The scheme began as a new landed-housing community beside what was then Phnom Penh's operating international airport. Chip Mong Land announced commencement on December 11, 2021, held a three-day Grand Sale on January 21–23, 2022, and opened another block in July 2022. PropertyHub records April 2022 as the launch date and November 2025 as completion. By 2026, current sale and rental listings show finished homes in the community. The useful description today is therefore a completed borey with active resale stock, rather than a purely off-plan launch.

Waze places the project on Street 113K, while an independent merchant directory gives the fuller address in Phum Kbal Damrei 2, Sangkat Kakab, Khan Por Sen Chey. Chip Mong Land connects the site to Russian Federation Boulevard and the airport corridor; PropertyHub describes access from National Road 4. The former Pochentong airport remains the clearest local landmark, but a buyer should test the actual commute to work, school and central districts at the hours that matter, rather than rely on the 2021–2022 launch claim of being two minutes from the airport.
Public pricing needs context. At launch in 2022, Chip Mong Land advertised homes from $100,000 together with limited promotional payment terms. Those figures are not a current 2026 price list. PropertyHub now shows project pricing on request. The lowest fresh market anchor found is $169,888 for a completed four-bedroom Link Villa with a 5 × 20 metre plot and a 5 × 12 metre house in a CAM Realty listing. That is the asking price of one negotiable resale, not evidence that every home type is available at the same level.
Due diligence should focus on the selected property. Current listings can show house depths or plot dimensions that differ from the developer's nominal type specifications; corner plots, alterations or individual configurations may explain part of that variation. Title wording also needs documentary confirmation: PropertyHub labels the project Soft Title, whereas current resale advertisements use Borey Title. The sensible sequence is to inspect the finished home, verify measured dimensions and condition, review title and transfer history, confirm any estate charges, and only then agree the price and handover terms.
