As of 5 September 2026, the dedicated developer page shows a THB 6.8–9M price range. The same developer now classifies the project as ready to move in, while PEACE’s Q1 2026 listed-company snapshot says transfers began during that quarter. For a buyer, that matters more than an old construction promise because a specific completed home can now be inspected before commitment.

The location works differently from a typical Sukhumvit condominium. The project sits on Soi On Nut 17 Yaek 13 in Suan Luang, with internal-road connections toward Sukhumvit 77 and the Phatthanakan side. This creates several driving options, but it is not a walk-to-BTS address. An independent location review places BTS On Nut at roughly 3.4 km from the site, which makes a car, taxi or other last-mile transport the realistic daily plan. The developer brochure lists Chalong Rat Expressway at 3.4 km, Makro On Nut at 1.3 km and Century On Nut at 2.7 km. In practice, CORDIZ offers an east-Bangkok compromise: substantially more private living space than a central condo, while staying closer to Ekkamai, Thonglor and the inner Sukhumvit corridor than many suburban housing estates. The price of that compromise is traffic exposure. Buyers whose routines depend on predictable rail commuting should test the morning and evening road journey rather than relying on a map that makes central Bangkok look deceptively close.

With only 68 homes, the estate has a notably smaller resident base than most large housing projects. Peace & Living’s brochure shows a clubhouse environment, swimming pool, gym, co-working area, gardens, children’s space, controlled gates, round-the-clock security and CCTV. That package gives residents more shared amenity than a stand-alone shophouse-style townhome on a public soi, while still keeping the community relatively intimate. Yet a small unit count is not automatically an advantage in every respect. The public material does not give us a dependable current common-area fee, reserve-fund contribution or a detailed set of estate rules. Those items determine how the pool, landscaping, security and access systems are funded after purchase. A buyer should therefore judge the shared facilities as real physical features, but not assume that their long-term operating cost is already understood from the sales brochure.

The clearest product choice is between the two townhome plans for which the brochure provides full floor plans. SOUL has a five-metre frontage, 150 sq.m. of usable area, three bedrooms, three bathrooms and two parking spaces, with a standard land plot starting at 17 square wah. MIND expands the frontage to 5.7 metres and the usable area to 169 sq.m.; the developer brochure shows three bedrooms, four bathrooms, one multipurpose room and two parking spaces, on a standard 19.4-square-wah plot. These are family-sized homes rather than compact investor units. The extra floor area gives room to separate entertaining, work and sleeping zones, but the three-storey layout also means stairs are part of every day. That may be perfectly acceptable for a working family moving out of a condo, yet it deserves much more attention where elderly parents, toddlers or mobility limitations are part of the household. Viewing the actual stairs and room proportions is more informative than simply comparing headline square metres.

There is a genuine data inconsistency in the published specifications. The Thai project page and the official brochure use 150–169 sq.m. and tie those figures directly to SOUL and MIND. The English version of the same developer page displays an overall usable-area range of 132.18–152.38 sq.m., even though it also shows SOUL at 150 sq.m. further down. Third-party portals add another mismatch: some label MIND as four bedrooms and three bathrooms, while the developer brochure clearly depicts three bedrooms, four bathrooms and a multipurpose room. We do not average those numbers. The unit cards in this dossier follow the plan-specific figures in the official brochure, because they are attached to actual floor plans. The conflict remains material, however, and the sale and purchase agreement, approved plan for the chosen plot and handover documents should be treated as the final reference for the home being bought.

The project stage is better documented than many new launches. Peace & Living currently places CORDIZ Phatthanakan - Onnut in its ready-to-move-in selection. Separately, the Stock Exchange of Thailand’s Q1 2026 company snapshot for PEACE states that the project was officially launched and that property transfers started progressively in that quarter. Those two sources support a completed status without inferring construction progress from photographs. For a buyer, this shifts due diligence from speculative delivery risk toward physical and contractual inspection. The actual house can be checked for finishes, water drainage, window and door alignment, electrical points, air-conditioning provisions, bathroom workmanship, parking practicality, road width and the condition of neighbouring plots. A finished project can still have defects and commercial uncertainty, but the buyer is no longer making the same leap of faith as someone purchasing from a rendering years before handover.

The developer identity is also straightforward. Peace & Living Public Company Limited is a Thai low-rise residential developer listed on the Stock Exchange of Thailand under PEACE, and CORDIZ is one of its housing brands. Public-company status is useful because it creates an additional factual trail rather than because it guarantees a particular home. The Q1 2026 listed-company snapshot names CORDIZ Pattanakan - Onnut, confirms 68 units, gives an estimated project value of roughly THB 450–550M and notes the start of transfers. That aligns with the dedicated sales page and the brochure. For due diligence, this helps establish that the project is a real, active part of the developer’s reported business. It does not replace checking the title, plot number, construction documents, defects list and transfer terms for the particular property a buyer intends to acquire.

Foreign-buyer structuring requires more care here than it would with a condominium unit that qualifies for foreign freehold quota. A landed house involves rights to the underlying plot, and ordinary direct foreign ownership of Thai land is not the standard route for this type of purchase. An investment buyer would need a separate rental and exit analysis using comparable landed homes in Suan Luang, realistic vacancy assumptions, common-area charges, maintenance, tax and transfer costs. The practical attraction of CORDIZ is easier to explain without investment language: it offers a completed family-sized home in a small managed community, in a location that stays connected to inner east Bangkok but expects the resident to live with Bangkok traffic.
