Why this project is worth a look

A House-Sized Choice

Instead of a single standard villa, the project is presented in two-, three- and four-bedroom configurations. That gives prospective residents a meaningful choice between a smaller retreat and a property capable of handling frequent guests, although individual plot sizes still need checking.

Private Outdoor Space

A pool is listed for each design, allowing time outdoors without relying on a communal facility. The benefit comes with an obligation to plan for servicing, water and repairs; no verified package of included maintenance has been established.

An Estate, Not a Hotel

The scheme is marketed as a collection of individual residences rather than serviced accommodation. That distinction suits owner-occupiers but leaves commercial letting permissions and management arrangements to be assessed separately.

The Bukit Setting

The Balangan road places the development within reach of the Jimbaran side of the peninsula and its wider amenities. Whether that setting works well depends on the real access road, daily travel and the position of the chosen villa—not generic beach proximity claims.

About the project

Green Balangan View is a small residential villa development on the Jimbaran side of southern Bali, along the road leading towards Balangan Beach. The accommodation is not arranged as resort apartments. It is marketed as a collection of separate two-storey houses with private pools and car parking, offered in three sizes. Pinhome describes a scheme of 20 homes. That gives buyers a fairly clear picture of the intended product, but not a complete picture of what is being sold today. The main development listing is marked unavailable even as it continues to display prices, a construction label and a count of remaining units. A property dossier can describe the homes without treating those catalogue entries as an open sales inventory.

The names of the layouts are more useful than the usual luxury-villa adjectives. Mutiara has two bedrooms and a stated building area of 135 square metres; Berlian offers three bedrooms within 155 square metres; Permata moves up to four bedrooms and 230 square metres. All three are presented as two-storey houses with individual pools. The jump from the second to the third design is not simply another bedroom. It could change how a household lives across the two floors, how much space is left for guests and whether outside help can work without disrupting family life. Those are questions for the actual plans, however, not conclusions one can reach from bedroom counts alone. No verified internal net-area breakdown is available.

A villa in a modest-sized estate brings different responsibilities from a managed hotel residence. The marketing mentions a gated entrance, around-the-clock security, surveillance cameras, parking and utility water. Some resale and agency descriptions also refer to furnishings and fitted kitchens. These details should not be collapsed into a promise of a uniform handover package. A listing that describes one furnished house does not establish the furniture specification of another; a security feature displayed on a portal does not establish who operates it, what it costs or how reliably it is maintained. Private pools are appealing, but the pumps, cleaning, chemicals and periodic repairs belong in an ownership budget from the beginning.

The development is associated with Jalan Pantai Balangan in South Kuta, Kabupaten Badung. Pinhome publishes the full address as No. 2011 in Jimbaran; other agencies use the road name or refer to the vicinity of the Renaissance hotel. We could not independently tie that house number to a parcel boundary or a reliably identified building footprint, so coordinates have deliberately not been assigned. The broader setting is the Bukit Peninsula rather than beachfront land. A short distance on a map does not tell you whether the entrance road is easy after heavy rain, what a school run is like or whether the journey to the shops works for a family without a full-time driver. Promotional drive times to beaches and the airport differ across sellers and should not be mistaken for measured travel times.

Ocean and sunset views feature prominently in the property advertising. A hillside address may deliver an excellent aspect for one house and a very different experience for the next. A terrace upstairs can have a view that the ground-floor lounge or swimming pool does not share. Nor does an estate name give anyone permanent rights over the skyline on adjoining land. If the view is part of the reason for paying a higher price, the relevant evidence is the view from the identified villa and the surrounding planning context. Claims that the ocean will remain unobstructed need supporting documents, not just photographs or an agent’s description.

Online prices are best understood as market reference points. The Rumah123 project catalogue, updated on 21 August 2026, shows Mutiara from IDR 3.14 billion, Berlian from IDR 3.82 billion and Permata from IDR 5.46 billion. Pinhome gives a broader advertised range up to IDR 6.08 billion. Older brokerage pages quote different amounts for similarly named homes, while individual listings have been withdrawn or marked sold. The differences are not something to average into an invented current asking price. What matters for a real transaction is a quote for a specific plot, identifying the building, land area, finishes, furniture, fees and legal rights to be conveyed. Published mortgage illustrations are not evidence that a bank has approved financing for a particular buyer.

The central unresolved issue is the land right. Pinhome labels the development Hak Guna Bangunan, or HGB, a right to build and use land within an Indonesian legal framework. Several property-specific advertisements instead label the villas Hak Milik, sometimes shortened to SHM, a land ownership certificate. Neither category should be silently promoted to a verified fact for the whole scheme. An agent might be advertising a different parcel status, an outdated document or simply repeating an incorrect label. The certificate, registered owner and chain of rights for the chosen house are the deciding evidence. For foreign buyers this is particularly consequential: Indonesian law does not grant foreign individuals an unrestricted ability to hold Hak Milik in their own names. Their available residential arrangements depend on the buyer, the property and the applicable rules.

The developer is named in both the Pinhome and Rumah123 project directories as PT Karunia Wahyu Antarnusa. This is a useful lead, not a substitute for corporate and transactional due diligence. We found no accessible primary documents establishing that the same entity holds each relevant land title, signs the purchase agreement and receives the funds. Nor is there a current developer-signed price list or agreed payment schedule. A decades-old assumption about how villas are commonly sold in Bali is no answer to those gaps. Before a deposit is paid, the identity and authority of the contracting party matter at least as much as the presentation of the home.

Completion is equally difficult to reduce to a single status. Pinhome calls the scheme under construction while saying the advertised property is unavailable and retaining a label of twelve units remaining. Separately, a Rumah123 listing refreshed in June 2026 shows a particular three-bedroom villa as sold. This may reflect phased delivery, secondary-market activity or simply different data-refresh schedules. It does not prove that all twenty homes are complete, nor that construction is ongoing across every plot. No project-specific building approval or certificate confirming fitness for use was made available in the reviewed sources. References to an older IMB building permit in sales copy are not a replacement for checking the applicable PBG and SLF documents for an actual home.

Renting the villa out is a separate decision from buying it as a place to stay. The project is marketed as housing, with no substantiated on-site hotel operator, rental programme, occupancy history or contractual return. Tourist demand nearby cannot settle the question of permitted use, the approvals needed for an accommodation activity or the practical costs of guest turnover. A purchaser who intends to let a villa should assess those matters through the proposed operating arrangement and the relevant permissions, rather than assume a pool and a beach-road address turn the property into a turnkey hospitality investment. In Green Balangan View, the physical design is more visible in public records than the legal and operational framework.

Home types & sizes

Mutiara — 2-bedroom villa
135 sqm (building area)

The compact layout has two storeys, its own pool and car parking. Pinhome quotes land parcels of 133–166 sqm, while one brokerage example identifies a 148 sqm plot. This is the most straightforward option for a couple or small household, provided the floor plan offers enough usable living space and the specified outdoor area meets their needs.

Get floor plans and current prices
Berlian — 3-bedroom villa
155 sqm (building area)

Three bedrooms and three bathrooms spread over two floors, with a private pool and a carport shown in marketing material. The advertised plots range from 153 to 206 sqm. The extra bedroom can serve family, guests or a work-from-home routine; actual circulation space, pool privacy and room dimensions remain a matter for the individual drawings.

Get floor plans and current prices
Permata — 4-bedroom villa
230 sqm (building area)

The largest published format offers four bedrooms, four bathrooms and a two-level building around a private pool. A property-specific resale description gives a 240 sqm land parcel, but the main project catalogue contains an inconsistent land-size range for Permata. This design should be judged on the actual surveyed plot, circulation between floors and the handover specification, not just its headline size.

Location

  • The project is advertised along Jalan Pantai Balangan in the Jimbaran area of South Kuta, Badung, on the Bukit Peninsula rather than directly on the beach.
  • Balangan Beach is a recognised local destination, but its relevance to everyday life depends on the actual route from the estate gate. Promotional journey times are not independently measured.
  • Jimbaran and neighbouring Ungasan are the practical reference areas for shops and services. School commutes and regular errands should be assessed from the precise entrance to the property.
  • The terrain is described as hilly. Aspect, drainage and retaining structures need parcel-level assessment, especially if the ocean view is central to the purchase.

Best for: A couple or small family planning longer stays rather than short holidays may find the two-bedroom Mutiara the easiest entry point into the development. Its value is in having a self-contained home and private pool without taking on the largest building. Practical matters—storage, kitchen functionality, ventilation, laundry space and what is actually fitted at handover—will matter more over a six-month stay than the photographs used to advertise the design.; A household with children, relatives or frequent visitors has a sound reason to compare Berlian and Permata. More bedrooms can ease living arrangements, yet a four-bedroom design is not automatically more comfortable if the stair layout is awkward or the shared rooms are undersized. A site visit should also address child safety around the pool, privacy between the houses and how the property is looked after when empty.; An owner who already knows the Bukit Peninsula and expects to use a car for regular errands may appreciate the location. The useful comparison is with their own daily routine: groceries, healthcare, schooling, sport and journeys to the airport. For someone accustomed to walkable urban neighbourhoods or a managed beachfront resort, the same road and estate layout could feel much less convenient.; International purchasers may consider the project as a candidate only after their eligibility and acquisition structure have been assessed for an identified property. The unresolved HGB-versus-SHM descriptions are not a minor drafting issue. They affect what right exists, who currently holds it and whether the buyer can acquire the intended interest at all. The marketing price may also interact with official conditions for foreign acquisition, so affordability alone does not determine eligibility.; may not suit: The development is a weak fit for anyone seeking a documented, hands-off rental investment from day one. We found no verified letting mandate, operating licence, occupancy record or net-income history for the estate. Those elements would need to be built and checked as an entirely separate proposition.; It is also unsuitable as an unquestioned direct-land-ownership purchase for a foreign individual. Conflicting title descriptions, an unverified contracting entity and an unavailable development listing all make it inappropriate to treat a catalogue price or a salesperson’s summary as the final transaction package..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Land tenure is contradictory: Pinhome labels the development Hak Guna Bangunan (HGB), while individual property advertisements say Hak Milik (SHM). The parcel certificate, titleholder and permitted foreign-buyer structure have not been examined.
  • Live inventory and completion remain unverified. Pinhome shows “under construction”, “12 remaining” and “unavailable” together; some separate listings are marked sold. There is no verified current unit schedule, handover date or project-specific PBG and SLF documentation.
  • The published No. 2011 address on Jalan Pantai Balangan has not been independently tied to a cadastral plot. PT Karunia Wahyu Antarnusa is named by property directories, but its authority to contract for the selected villa and receive payment is not established by inspected documents.
