Sansiri’s August 2026 progress update says construction is complete, while current portals already show occupied-market sale and rental activity. A buyer can now inspect the actual outlook, noise, common areas, unit finish and defects rather than making the decision from renders and a construction schedule.

Simple unit choice

The verified range is essentially one-bedrooms around 25.50–26.25 sqm and two-bedrooms around 54.25–54.50 sqm. The decision is therefore easier to frame around budget, the need for a genuine second room, floor, view and furnishing package instead of navigating a large catalogue of near-duplicate layouts.

A real central courtyard

More than 1.2 rai of shared space, a landscaped centre, 30-metre pool, children’s pool, gym and co-working area give the development an internal lifestyle layer that many entry-level condos lack. It does not replace the neighbourhood, but it gives residents somewhere usable to spend time without leaving the project.

Siriraj-side connectivity

Bang Khun Non MRT is about 1.9 km away and the Siriraj hospital cluster is roughly 4 km away, with a project shuttle promoted as part of the transport offer. The location therefore fits western-Bangkok routines better than buyers who specifically want a station-front condominium.

Pricing needs comparison

Fresh listings around THB 1.89M coexist with Sansiri’s THB 1.99M official starting price, while older pages still retain the THB 1.69M launch figure. That spread is a reason to compare exact units and deal terms carefully, not to treat the smallest advertised number as the price of any apartment in the project.

About the project

dcondo Kiri is a completed Sansiri condominium in Bang Khun Si, Bangkok Noi, on the western side of Bangkok. It sits on Taling Chan Railway Road in the broader Charan Sanitwong–Pinklao catchment rather than directly beside a mass-transit station. The physical format is straightforward: two eight-storey residential buildings, 515 units, roughly five rai of land and a sizeable landscaped amenity zone held between the blocks. That distinction matters in practice. Buyers get a lower-rise environment with a central garden and pool instead of a dense tower podium, but everyday travel is more dependent on the project shuttle, taxis, motorcycles or a private car when the destination is the MRT.

As of 30 August 2026, this is no longer a conventional off-plan construction story. Sansiri’s official progress page dated 10 August says overall construction work is completed and also records approved environmental-impact assessment and an issued construction permit. Current property portals already carry live sale and rental stock in the finished buildings, including furnished one-bedroom homes being offered for immediate occupation. The buyer’s due-diligence priorities therefore shift away from whether the project will be built and toward the condition of the exact unit, handover quality, what furniture and appliances are actually included, how the shared facilities operate in real life, whether the title transfer is ready, and what recurring ownership costs apply after completion.

The residential mix is unusually easy to understand. Confirmed sources consistently show one-bedroom apartments at roughly 25.50–26.25 sqm and two-bedroom apartments at roughly 54.25–54.50 sqm. PropertyHub lists the developer’s individual layout codes — 1A, 1AM, 1AM-1, 2A, 2A-1, 2A-2 and 2AM — but they still resolve into two practical buyer choices. The one-bedroom is a compact product for a single resident, a couple or a tenant who wants a separate sleeping room without moving into a higher price bracket. The two-bedroom is about twice the size and is much more credible for two adults, a small family, or an owner who needs a genuine second room for work or guests. No verified three-bedroom family format appears in the current project inventory.

The amenity package is one of the clearer reasons to look at the project rather than reducing the comparison to price per unit. Sansiri states that the common areas exceed 1.2 rai. Think of Living separately records a central garden, co-working area, fitness room, shuttle service, a 30-metre swimming pool and a children’s pool, while launch material also described a multi-purpose lawn and the edible Sansiri Backyard garden concept. The two residential buildings frame the landscaped centre, which means some homes look directly onto greenery and water. That is attractive, but it also makes unit selection more important: a ground-floor garden-facing apartment, an upper-floor inward-facing unit and an outward-facing home can have very different privacy, light and noise characteristics even when the floor plan is almost identical.

The location works as a connection point across western Bangkok rather than as a station-front condominium. Sansiri’s own project page places Bang Khun Non MRT about 1.9 km away, Taling Chan suburban rail about 2.8 km away, Siriraj Piyamaharajkarun Hospital about 4 km away and Central Pinklao about 4.2 km away. That makes dcondo Kiri more naturally relevant to people whose routines are tied to Bangkok Noi, Pinklao, Siriraj, Thonburi and the historic-city side of the Chao Phraya. The 1.9 km MRT distance is also why it would be misleading to call the project walk-to-train housing. A shuttle is promoted by the project, but buyers or tenants who depend on it should verify the post-handover timetable, pickup points and frequency rather than assuming brochure-level service is permanent.

Current pricing is fragmented, which is normal for a newly completed project where developer inventory, agent stock and individual seller listings can overlap. Sansiri’s official page showed a THB 1.99M starting price when checked, while fresh LivingInsider listings were advertising one-bedroom units from around THB 1.89M. PropertyHub’s current project feed showed one-bedroom homes around THB 1.95–1.99M and two-bedroom homes around THB 4.06–4.19M. Older reviews and some aggregate pages still carry the earlier THB 1.69M launch figure. None of those numbers should be treated as a universal price for the project. Floor, aspect, view, building, furnishing package, appliances, transfer status and campaign conditions all matter. We therefore use THB 1.89M only as a current lower listing anchor and require a unit-specific price check.

There is already visible rental stock, which provides a more useful reality check than a promotional yield claim. Near the end of August, PropertyHub was carrying several roughly 26 sqm one-bedroom rentals at THB 10,000 per month. That is an observable asking level in a completed building, but it still does not equal an achieved rent and it should not be converted automatically into an investment return. Vacancy, negotiation, brokerage, common-area charges, maintenance, furnishing replacement and the buyer’s actual acquisition price all affect the outcome. The project can make sense as an accessible completed condo near a major hospital and education cluster, but an investor should underwrite a specific unit against current comparable rents rather than rely on any advertised percentage return.

For a foreign purchaser, the decisive legal check is the ownership form of the selected unit. Thai condominium rules allow foreign freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. Public dcondo Kiri pages do not disclose how much foreign quota remains available. It would therefore be unsafe to assume that every unit shown for sale can be transferred into a foreign buyer’s name in freehold. Before a meaningful reservation payment, the buyer should obtain confirmation for the exact unit, verify the condominium-juristic-person documentation required for transfer, and ensure that the incoming funds and transfer paperwork are structured correctly. The project being completed does not remove that legal step; it simply makes the unit-level title check more immediate.

Ownership format

This is a condominium project. A foreign buyer may hold a unit in freehold only within the statutory foreign quota of up to 49% of the aggregate unit area in the condominium. The remaining foreign quota at dcondo Kiri is not published publicly and must be confirmed for the selected unit before contract signing. If foreign-quota freehold is unavailable, any leasehold alternative depends on what the seller actually offers and on the specific contract.
