within the 49% foreign-ownership ceiling measured by aggregate unit area. The seller may hold a perfectly valid condominium title, yet the ability to transfer that title to a foreign purchaser still depends on quota availability at the time of registration. Before paying a material deposit, a foreign buyer should therefore obtain confirmation from the condominium juristic person, match the seller and registered area to the title deed, confirm that common charges are clear and prepare the required banking evidence for the transfer. If a listing is marked as Thai quota or its status is unclear, that does not automatically make the apartment unattractive; it changes who can buy it and how the transaction can be structured. In an established resale building, that unit-level legal check is more useful than a broad portal label about tenure.
Ownership format
This is a registered condominium. A foreign buyer can own a unit freehold only if the transfer fits within the statutory foreign quota, capped at 49% of the condominium's aggregate unit area. Foreign-quota availability for the specific resale unit must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The best-supported original format is a compact one-bedroom unit. Older reviews sometimes describe the smallest versions as studio-like because the sleeping zone is separated with sliding partitions, so the actual plan of the selected resale unit matters. Larger or differently classified resale advertisements do appear, but their relationship to the original approved layout should be verified individually.
Project profiles consistently point to an original 28.5–34.5 sqm core range. Some resale ads classify small units as studios or show larger configurations; we do not treat those as a separate confirmed original product line without the plan and title documents for the specific unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building sits directly on Borommaratchachonnani Road in Arun Ammarin, Bangkok Noi, a major western-Bangkok road corridor.
- Central Pinklao is reported at roughly 0.8–1.1 km by different property sources; Lotus and Chao Phraya Hospital are also in the immediate Pinklao area.
- This is not a station-entrance condominium, so the first-mile trip to the buyer's preferred MRT station should be tested for the actual route and commuting time.
- For units facing the main road, buyers should check noise with both open and closed windows; high and low floors can have materially different outlooks and acoustics.

Price & purchase terms
- Current price: From THB 1.55M in an active PropertyHub resale listing updated on 12 September 2026. This is a lower secondary-market reference, not a developer price; the specific unit, condition, ownership eligibility, availability and deal terms need to be checked separately.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer looking for a completed Bangkok apartment around the THB 1.5–2M entry range and comfortable shopping the resale market rather than paying a new-launch premium.; Someone who values established Pinklao retail, healthcare and road access more than having an MRT entrance directly outside the building.; A buyer willing to compare several similar apartments by floor, condition, view and documentation and use the depth of resale listings to negotiate.; An investor who prefers an operating building with observable sale and rental listings over forecasting demand for a future completion. Returns still need to be modelled from the actual unit and real recurring costs rather than a marketing yield claim.; may not suit: Buyers who require an MRT entrance immediately outside the project and want a fully walkable rail commute with no feeder leg.; Anyone specifically seeking a brand-new unit with developer warranty coverage, latest-generation building systems and no age-related common-property considerations; this is a mature 2012 condominium and should be inspected as such.; Foreign buyers unwilling to confirm the exact unit's foreign-quota eligibility before paying a material deposit; a low-priced listing may not be transferable to a foreign owner on the expected basis..

- Major portals disagree on the street number: PropertyHub uses 145/4 while DDproperty uses 151 on the same Borommaratchachonnani Road address in Arun Ammarin. We use 145/4 in the registry, but the selected unit's title deed should control at transaction stage.
- Some aggregators publish 1,399 units, while Quality Houses corporate records and several independent project profiles support 1,408. We use 1,408 as the primary figure; the origin of the 1,399 figure is not clear.
- Public sources show different common-area fee figures around THB 28–30 per sqm. The current rate, any arrears and any extraordinary owner contributions should be confirmed from a current juristic-person statement for the selected unit.
