Published distances vary — LPN itself shows figures around 150 and 300 metres in different sections — so the useful test is to walk the route from the relevant building and exit. Because the project is complete, that transport advantage can be checked before buying rather than inferred from a map.

All three eight-storey buildings and 514 apartments are delivered. A buyer can judge the actual outlook, common areas, noise, lifts, parking and building condition. Construction risk is largely behind the project, but resale due diligence on the particular apartment becomes much more important.

Lower-ticket unit sizes

Current asking stock starts around THB 2.1M and the official layouts are concentrated between 23 and 32 sqm. That can suit a single resident, a couple or someone seeking a smaller Bangkok rental asset. The low headline ticket should still be compared with the unit's floor, aspect, renovation, furnishings, tenant status and ownership eligibility.

Lumpini Selected Charan 65–Sirindhorn Station is a completed LPN Development condominium in Bang Bamru, on the western side of Bangkok. It is not a high-rise tower or a mixed-use destination: the scheme consists of three eight-storey residential buildings with 514 units. That makes the buying proposition relatively easy to understand on the resale market. The buildings already exist, so a buyer can inspect the actual unit, outlook, noise exposure, common areas and walking route to the station instead of relying on launch material. LPN currently presents the project as ready to move in. FazWaz and PropertyHub place completion in 2021, with FazWaz specifying December 2021, while DDproperty displays 2022. We therefore use 2021 as the best-supported completion year and keep the discrepancy visible rather than blending the dates.

The most useful location feature is proximity to Sirindhorn station on Bangkok's MRT Blue Line. The exact distance is less tidy than marketing headlines suggest. LPN's own project material contains both roughly 150 and 300 metres, while third-party sources generally sit in the same short-walk range. For a real buyer, the sensible interpretation is that the condominium is walkable to the station, but the actual route should be tested from the relevant building and station exit. This matters because the Blue Line is the project's main transport advantage: it provides rail access from Bang Phlat toward the old city, interchange points and other parts of Bangkok without making every journey dependent on road traffic.

The apartment mix is deliberately compact. LPN publishes a 23 sqm studio plan and one-bedroom plans of 28, 28.5 and 32 sqm. Its overall project summary also mentions a 22.5–32 sqm range, although we did not locate a separate 22.5 sqm plan in the currently accessible material. This is therefore better suited to one person, a couple, a first Bangkok home or a small rental asset than to a household looking for generous family space. On the completed resale market, identical headline sizes can still trade very differently because building, floor, aspect, condition, furniture, tenancy status and ownership eligibility all affect the value of a particular unit.

As of 20 August 2026, THB 2.1 million is the lowest current asking level we found that is strong enough to use publicly. Connex has an available 23 sqm studio on the fifth floor listed at that price on 16 August 2026, and PropertyHub shows the same lower level among listings updated on 19 August. PropertyScout still carries a THB 2.0 million listing, but that page is several years old and marks availability as subject to request, so treating it as today's entry price would be misleading. Fresh listings for larger one-bedroom units sit higher, around the upper-THB-2-million to low-THB-3-million range, but those are individual resale asks rather than a developer price list.

The common facilities are straightforward and residential. LPN lists a swimming pool, fitness zone, co-living area, landscaped garden, coin-operated laundry and parking, with around 170 parking spaces stated on the official page. That parking figure deserves attention without turning it into a calculated percentage: there are many more apartments than spaces, so a buyer who expects to drive every day should ask how parking rights are allocated and how busy the car park is in practice. PropertyHub and FazWaz also describe security, CCTV and controlled access. The ground floor of Building A contains the foyer, juristic office, co-living and service areas; Building B contains its foyer, mail area and fitness zone; residential floors in all three buildings run from the second to the eighth floor.

This is an everyday Bangkok location rather than a tourist or prime-CBD product. Bang Phlat serves people whose routines connect naturally with Pinklao, Thonburi, the Blue Line and the western side of the city. LPN lists Central Pinklao at roughly 2.8 km, Yanhee Hospital at about 3.2 km and the pier by Krung Thon Bridge at around 1.2 km. Those numbers are useful orientation points, not promises of travel time; Bangkok road conditions change dramatically by time of day. The project's location case is strongest when the buyer's own commute or lifestyle works with the Blue Line and this side of the river, rather than when the decision is based on a generic idea of being close to central Bangkok.

A completed resale development also exposes details that are invisible in a launch brochure. A lower-floor unit may need a closer look at privacy, road noise or proximity to common areas; a higher-floor unit can be more sensitive to outlook, direction and afternoon heat. One building may give quicker access to the gym, another to parking or the main exit. Furniture quality and renovation condition can materially change the cash a buyer needs immediately after transfer. Two apartments with the same nominal size should therefore not be treated as interchangeable simply because their floor plan label is identical.

Foreign ownership needs to be checked at unit level. Portals describe the development as a freehold condominium, but that does not mean every resale unit can automatically be registered to a foreign buyer as freehold. Thailand's condominium foreign quota caps foreign ownership at 49% of the aggregate condominium floor area in a building. The remaining quota therefore needs to be confirmed for the exact unit before a material deposit is paid. If the proposed transaction is leasehold instead, that is a different tenure and should be assessed on its own terms rather than presented as interchangeable with freehold title.

For an investor, the entry price is only the first line of the calculation. The project has an active resale and rental market, but portal asking rents belong to individual apartments and move with furnishing, lease length, condition and timing. We therefore do not turn those advertisements into a promised yield. A more useful process is to take the actual unit under consideration, verify the purchase price and compulsory costs, assess any refurbishment needed, confirm the ownership structure and then compare achievable rent with similar finished units in Bang Phlat. A completed project provides much better evidence for that exercise than an off-plan launch.

The decision should be made around a particular apartment and its documents, not around the project name alone.
