Why this project is worth a look
Homes that have been handed over
First-phase handovers began in December 2020, and privately owned resale properties can now be found on the market. Buyers can examine occupied streets and real property condition instead of judging a launch rendering alone. The overall completion of the originally planned estate has not been independently established.
A meaningful choice of layouts
Four original designs span compact two-bedroom homes and larger layouts with an additional room. That gives households some choice over maintenance needs and usable space, although individual plots and renovated homes may not match the original specifications exactly.
Facilities without private-pool assumptions
A communal pool, clubhouse, gym, children's areas and landscaped grounds are part of the estate's advertised offer. They can add genuine day-to-day value without every homeowner bearing the full upkeep of those facilities. Current access and service-charge obligations still need a property-specific check.
Residential access to South Bali
The Jimbaran location links the neighbourhood to schools, universities and the peninsula's main destinations. Its appeal is a lived-in home rather than a managed resort unit. Rental operations, returns and permissions cannot be inferred from the location or the developer's lifestyle language.
About the project
Damara Village Jimbaran Hijau is a neighbourhood of two-storey landed homes in Jimbaran, South Bali. It is best understood as a residential compound rather than a hotel or an inventory of identical managed holiday villas. Each purchase concerns a particular house, its plot and its legal history, while residents share some communal facilities. This distinction matters because resale advertisements use the word 'villa' quite freely: one listing may describe a compact two-bedroom family home, another a much larger furnished property with a private pool. The shortened name Damara Village Jimbaran refers to the same development. Damara Estate Jimbaran Hijau, despite its similar branding and developer connections, is a different scheme. Its larger product specifications and prices should not be brought into an assessment of Damara Village.

The development has a substantial timeline behind it. When construction began in 2019, a reported master plan covered 3.5 hectares and 168 homes across successive phases, beginning with 26 houses. By March 2021, reporting from the developer said the first handovers had started in December 2020 and construction on the second phase was underway. The project's website later published a construction update for June 2023. These are meaningful milestones: buyers are not evaluating a project known only through a launch brochure. Yet the original 168-home figure remains a planned total, not a verified count of finished and transferred properties in October 2026. No complete, current phase-by-phase delivery register was available publicly. Equally, houses offered for resale are not evidence of how much developer-held stock remains.
Greenwoods Group and PT Jimbaran Hijau are identified as the partners behind the development. A government housing record lists KSO Damara Village Jimbaran Hijau, consistent with an operating cooperation arrangement associated with the scheme. That establishes a credible development identity without resolving the parties to an individual transaction. The seller of an older house may be its private owner rather than either original development partner. A marketing contact, estate office or familiar logo does not establish the legal owner of the land, the authority to transfer the relevant interest or the correct recipient of sale proceeds. The buyer needs the seller's identity, title documents and transaction documents for the specific lot, even when the development itself is easily recognised.
There are four original house families on the project's residential page: Damita, Damita Signature, Daksa and Dahayu. The advertised building areas are 69 square metres for Damita and Damita Signature, 100 for Daksa and 101 for Dahayu, each over two storeys. The project's bedroom schedules range from two in the smaller models to three in Daksa and three plus an additional room in Dahayu. These are useful reference plans, not a substitute for measuring the house someone actually wants to buy. Land area is a separate figure from building area, and listings on the secondary market can refer to alterations, extensions or different plot configurations. A buyer comparing a 69-square-metre standard design with a 120-square-metre refurbished resale is not comparing like with like.
Even the source documents disagree on a few seemingly straightforward measurements. The project page gives Damita Signature a 69-square-metre building area; the Sikumbang government housing entry records 80 square metres and three bedrooms for that label. Sections of the official page itself alternate between 100 and 105 square metres of land for the Signature type. Daksa is listed on a 105-square-metre plot by the developer but on 123 square metres by Sikumbang, although both give a 100-square-metre building area. The Damita plot is 105 square metres on the project page and 104 in the register. These differences need not mean either source is describing an unrelated development. They do mean a house type cannot safely stand in for a surveyed parcel, approved plan or certificate. We use the project's own residential plan for indicative unit cards and retain the conflicts explicitly.
Shared amenities are central to the residential proposition. The developer lists a clubhouse, communal swimming pool, gym, jogging track, gardens, playgrounds, social or work space and some retail provision. The attraction is straightforward for a family: access to facilities without necessarily maintaining every amenity inside a small private plot. But advertised provision and practical use are not identical. A communal pool is not a promise that every house includes a private one; a retail space appearing in marketing copy may not be operating in the same form today. Pool access rules, guest policies, facility hours, maintenance standards and service charges are the details that determine how useful those facilities will remain once the purchaser moves in. A current, complete estate-management schedule was not found in the public material reviewed.
The homes were conceived around natural light, ventilation and small areas of outdoor space. The developer's 2021 explanations placed particular emphasis on openings at the front, middle and rear of its designs. That is an architectural intention, rather than a performance guarantee for an individual resale property. A neighbour's wall, an added roof over a courtyard, a shaded corner plot or modifications made by an owner can all change the living experience. Buyers who want a quiet long-term home should therefore compare the orientation and actual airflow of the candidate property, rather than assume that every house within the same branded cluster will feel identical. Original drawings help explain the design, but they cannot document everything done to the house since completion.
The address can be placed more precisely than simply 'Jimbaran'. Government housing information puts the estate's clubhouse and sales office on Jalan Puri Gading in Jimbaran, Kuta Selatan, Badung. Map directories identify the main complex with the location code 642V+GFV. That is a useful arrival point, not the registered address of every house. The development sits in the wider Jimbaran Hijau district, with Udayana University, the Garuda Wisnu Kencana cultural park, schools, resorts and the airport among the better-known destinations in the broader area. Developer travel-time claims are best treated as promotional examples rather than predictable journeys: access across southern Bali changes with traffic and route. Buyers should think of the beaches and many daily services as trips to plan, not amenities guaranteed to be a short walk away.
The purchasing market now looks very different from the first launch. A Damita Signature resale advertisement on Rumah123 has been shown at IDR 2.5 billion, with 69 square metres of building and a 109-square-metre plot in that particular listing. A separate July 2026 agency offer describes a modified 120-square-metre house at IDR 3.8 billion. Larger furnished homes have appeared around IDR 5.5–5.6 billion. Those amounts are not a coherent developer price list; they concern different properties with different sizes, contents and seller circumstances. A lower headline does not by itself establish a better deal, particularly if additions need retrospective permits or the sale price excludes substantial transaction costs. The public asking-price references were checked on 21 October 2026; neither availability nor completion of a sale was independently confirmed.
Historical price records should not be mistaken for offers. In 2019, the initial release was reported with Damita starting around IDR 1.2 billion and Dahayu around IDR 1.6 billion. Sikumbang still displays house-type entries such as IDR 1,599,343,776 for Daksa and IDR 1.8 billion for Damita. They are useful evidence of previous pricing and product registration, but not a 2026 price at which a buyer can insist on obtaining a home. The developer also publicised special down-payment arrangements, financing and tax-related incentives in 2021. They belonged to that period and should not be lifted into a current financing schedule. A written, dated offer for an identified lot is needed to know what is payable, when, to whom and which expenses are included.
Legal eligibility becomes particularly important when the buyer is not Indonesian. Some resale advertisements describe an SHM certificate, referring to Hak Milik ownership of land. That is not a title a foreign individual can simply have transferred into their own name. Indonesia has specific residential pathways involving Hak Pakai, a right to use land subject to eligibility and property conditions, and other structures require separate examination rather than relying on a sales label. As checked in October 2026, the applicable ministerial minimum purchase price for a landed home in Bali under the relevant foreign-buyer framework is IDR 5 billion. An advertisement for IDR 2.5 billion therefore cannot be assumed to qualify for direct foreign-individual acquisition under that route. Conversely, meeting the price threshold alone does not make an existing SHM house transferable into an eligible form or establish the buyer's personal eligibility.
Alternative arrangements are not interchangeable. A properly documented lease creates contractual rights for the specified term; it does not turn the leaseholder into the owner of the land, and an extension depends on its actual contractual wording. HGB, the land-building right sometimes held in a corporate structure, raises different questions about the titleholder, duration and the rights acquired by the investor. Using an Indonesian person as an informal stand-in owner is not a reliable substitute for an eligible legal structure. The open materials reviewed did not establish one standard tenure mechanism for every Damara Village house. A prospective foreign purchaser should not pay a reservation or accept a template agreement on the assumption that 'freehold' or 'leasehold' in a broker's message has already answered the legal question.
Completion and paperwork must also be separated. Indonesia distinguishes PBG, the building approval system, from SLF, the certificate addressing the building's fitness for use; an older property can involve documents issued under the former IMB regime. Public records and market listings were not sufficient to inspect a complete permit file or the land documents of a chosen Damara Village property. The absence of a publicly visible copy is not proof that approval was never issued. It does, however, leave an important task for due diligence, especially where a house has gained floor area, changed its layout or added a swimming pool. A mortgage advertisement or a broker's statement that a home is 'ready to move' cannot by itself establish a lawful extension, clear land rights or proper registration of the transaction.
An established neighbourhood also brings recurring owner responsibilities. Shared-area contributions, security and clubhouse management, roof maintenance, drainage in heavy rain, water supply, electrical capacity and access rights all affect ownership costs and day-to-day comfort. The available sources do not give a current, comprehensive schedule of charges for every phase. A fully furnished listing should be supported by an inventory of the furniture and appliances being included, rather than treating the photographs or headline as a contract. For a long-term owner, these details are at least as important as the difference between two architectural variants, because they determine both the money spent after completion and how readily the property can be managed from abroad.
Rental use is possible to investigate, but no single rental proposition has been established for the development as a whole. Individual homes have appeared on accommodation platforms, showing that at least some owners arrange stays. That is not evidence of a development-wide hotel management agreement, verified occupancy, fixed yield or permission for every owner to operate short-stay accommodation. A family seeking an annual tenant faces a different cost and regulatory picture from someone planning a constantly turning holiday rental. Local operating permissions, community rules, taxes, cleaning, maintenance and the actual letting contract matter. None of the marketing material reviewed can replace property-specific estimates of net income after those costs.
First-hand impressions are useful, provided they are treated with care. Online reviews often praise the landscape, shared areas and clubhouse; others have described smoke from nearby waste burning or occasional construction noise. Such reports are anecdotes, not a verified, permanent condition across all of Damara Village. They do explain why the visit should include the street and surroundings as well as the house. Morning and evening conditions, the operation of common facilities and the state of neighbouring plots can make a meaningful difference. A remote purchaser can obtain documents first, but still benefits from an independent condition inspection and a reliable account of the property's immediate environment before committing substantial money.
The result is a development worth considering for its residential character, established first handovers, recognised location and choice of house sizes—not because it offers a uniform investment product. It is possible to compare real units instead of relying solely on an off-plan promise. The trade-off is that the identity, title, physical condition and running costs of each house now matter more than the generic estate brochure. The decision should ultimately be made at lot level: confirm the seller, the land certificate, the legal acquisition route, approved building area, outstanding charges and the complete transaction price. Only then can a buyer judge whether the specific home makes sense as a residence, a second home or a rental property.
Home types & sizes
Original two-storey layout with a 105 sqm plot and one parking space on the project page. Sikumbang instead records 104 sqm of land and three bedrooms. The relevant lot plan and actual surveyed dimensions take precedence over the model name.
Get floor plans and current pricesThe dedicated project page shows 69 sqm of building area but alternates between 100 and 105 sqm for the plot. The government entry records 80 sqm, a 105 sqm plot and three bedrooms. A named resale offer exists, yet its particulars do not resolve the differences between the original schedules.
Get floor plans and current pricesTwo-storey plan with a 105 sqm plot and single-car parking according to the developer. The government housing register instead gives a 123 sqm land parcel for Daksa. The particular land certificate and parcel plan are the deciding documents.
Get floor plans and current pricesThe developer's larger original plan has a 100 sqm plot. Its 3+1 notation refers to the published room schedule and does not identify how the additional room has been used or altered in a specific resale home. A private pool is not established as standard equipment.

Best for: An owner-occupier or second-home buyer who wants a compact landed house with shared neighbourhood amenities rather than a hospitality suite. Completed and occupied portions of the estate can be visited before a decision.; A couple or family comparing two-bedroom designs with homes offering three bedrooms or an additional room, provided they can verify the as-built property instead of trusting a generic plan.; A resale buyer willing to assess individual sellers, refurbishment quality, maintenance contributions and the full acquisition cost. Foreign purchasers need a lawful and documented tenure route established before paying a deposit.; A long-term landlord who approaches rental demand as a property-specific business case and can obtain actual operating costs, tenant terms and community rules.; may not suit: Someone expecting a foreign individual to receive an advertised Hak Milik land title without additional legal restrictions.; An investor requiring a verified estate-wide hotel operator, audited occupancy history or contractually guaranteed yield.; A buyer assuming that every home has a private pool, the same dimensions or a confirmed estate-wide final completion date..
