Why this project is worth a look

Only five homes

PRAN is a micro-development rather than a conventional estate. That keeps the neighbour count extremely low and gives the project a more individual feel, but it also means buyers should not expect the management structure or amenity depth of a large compound. The operating arrangement needs to be understood on its own terms.

Work has its own floor

The second level can operate as an office or studio without taking over the living room or bedrooms. That is genuinely useful for an owner-run business, consultancy, creative practice or a household with permanent remote work. If dedicated work space is unnecessary, part of the 500-plus sqm footprint may simply become expensive unused area.

Space comes vertically

More than 520 sqm sounds like a very large home, but the area is distributed over five levels. The private lift makes the arrangement much easier, yet daily life is still vertical. A serious viewing should include the full routine from parking to kitchen, living room and bedrooms rather than focusing only on room dimensions.

The asset already exists

Completion in 2021 means the important questions can be answered by inspecting the building itself. Lift servicing, roof and terrace waterproofing, façade condition, natural light, noise, mechanical systems and any owner modifications can all be checked directly. For a high-value resale or remaining developer unit, that evidence is more useful than launch-stage promises.

About the project

PRAN Pattanakarn is a five-home development tucked inside Soi Phatthanakan 32 in Suan Luang. The label matters less than the format: these are five-storey urban homes designed from the outset to combine private living with serious work space. The ground floor is largely service and parking, the second floor can function as an office or studio, bedrooms occupy the middle levels, and the main living and dining spaces move all the way to the fifth floor beside an internal sky garden. That vertical arrangement is the defining feature of the project. A buyer is not simply choosing a large Bangkok townhouse; they are choosing a home where family life, work, parking and entertaining are deliberately separated by level.

The development was completed in May 2021 and contains only five units. The current project website gives a broad specification of roughly 520–686 sqm of usable area, three to four bedrooms, six bathrooms, parking for four to five cars and a private lift in each home. A detailed 2021 walk-through by ThinkOfLiving narrows the built-area range to 524.73–686.79 sqm and identifies two layout families, A1–A2 and B1–B3. The scale is unusually large for a townhouse-style product. Even so, the five homes are not identical: end positions receive more side light, while the B2 unit was specifically noted in the walk-through as lacking side openings. That difference can matter more in day-to-day comfort than a small gap in total square metres.

The floor-by-floor logic deserves careful thought because it shapes how the home actually feels. Parking, staff accommodation and utility functions sit on the first level. The second floor is a flexible work zone that can become an office, studio, meeting area or a separate family room. Two secondary bedrooms occupy the third floor, while the principal suite is on the fourth; Type A homes add another multipurpose room. The fifth floor holds the western kitchen, dining and living areas around the sky garden. A private lift makes this arrangement practical, especially for a multigenerational household, but it does not turn a five-level home into a single-level one. Buyers who dislike vertical circulation should test the routine during a viewing rather than assume the lift removes the issue.

The confirmed project address is 599/9 Soi Phatthanakan 32, Suan Luang, Bangkok 10250. This is an inner-eastern Bangkok location with road access toward Phetchaburi, Ekkamai and Thong Lo, but it is not a walk-to-BTS product. The project website places Ramkhamhaeng Airport Rail Link at about 3.5 km, BTS On Nut at 4.3 km and Thonglor Road at 4.8 km. In practical terms, PRAN is better suited to a car-based household than to someone who wants to build every commute around rail. The generous four-to-five-car parking provision is therefore part of the product logic, not just a luxury add-on. A household with several drivers or a business operating from home may value that setup; a buyer who wants cafés, offices and rail within an easy walk will find stronger locations elsewhere.

There is little reason to judge PRAN by the amenity checklist used for a condominium. Most of the value is private: the lift, substantial parking, upper-floor garden, CCTV, home-automation features and the sheer amount of internal space. Older independent coverage described PRAN as such a small development that it did not function like a conventional gated estate with an extensive shared-facility package. That same review treated the absence of common fees as an assumption rather than a confirmed fact. A current DDproperty profile, however, mentions 24-hour security. The difference is exactly why a buyer should ask for the present operating arrangement: who maintains any shared frontage, whether security staff are actually on site, what recurring charges exist and which responsibilities fall directly on each owner.

JYE Land is consistently named as the developer across the official project site and the principal property databases reviewed for this dossier. The project itself is well documented for a five-unit development: size, address, building count, floor count and the broad internal programme appear repeatedly. What is less visible is a long independently verified track record of other completed JYE Land developments. For a finished 2021 property, that shifts due diligence away from launch-stage promises and toward the asset that physically exists. The selected home can be inspected for façade movement, water ingress, lift maintenance, roof and waterproofing condition, electrical load, air-conditioning provision and any alterations made since completion. Title, seller identity and registered encumbrances matter just as much as the design.

Pricing needs a dated reading rather than a single headline number. Historical launch-era material from 2020–2021 showed prices from THB 29.9M. The current PRAN registration page shows a THB 43.5M–48.9M range for homes of 520–686 sqm, but the page does not clearly state which units remain available today. A DDproperty listing published on 20 August 2026 asks THB 48.9M for a 553 sqm corner home and describes it as the last unit. DDproperty's broader project page also contains a much cheaper listing whose size and bedroom count do not match the confirmed PRAN product range, so we have not treated it as a reliable project floor. For a current buyer, THB 48.9M is therefore the cleanest live asking-price anchor we found, subject to seller, title, condition and negotiation.

Ownership format

The project profile and the current listing describe the property as freehold. For a foreign buyer, that does not automatically mean the underlying land can be registered in the buyer's own name: direct foreign ownership of land in Thailand is restricted and available only under narrow statutory exceptions. The selected home therefore needs a separate title check and a lawful ownership structure, which may involve a long-term land lease together with rights to the building if the buyer does not qualify for an exception.
