The building is finished and sits where the Yellow Line, Airport Rail Link access and the Si Rat Expressway corridor come together. Buyers can test the real walk, road noise, lift operation, common areas and retail environment instead of relying on a future masterplan.

Mono units are conventional single-level studios and one-bedrooms, while Loft units use a double-volume concept up to 4.40 metres and extend to compact two-bedroom plans. The difference is functional, not just visual, so the exact unit plan matters more here than a headline bedroom count.
Developer stock remains
As of 27 August 2026, Richy’s booking system still displayed a specific room at THB 3.49M with a THB 10,000 reservation amount. Resale units are active at the same time, giving buyers a real choice between first-party stock and secondary-market apartments in an operating building.
Amenities are inspectable
The pool, gym, coworking area, shared kitchen, games room, executive lounge and rooftop garden are part of a completed project rather than future promises. A buyer can see how these spaces work today and judge whether the ongoing common-area cost feels justified for their own use pattern.
About the project
The Rich Rama 9–Srinakarin is a completed high-rise development by Richy Place 2002 on Srinakarin Road in Suan Luang. It consists of one 32-storey tower with 558 residential units plus a retail component at the lower levels, so its physical format is better understood as a mixed-use urban project rather than a stand-alone residential block. Homes occupy floors 9 through 32. The development was launched using the longer name The Rich Rama 9–Srinakarin Triple Station; “Triple Station” is a location-led marketing label, not a separate phase or second tower. A different Richy project, Rich Park @ Triple Station, sits in the same broader transport area and is often surfaced in the same property searches. It is a separate 37-storey building with its own specifications and must not be merged with this project. That distinction matters in practice because listings around Hua Mak frequently use similar station-led wording and can otherwise look deceptively interchangeable.
Richy’s current detailed project page states 558 residential units and, on the Thai version, 20 retail units. The company’s older corporate launch history used a figure of 597 units for the mixed-use concept, which no longer matches the current breakdown. This dossier therefore treats 558 as the residential total and keeps the retail component separate rather than forcing the launch-era number into the housing count. The present project page gives a land area of 2-2-50.3 rai. Vertically, the building is organised with residential floors from 9 to 32, the main shared amenity level on floor 9 and a rooftop garden above. The lower portion accommodates the entrance sequence, retail and parking functions. For a buyer, this arrangement is more meaningful than the project’s original luxury language: it is a dense, transit-oriented building with a meaningful non-residential podium and a residential zone lifted above the busiest street levels.

The apartment mix is split between conventional Mono layouts and Loft layouts. Mono studios run from 25.61 to 28.19 sqm, while Mono one-bedroom units range from 29.20 to 35.68 sqm. The Loft range starts with one-bedroom units from 25.27 to 28.33 sqm and extends to two-bedroom units from 29.43 to 45.04 sqm. Richy promotes the Loft product around a double-volume ceiling reaching up to 4.40 metres. That can create a very different sense of space from a normal compact condo, but the number of bedrooms alone is not enough to judge usability here. A two-bedroom Loft can still be under 30 sqm, and individual units may differ in stair position, mezzanine geometry, storage and furniture placement. Buyers who like the visual drama of a tall living area should still inspect the exact plan and the usable headroom on both levels. Mono units are simpler to compare because the one-level layout is more conventional.
This is now a completed-building purchase rather than an off-plan construction decision. FazWaz records completion in December 2021, several independent building databases also place completion in 2021, and Richy’s live project page shows 100% for the principal construction and interior work categories. A few aggregators display 2020, 2024 or 2025 in their metadata, so completion dates are not perfectly consistent across the web; the December 2021 date is the most coherent match across the stronger evidence set. The advantage for a buyer is that the physical product can be tested rather than imagined: lift waiting times, corridor condition, views, road noise, retail activity and the actual amenity environment are all observable. The trade-off is that a mature project develops multiple seller channels. Developer-held units, investor resales and owner-occupied resale stock can sit side by side, and two apartments with the same nominal layout may now differ substantially in furnishing and condition.
Current developer inventory is not merely theoretical. On 27 August 2026, Richy’s own reservation system displayed room 1202, a 25.92 sqm one-bedroom unit, at THB 3.49 million with a published THB 10,000 reservation amount. The same page also surfaced room 1902, a 36.83 sqm one-bedroom unit, at THB 4.29 million among recommended rooms. That confirms that the project still has a live first-party sales path, although the public booking flow does not reveal a complete building-wide stock list or a full payment schedule. At the same time, the secondary market is active. A FazWaz listing dated 11 August 2026 offered a 26.07 sqm studio on floor 21 for THB 3,375,195, while the project profile showed several sale units and a much larger pool of rentals. For that reason there is no single price that describes The Rich Rama 9–Srinakarin in 2026: a buyer needs to separate Richy-held stock from private resale inventory and compare the actual unit rather than the project name alone.
The shared facilities are concentrated around the ninth floor and the rooftop. Richy lists an executive lounge, coworking area, shared kitchen, fitness room, swimming pool and arcade room on or around floor 9, with a rooftop garden above. The ground-floor arrival includes the lobby. Access-card control, CCTV and 24-hour security are part of the published specification. The three-level retail component adds services within the development, although the exact tenant mix can change over time and should not be treated as a permanent promise. Current secondary project data also publishes a common-area management fee of THB 50 per sqm per month and a sinking fund of THB 600 per sqm. Those figures are useful for initial ownership-cost planning, but a buyer should still check the condominium juristic person’s current statement for the selected unit, especially in a completed building where outstanding fees, prepaid periods or rule changes can matter at transfer.
Location is the project’s strongest practical differentiator. Richy places the building on Srinakarin Road at the entrance to Soi Srinakarin 17. One naming detail needs updating for a 2026 buyer: Richy’s project page still calls the nearest Yellow Line stop “MRT Phatthanakan,” while the current EBM operating timetable identifies YL11 as Hua Mak. Recent DDproperty listings put the building at roughly 320 metres from YL11 Hua Mak, and the current FazWaz profile places Hua Mak Airport Rail Link at about 300 metres. Richy describes Si Rat Expressway access as roughly 200 metres away. That combination gives residents more than one way to move: urban rail, an airport-oriented line and road access toward central or eastern Bangkok. The same geography creates the project’s main compromise. Srinakarin is a major road and the surrounding area functions as a transport interchange with commercial activity and traffic. Buyers who prioritise silence, low pedestrian flow or a secluded residential lane should inspect the exact orientation and floor before deciding. The value proposition here is connectivity and transport choice, not retreat from the city.

Ownership format
The project is presented as a freehold condominium. A foreign buyer may own a unit freehold within the available foreign quota, which under Thai law cannot exceed 49% of the condominium unit area. The selected unit's quota status must be confirmed before transfer; an alternative structure, including leasehold, should not be assumed without unit-specific documentation.
Unit types & sizes
The most straightforward format in the building: a compact single-level home without the stair and mezzanine logic of the Loft units. It suits buyers who value a simple plan and smaller footprint over double-volume drama. Current resale stock includes studios around 26 sqm, but price and fit-out vary by floor and seller.
A conventional one-bedroom on a single level. The roughly 6.5 sqm spread within the official range is meaningful in a compact condo, so two apartments carrying the same one-bedroom label can feel different in storage, kitchen and living space. It is the cleaner choice for buyers who want bedroom separation without an internal stair.
A compact double-volume option with ceiling height promoted up to 4.40 metres. The living zone can feel much taller than a standard small condo, but the stair and upper level also consume usable space and shape circulation. The exact mezzanine geometry, headroom and furniture layout should be checked on the selected unit rather than inferred from the headline area.
The broadest functional range in the project. At the lower end, two bedrooms are fitted into a very compact footprint, so the product behaves more like a vertical micro-apartment than a conventional family two-bed. Near 43–45 sqm the plan becomes easier to use; a current FazWaz example at 43.46 sqm is configured with two bedrooms and two bathrooms.
Richy divides the project into Mono and Loft categories and publishes area ranges, but the text version of the project page does not expose every internal layout variant. Loft units in particular should be checked room by room: the same bedroom count does not guarantee the same stair, mezzanine or usable geometry. The live booking system also shows specific room sizes that do not always map neatly onto a single headline range, so unit-specific documentation takes priority over general marketing labels.
