Why this project is worth a look

More house, closer in

The core proposition is straightforward: 150–248 sqm of low-rise living without moving to the far outer suburbs. Talat Phlu and Tha Phra provide access to the Silom Line, while several road corridors connect toward Sathorn, Silom, Rama III and western Bangkok. This is neither a station-front house nor a CBD address, but the space-versus-distance compromise is real enough to test with an actual commute rather than accept as a marketing claim.

Two clear use cases

SOUL and ZEN are materially different products. The 150 sqm townhome provides three bedrooms and two-car parking at the lower entry budget; the 248 sqm ZEN adds a fourth bedroom, a much wider frontage and a larger plot. Buyers are not choosing among dozens of marginally different floor plans. The decision is easier to frame: a compact urban family house or a larger long-term home with more separation between household functions.

Amenities you can inspect

The clubhouse, pool, fitness room, work areas, landscaped garden and children's spaces are not supported only by concept renders. An independent feature updated in August 2026 shows completed shared facilities and show homes. That gives a buyer something tangible to inspect. It does not answer the cost question, however: the recurring common-area fee remains unconfirmed in the public material reviewed here and should be obtained before booking.

Room to negotiate

Current asking levels are not uniform. The developer publishes one set of starting prices, while active agency inventory includes lower figures. That can create room for comparison and negotiation, but the cheapest headline is not automatically the best deal. Plot size, finishing, position, readiness for transfer and the identity of the seller all matter. The useful exercise is to compare the exact homes side by side rather than reduce the project to a single price per square metre.

INNER PEACE Sathorn - Thaphra is a compact low-rise housing development by Peace & Living on Bangkok's Thonburi side, positioned between Talat Phlu, Tha Phra and the road network leading toward Sathorn and Rama III. It is not a single-product estate. The project combines two three-storey formats: SOUL townhomes and ZEN semi-detached houses. The published master plan contains 69 homes on approximately 6 rai 3 ngan 88.4 square wah. For a buyer, that matters more than the premium branding. The meaningful choices here are the housing format, plot size, frontage, usable area and how much genuinely private family space is required, rather than the floor number or view considerations that dominate a condominium purchase.

SOUL is the lower-entry format. It is a three-storey townhome with a 5-metre frontage, a standard 17-square-wah plot, 150 sqm of usable area, three bedrooms, three bathrooms and parking for two cars. ZEN is substantially larger: a three-storey semi-detached home with an 11.5-metre frontage, a standard plot starting at 39.1 square wah, 248 sqm of usable area, four bedrooms, four bathrooms and two parking spaces. The difference is functional rather than cosmetic. SOUL is aimed at buyers who want a full house in a close-in Bangkok location without moving to the budget level of a larger detached home. ZEN is better understood as a long-term family house with more width, more side exposure and enough room for a multi-generation household or separate work and guest spaces.

The location is useful, but the Sathorn label needs context. The estate itself is not inside the Sathorn business district. It sits on Soi Thoet Thai 33, Intersection 9, in the Bang Kho / Chom Thong area. Peace & Living quotes roughly 1 km to Talat Phlu BTS using straight-line measurements, while a route-based independent review places the station at around 1.3 km. That is close enough for the Silom Line to be a genuine second transport option, but it is not a doorstep transit development. A car will still be important for many households because the estate sits inside a soi and the major roads are reached after leaving the immediate residential streets.

Road connectivity is one of the more practical reasons to consider the site. The developer's location material places Ratchadaphisek Road about 0.5 km away, Chom Thong Road about 0.8 km, Rama III around 0.9 km and Ratchaphruek around 1.2 km, with the Dao Khanong access to the Chalerm Maha Nakhon Expressway at roughly 3 km. Those are straight-line figures and should not be converted into promised driving times. What they do show is optionality: the address can feed into several different corridors instead of relying on one suburban arterial. That can matter for a household split between central-business-district commuting and regular travel around western or southern Bangkok.

The common-area package is more substantial than a basic row-house compound. Independent project visits and reviews show a clubhouse, fitness room, shared work area, meeting room, salt-water swimming pool with a separate children's section, landscaped garden, children's play area, controlled vehicle access, CCTV and 24-hour security. These facilities create an obvious lifestyle benefit for residents who will actually use them, but they also create an ongoing cost. The current common-area fee was not confirmed in the public project material reviewed for this dossier, so it should be treated as a pre-booking question rather than silently assumed to be minor.

Pricing needs to be read in layers. On 7 September 2026, Peace & Living's current project page lists premium townhomes from THB 6.79M and separately promotes the semi-detached format from THB 18.9M. An active agency listing for a 150 sqm townhome is offered at THB 6.4M, making it the lowest current market anchor found in this research and the figure used in the registry. A 248 sqm house is also advertised at THB 15.2M. None of those numbers should be treated as directly interchangeable. Plot size, position within the estate, completion status, included specification and whether the seller is the developer or another party can materially change the price. The right comparison is home against home, with the contract and included items in front of the buyer.

The overall completion timeline is not consistent across public sources. A March 2026 project review reported that some homes had already been completed in 2025; one major property directory labels the project as completed in 2026, while current agency listings use 2027. Separately, an August 2026 editorial visit showed built common areas and completed show homes. Because those statements cannot be reconciled into one reliable whole-project completion date, this dossier does not publish a single completion year or mark the entire estate as fully completed. A buyer should verify the status of the exact house instead: whether it is ready for transfer, what work remains nearby and which land and building documents are already available for that plot.

Foreign buyers face a legal issue that condominium buyers do not. This is landed housing, so the condominium foreign quota does not apply. Under the general Thai rules, foreign individuals are not permitted to own land directly except through narrow statutory exceptions subject to specific conditions and approvals. The phrase 'buying a house' therefore does not, by itself, explain what a foreign purchaser would actually own here. Before paying a substantial deposit, the buyer should see the proposed land structure, the rights over the building, the lease documentation if a lease is used, and the clauses dealing with transfer, succession and a future change of landowner. Peace & Living's public material reviewed for this project does not publish a specific foreign-buyer ownership structure for INNER PEACE Sathorn - Thaphra.

Ownership format

This is a landed housing project, not a condominium. Under the general Thai rules, a foreign individual cannot directly own the land except under narrow statutory exceptions. A foreign buyer therefore needs the specific to the project structure checked for the selected home, including any land lease, building ownership and the actual contract wording. A standard registered lease of immovable property is limited to up to 30 years; any promised renewal should be reviewed separately rather than treated as an already secured additional term.

Independent project reviews show a more private principal-bedroom level and two upper-floor rooms that can work as bedrooms or workspaces. Families with very young children or older relatives should inspect the stair arrangement and decide where the relevant bedroom would realistically sit.

ZEN — three-storey semi-detached house

ZEN is the larger family format, with an 11.5-metre frontage, a standard plot starting at 39.1 square wah, four bedrooms, four bathrooms and two-car parking. An independent review of the show home documents a ground-floor bedroom, making the layout more workable for an older family member, a guest or anyone who should avoid repeated stair use. The upper floors allow clearer separation between shared living, the principal suite and work or children's rooms. Individual plots can exceed the standard size: an active 248 sqm listing shows 55.2 square wah of land, so ZEN pricing should be compared together with the plot rather than by building area alone.

The developer confirms usable areas of 150 and 248 sqm and standard plot sizes of 17 and 39.1 square wah. Individual plots may be larger. One property directory lists SOUL at 105 sqm, but that conflicts with the official specification and two detailed independent project reviews, so the 105 sqm figure has not been used in the unit card.
