Why this project is worth a look
Work and home separate
The value is not simply the size of the building; it is the separation of business and private life by level. Clinton and Borough place the working areas on the second floor and mezzanine, while Madison uses two full office floors below the residence. Staff and clients can therefore use the business portion without moving through the family’s main living rooms. For an owner-operator, that daily separation can be more valuable than a large communal amenity package.
Parking is operational
Five spaces for Borough, six for Clinton and seven for Madison is a serious allocation in an urban Bangkok project. It supports a real office use case with an owner, senior staff and visiting clients rather than a nominal work-from-home setup. The same feature reveals the project’s transport bias: BTS On Nut is not at the gate, so buyers who expect a rail-first lifestyle should test the final leg of the journey instead of relying on the Sukhumvit name alone.
Only 26 houses
With 26 units, this is a small development where the characteristics of an individual plot carry more weight than a project-wide average. Land size, frontage, orientation and the position of the house can materially change how a unit functions and what it is worth. Two homes with the same floor plan should not be treated as interchangeable merely because they share a type name.
You can inspect reality
AP now lists the project as ready to move, so the buyer can test the actual building rather than underwrite a promise. Lift operation, arrival sequence, parking manoeuvres, daylight, noise and the practical separation between business and residential floors can all be judged on site. That matters in a specialised product: the question is whether a real company and household will use the stack efficiently, not whether the brochure concept looks persuasive.
About the project
District Sukhumvit 77 is a 26-unit development on Soi On Nut 21 built around a very specific proposition: a substantial workplace and a private residence inside the same semi-detached building. This is not a conventional townhouse where a ground-floor room has simply been labelled an office. AP’s three layouts separate business and residential zones vertically, provide a passenger lift in every house and allow parking for five to seven cars. Internal areas run from 380 to 536 sqm. That makes the project most coherent for an owner-operated company, professional practice or family business that wants a permanent urban address without giving up a private home component. The format is deliberately specialised. A purely residential buyer may find that too much of the building is designed around work, while a company with no need for a residence may not value the upper-floor living zone. The real product is the combination of uses, not the architectural theme used in the marketing campaign.
As of September 2026, AP lists District Sukhumvit 77 among its ready-to-move projects. That current status is more useful than forcing a single completion year from conflicting databases: a buyer can inspect an existing property rather than underwrite future construction. The historical date is less tidy. ThinkOfLiving and DDproperty identify 2024 as the completion year, while FazWaz and PropertyHub show 2025. We have not averaged those dates or chosen whichever one looks cleaner. For a purchase decision, the exact completion date matters mainly when checking handover records, warranties and the history of a particular house. The project-level record can therefore say “completed” with confidence while leaving the disputed year unresolved until the buyer sees the documents for the selected plot.

AP’s official page currently advertises an entry price of THB 24.9 million. At the same time, major portals can show substantially higher asking prices: FazWaz, for example, displays project inventory around THB 37.6–37.7 million. That gap should not be read as an automatic developer discount on the same house. Different listings can represent different house types, plot sizes, fit-out packages, resale sellers or update dates. The useful conclusion is narrower: THB 24.9 million is the present official project floor, not a universal valuation for all 26 units. Any serious comparison needs to be tied to a house number and land plot. Land varies materially within the scheme; Madison plots alone are published from roughly 47.70 to 102.20 square wah, while Clinton uses a very different 18-metre frontage and plots around 75.40–76.50 square wah. In a low-density landed project, plot geometry and frontage can matter as much as the headline internal floor area.
The layouts are organised vertically rather than mixing staff, visitors and domestic life on the same level. Clinton and Borough place the principal work areas on the second floor and mezzanine, with the private residence above. Madison uses the second and third floors for work and moves the residential programme to floors four and five. The lower level handles arrival, service and multi-purpose functions, with generous parking integrated into the overall building arrangement. This separation is a meaningful advantage for an owner who intends to operate a real business from the property: a client does not have to walk through a family living room to reach the office. The trade-off is obvious as well. These are tall buildings, so vertical circulation is part of the daily routine. The in-house passenger lift is therefore a functional piece of the concept rather than a luxury add-on, particularly where staff, clients, older relatives or deliveries move between several levels throughout the day.
The address is in On Nut, but this is not a doorstep-to-BTS project. AP’s current project page states approximately 2.2 km to BTS On Nut and 4.4 km to MRT Si Nut on the Yellow Line. It also gives about 750 metres to People Park, 1.7 km to Big C Extra On Nut and 2.2 km to Bangkok Prep on Sukhumvit 77. Those numbers point to a car-led operating model, which is consistent with five to seven parking spaces per house. For a business that receives visitors or has several senior staff driving in, that may be more useful than being directly attached to a rail station. For a buyer who expects to walk to the BTS every morning, however, the Sukhumvit address should not substitute for checking the actual route and travel pattern from the property.
Shared amenities are restrained, which suits the project’s small scale. AP currently mentions a communal garden and common parking, while FazWaz lists 24-hour security and CCTV on the internal roads. Other project descriptions refer to a three-metre perimeter fence and a nine-metre main access road. There is no resort-style amenity package competing for attention with the buildings themselves. That can be efficient for an owner who wants a controlled business-and-home address without paying for extensive leisure facilities that may see little use. It will be less attractive to a household that expects a large clubhouse, communal pool or extensive family recreation areas. Much of the functional value sits inside each house: passenger lift, large open work floors, pantry and storage areas, staff room, separated residential floors and provision for an EV charger connection.
Tenure deserves a separate conversation. AP marketing has described the product as freehold land, and DDproperty also categorises the scheme as freehold. For a Thai buyer who is legally entitled to own land, that is a straightforward house-and-plot proposition. A foreign buyer cannot simply treat the word “freehold” as equivalent to foreign freehold in a condominium. District Sukhumvit 77 is not a condominium and therefore there is no 49% foreign condominium quota to rely on. Thai land rules generally prevent a foreign individual from registering land directly in their own name. The transaction therefore needs a plot-specific review of the land title, the seller’s ownership, any proposed registered land lease and the legal rights to the building. We did not find a published standard foreign-buyer package for this project, so it would be misleading to promise a ready-made ownership structure before those documents are reviewed.
There is also a useful distinction between the public-facing developer brand and the project entity. District Sukhumvit 77 is marketed by AP Thailand, but AP’s official e-brochure identifies Asian Property (2018) Co., Ltd as the landowner and project operator. That type of subsidiary structure is common in large development groups and is not, by itself, a red flag. The practical point is that contracts and land documents are executed by legal entities, not by a brand name on a website. Before paying a reservation or signing a sale agreement, the buyer should match the seller named in the contract to the title documents and the bank account receiving funds. The check becomes even more important where a foreign buyer needs a different land-use or lease structure from the standard domestic freehold sale.
Overall, District Sukhumvit 77 is best treated as a niche urban asset rather than an all-purpose residential estate. Its strongest proposition is the combination of genuine office volume, a private residential stack, lift access and unusually generous parking inside the Sukhumvit 77 catchment. Its main limitation is the same feature viewed from the opposite direction: 380–536 sqm only makes sense if the owner has a credible use for the work floors and the living floors. A business-only buyer should compare the acquisition with purpose-built commercial premises; a household-only buyer should compare it with a large home where almost every square metre is designed for domestic life. For an entrepreneur who actually wants one property to function as headquarters and home, the layout can solve a problem that conventional Bangkok housing rarely addresses. For everyone else, the key question is not whether the project is impressive, but whether each level will be used enough to justify the capital tied up in it.

The project is marketed as a house-and-land freehold product for buyers who are legally eligible to own Thai land. A foreign individual generally cannot register the land directly in their own name, so the lawful structure for a foreign buyer must be checked for the specific house; in practice this may involve a registered long-term land lease together with separately documented rights to the building. Nominee-company arrangements are not treated as an acceptable solution.

A 3.5-storey home office with an approximately 18-metre frontage and published plots of 75.40 or 76.50 square wah. AP specifies six parking spaces, a passenger lift, working areas on the second floor and mezzanine, and the private residence above, plus a multi-purpose room, kitchen, storage and staff room. Clinton’s unusually wide frontage sets it apart from the other two types and may suit a business that values a broader street presence and arrival zone.
A 3.5-storey format with an approximately 9-metre frontage and published land plots of about 43.90–68.10 square wah. AP lists five parking spaces, a lift, office areas on the second floor and mezzanine, the residence above, two storage rooms, a kitchen, multi-purpose room and staff room. It sits in the middle of the range by internal area: slightly larger than Clinton inside the building, but with a narrower frontage and one fewer parking space.
The largest type: five storeys, approximately 9 metres of frontage, published land plots of about 47.70–102.20 square wah and seven parking spaces. Floors two and three are dedicated to work, while floors four and five form the residence; the plan includes two bedrooms, living room, dining and kitchen space, a multi-purpose room, two storage rooms, staff room and passenger lift. Madison expresses the project’s headquarters-plus-home concept most completely, but it also demands the clearest plan for using a very large amount of floor area.
AP confirms the three house types and their internal areas. The current official THB 24.9M entry price is not tied to a specific type on the public project page, so it has not been assigned to Clinton, Borough or Madison. Portals show older and higher type-level asking prices, but those should not be substituted for a current quote on the selected house.
